Boiler Repair in Flitwick

When a Flitwick boiler fails, the useful answer is what broke and what it costs to fix. Our own Gas Safe engineers diagnose any make for a fixed fee and price the repair before a part is fitted.

Boiler Repair in Flitwick

Boiler faults we see in Flitwick

From the cottages by the church to the newest houses off Steppingley Road, breakdowns fall into a handful of groups.

No heating: pump, motorised valve, thermostat or wiring

No hot water, or lukewarm: diverter valve or plate heat exchanger

Falling pressure: a hidden leak or a flat expansion vessel

Lockouts: ignition, flame detection or a flue fault

Kettling: scale or sludge in the heat exchanger

Frozen condensate: the outside pipe blocked by ice

Noisy pumps and water leaking from the boiler make up most of the rest. Give us the make and any fault code when you ring, and we can bring the likely parts.

Get a fixed price before we start

Call and talk to an engineer, or send us the details and we will come back to you with a price.

Out all day? Talk to us about access

Many Flitwick households are on the train to Bedford, Luton or London by early morning. Tell us when you ring and we will talk through access, whether that is a key with a neighbour or someone at home for part of the day.

We also ask where the boiler is and what it does when it fails. A clear description before we arrive saves time on site, and time on site is what you pay for.

Diagnosis before parts

A reset is not a repair. If the boiler locked out, the reason is still there. Our engineers test the gas supply, ignition, flame sensing, fan, pump, valves and controls in turn until the fault is proved.

Before quoting, we also check whether the failure has damaged anything else, whether the part can be sourced, and the condition of the heat exchanger, seals and heating water.

Sometimes the answer is that the boiler is fine and a thermostat, wiring centre or zone valve has failed. We tell you that just as readily.

Guesswork is expensive: every part fitted on a hunch is one you pay for, whether or not it was faulty.

What the diagnostic costs

The Gas Safe diagnostic is fixed at £150 + VAT (£180 including VAT). It includes attending, diagnosis and minor work needing no parts, up to an hour on site.

If you go ahead with the repair while we are there, £70 of the diagnostic comes off the repair bill. Out of hours gas work is £225 + VAT for the first hour, then £75 + VAT per half hour, plus the call-out, and you are told before we set off. See pricing.

Flitwick water and scale

Anglian Water supplies Flitwick. We have not found a hardness figure published by Anglian for the town, and the third party figures we have seen disagree about which supply zone applies, so we do not give a number.

Anglian says the hard water across its region comes from groundwater in chalk or limestone, and hard water leaves scale wherever it is heated. In a combi the plate heat exchanger scales first, giving lukewarm or unstable hot water; in the main heat exchanger it causes kettling.

It builds slowly and is usually repairable. If anyone tells you a scaled boiler must be replaced at once, ask to see what they found. A scale reducer on a combi’s cold supply slows the build up, and we check for one on every repair.

Frozen condensate in a cold snap

A condensing boiler drains water through a plastic pipe, and where that runs outside it can freeze in a hard frost. The boiler cannot drain, so it locks out.

Warm, not boiling, water poured along the outside section usually clears it, followed by one reset. If it happens every winter, rerouting or lagging the pipe is a small job we can price on a visit.

Where the pipe runs a long way outside before it reaches a drain, a shorter route or a wider bore can stop the problem coming back.

Diagnosed properly before anyone quotes

A fixed diagnostic price, all makes and models, and a straight answer on repair or replace.

What you can check

Pressure

A sealed system usually wants about 1 to 1.5 bar cold. Topping up through the filling loop is a safe job for a householder; losing pressure again and again means a leak.

Settings

Check the timer, the thermostat and the power supply. Power cuts reset programmers more often than people think.

Radiators

If some are hot and others cold, bleed the cold ones and check their valves are open before calling. Top the pressure back up afterwards.

The casing

Leave it on. Anything beyond the outside controls is Gas Safe work by law, and you should ask to see the engineer’s Gas Safe ID card before they start.

Newer homes under guarantee

Flitwick has a lot of recent housing, with more going up along Steppingley Road. If your boiler is still under its manufacturer guarantee, find the paperwork before booking a repair.

The manufacturer may want to handle the fault first, and a missed annual service can affect a claim. We will tell you if either applies. Fairly new boilers fail less from wear; pressure, controls and installation details account for more of the faults we find in them.

Fix it or replace it

We repair every make and would rather keep a good boiler going than sell a new one. When a boiler is worn out, repeatedly failing and costing more to keep than it is worth, we say so and lay out both options.

A replacement starts from £2,375 + VAT (£2,850 including VAT), with next day installation on most standard swaps after a survey, the old boiler taken away and the warranty registered for you. We fit mostly Vaillant and Ideal, and Worcester Bosch as well.

Our Flitwick boiler installation page covers the details.

After we leave

Labour on every repair is guaranteed for 12 months, and our engineers are employed by us rather than subcontracted. You are told what failed and what was replaced, and a fault traced back to our workmanship in that time is put right at no labour cost.

If the boiler is due its annual check, adding a service while the engineer is with you costs £50 + VAT (£60 including VAT) and takes about thirty minutes. More on boiler servicing in Flitwick.
