HERTFORDSHIRE, BEDFORDSHIRE & CAMBRIDGESHIRE
From a cellar boiler in a Bush Hill Park villa to a combi in an Edmonton flat, our own Gas Safe engineers find the fault for a fixed fee and price the repair before starting.

Stops on a frosty morning: often a frozen condensate pipe
Shower turns lukewarm: scale or a sticking diverter on a combi
No heating: a pump, valve or control fault with power still on
Pressure dropping: a leak, relief valve or tired expansion vessel
Lockout code: ignition, flame sensing, fan or flue problems
Kettling: rumbling or banging as the boiler heats
Water under the boiler: a failed seal, valve or connection
Several of those share two root causes in Enfield: hard water and condensate pipework that runs outside in the cold. We look for both before recommending any part.
Get a fixed price before we start
Call and talk to an engineer, or send us the details and we will come back to you with a price.
A reset that brings the boiler back is not a repair. The fault is still there, and a string of resets can make the code history harder to read.
Our engineers check what the boiler has logged, measure what it is doing and test the suspect part before replacing it. A combi that heats radiators but not taps, for instance, could be the diverter, a sensor or scale, and each costs a different amount to put right.
The same applies to pressure loss. Topping up and hoping gives the leak more time. We look at the relief valve, the expansion vessel and the visible pipework before blaming the boiler.
Diagnosing a boiler fault in Enfield costs a fixed £150 + VAT (£180 including VAT). That includes attending, diagnosing and minor work needing no parts, up to an hour on site.
Have the repair done on the same visit and £70 of the diagnostic comes off it. If a part must be ordered, you keep the diagnosis and a price and decide in your own time.
Gas work in the evening or at weekends costs £225 + VAT for the first hour, then £75 + VAT for each half hour, with the out of hours call-out added. You know all of that before we set off, and every rate is on our pricing page.
Gas pressure, ignition and flame, fan speed and the flue, with readings taken rather than assumed.
System pressure, the expansion vessel, the pump and the valves that switch between heating and hot water.
Timer, thermostats, wiring and the fused spur. It is surprising how often a “dead boiler” is a thermostat that has stopped asking for heat.
Enfield is on Thames Water. Its own postcode checker, read in September 2026 for the previous calendar year, gave figures from 260 to 267 mg/l as calcium carbonate for the zones serving the borough, including Enfield Town at 266 and Bush Hill at 260.
Thames classes anything from 200 to 300 as hard, so there is no soft corner of the borough. A combi in Edmonton scales at much the same rate as one in Oakwood.
Inside a combi, scale forms on the hot side of the plate heat exchanger. The passages narrow, showers swing between hot and lukewarm and the boiler bangs when a tap opens. National guidance under the Building Regulations says a combi fed with water over 200 mg/l should have that feed treated, so we check for a scale reducer while we are there.
A fixed diagnostic price, all makes and models, and a straight answer on repair or replace.
In many interwar semis the boiler sits in the kitchen, with its condensate pipe running out through the wall to a gully. That outside section is the part that ices up in the first sharp frost and shuts the boiler down.
Pouring warm, not boiling, water along the outside pipe and resetting once often clears it. For a lasting fix we can reroute the pipe inside where the house allows, or replace the outside run in larger, lagged pipe with a steady fall.
Look at the pressure gauge and top up through the filling loop if it has dropped. Check the timer, the thermostat and the fused spur, then press reset once. Write down any fault code before you ring.
Anything past that is Gas Safe work. Do not take the casing off or touch the gas valve, burner, fan or flue, however simple a video makes it look.
In a flat, if water is dripping from the boiler, turn it off at the switch and put a tray underneath. A leak there can quickly reach the ceiling of the flat below, so let your neighbour know too.
We repair every common make, whoever fitted it. A single failed part on a sound boiler is worth fixing. A heavily scaled heat exchanger on an ageing boiler often is not, and we will tell you which you have.
In the older houses of Bush Hill Park and the borough’s conservation areas, where the boiler may be in a cellar or scullery, a replacement can involve a new flue route, and a terminal on a street-facing wall may need permission. We raise that early.
New boilers start from £2,375 + VAT (£2,850 including VAT), mostly Vaillant and Ideal with some Worcester Bosch. We take the old one away and register the warranty, and next day installation is possible on most standard replacements, subject to survey.
Our engineers are directly employed and registered with Gas Safe under number 956889. Ask anyone who works on your boiler to show the ID card, check the photo and read the back for the work they are qualified to do.
Before leaving, the engineer runs the boiler on heating and hot water, checks the pressure has settled and explains what was replaced. The labour carries a 12 month guarantee, and anything else noticed is priced separately.

Emergency response within the hour
Our average response to an emergency call is under an hour across Hertfordshire, Bedfordshire and Cambridgeshire.
Usually the condensate pipe has frozen where it runs outside to the gully. Warm water on the outside section and one reset often gets it going.
Yes. Thames Water’s own figures for the zones serving the borough run from 260 to 267 mg/l, inside its hard band of 200 to 300.
£150 + VAT (£180 including VAT) for up to an hour on site, with £70 off the repair if you go ahead on the same visit.
Yes. Where the house allows, we run it indoors. Otherwise we fit a larger, lagged pipe with a steady fall to the drain.
Yes. Older Enfield houses sometimes have the boiler in a cellar or scullery, and we work on them regularly.
All the common ones. We install mostly Vaillant and Ideal, plus Worcester Bosch, but repair far more than those.
No. Anything inside the casing is gas work, which by law only a Gas Safe registered engineer may carry out.
When the heat exchanger is badly scaled or the boiler keeps failing in different places. We give you both costs side by side.
The labour is covered by our 12 month guarantee.
In Enfield’s hard water it is usually scale in the plate heat exchanger making water boil in narrowed passages. Descaling or replacing the exchanger normally cures it.
If you are responsible for the boiler, yes. If your landlord is, they will need to arrange the repair, so check your tenancy first.
We repair boilers across Enfield Town, Bush Hill Park, Enfield Chase, Enfield Highway, Enfield Lock and Ponders End, and in Southgate, Oakwood, Winchmore Hill, Palmers Green and Edmonton.
Hadley Wood, Forty Hill and Clay Hill are covered too. To keep a repaired boiler in shape, see boiler servicing in Enfield.
