Boiler Repair in Houghton Regis

Houghton Regis has a water zone named after it, and the supplier’s own figures put it in the very hard range. That shapes the boiler faults we see here. We diagnose for a fixed fee and price the repair before starting.

Boiler Repair in Houghton Regis

A water zone with the town in its name

Affinity Water supplies the town through its Luton West and Houghton Regis zone. The 2025 report for that zone gives a mean total hardness of 308 mg/l as calcium carbonate, from twelve samples that ranged between 278 and 353.

Affinity describes anything over 300 as very hard. Your own tap could sit anywhere in that range on a given day, but the average is enough to explain why scale turns up in so many of the boilers we open here. Hard water is perfectly safe to drink; it is heating equipment that pays the price.

Where the scale ends up

On a combi, it coats the plate heat exchanger that heats your tap water. That gives the familiar pattern of hot water surging and fading while the radiators carry on as normal.

On a system or regular boiler with a cylinder, scale furs the coil and the hot water takes longer to recover after a bath. Inside the boiler itself, a lined heat exchanger boils water in pockets, which is the kettling noise people describe as a kettle about to boil.

Sensors and valves suffer too. A diverter valve that sticks can leave you with heating but no hot water, or the other way round.

The breakdowns we see most in LU5

Across the makes and ages of boiler in the town, the calls usually start with one of these:

No heating, or radiators cold while the boiler seems to run

Hot water that swings between hot and lukewarm

Pressure falling and needing regular top-ups

A lockout that comes straight back after a reset

Kettling, banging or a whining pump

A frosty morning shutdown from a frozen condensate pipe

Each symptom has more than one possible cause, which is why we diagnose before ordering any part. Note the fault code, the make and the model before you ring, and tell us if the boiler is in a loft or a cupboard that is hard to reach.

Overspill houses and their heating

The town was earmarked for London overspill housing in the 1950s and 60s, and on estates such as Tithe Farm, Parkside and Woodside most homes have had several boilers since. The pipework often dates from earlier than the boiler, and older circuits collect sludge where the water moves slowly.

A boiler on a sludged system can look faulty when the real problem is circulation. We test the flow before blaming the boiler, and tell you if the system needs attention more than the boiler does. Sometimes the answer is a clean, fresh inhibitor and a magnetic filter, which is quoted separately, rather than a new part.

Newer boilers on the northern estates

Many recently built homes, including those going up in Houghton Regis North and Bidwell West, have heating still inside the manufacturer’s warranty. If yours has a boiler under warranty, check the paperwork before anyone repairs it, because warranty terms usually require a record of yearly servicing.

Condensing boilers have their own weak points: a condensate pipe that freezes where it runs outside, and pressure loss from a fitting settling in a new system. Both are usually quick to put right once found. A new home settling in can also show up small weeps at fittings, which is worth catching before it marks a ceiling.

Fault finding, in order

History

We read the fault codes the boiler has logged and ask what you have noticed, and when.

Gas and flue

Gas pressure, burner, ignition and a combustion reading, with the flue checked for leaks and blockage.

Water side

System pressure, the expansion vessel, the pump, the diverter valve and any sign of water inside the casing.

Controls

Programmer, thermostats and wiring, because a failed control can look exactly like a failed boiler.

Diagnosed properly before anyone quotes

A fixed diagnostic price, all makes and models, and a straight answer on repair or replace.

What it costs to find the fault

For a Gas Safe diagnostic in LU5 we charge one fixed fee of £150 + VAT (£180 including VAT). That pays for attending, finding the fault and any small job needing no parts, for up to an hour on site.

If you go ahead with the repair on the same visit, £70 of the diagnostic is knocked off it. Gas work out of hours is £225 + VAT for the first hour then £75 + VAT per half hour, plus the out of hours call-out, and you are told before anyone leaves.

Safe checks, and where they stop

You can look at the pressure gauge and top up through the filling loop if it has dropped below the level in your manual. You can check the power, the programmer and the thermostat, and try one reset.

In freezing weather, warm water poured along the outside section of the condensate pipe often clears an ice blockage.

Never take the casing off. Everything behind it is gas work, and by law only a Gas Safe registered engineer may touch it.

Repair, or put the money towards a new one

When a sound boiler has one failed part, repairing it is almost always right. When the heat exchanger is heavily scaled, repairs are stacking up or parts are no longer made, we put both costs in front of you and let you choose.

Replacement boilers start from £2,375 + VAT (£2,850 including VAT), with next day installation available on most standard swaps, subject to survey. Our boiler installation page covers the options. Any new boiler in water this hard should go in with scale protection.

Who is at your door

Our engineers are directly employed, not subcontractors, and each carries a Gas Safe ID card under our registration, 956889. Ask to see it and check the back lists gas boilers.

We repair all the common makes, including the Vaillant, Ideal and Worcester Bosch boilers we install. After the repair, the boiler is tested on heating and hot water, and our labour is guaranteed for 12 months. Our vans are fully stocked, so the common parts are often with the engineer and the job can be finished on the first visit.

Frequently asked questions

Affinity Water’s published mean for the zone is 308 mg/l, above the 300 it treats as very hard. Individual samples ranged from 278 to 353.

Scale on the plate heat exchanger is the most common cause in water this hard, and it is usually repairable.

The engineer’s time on site up to an hour, the fault finding itself and any minor fix without parts. £70 comes off the repair if you go ahead on that visit.

Check the warranty terms first, as the manufacturer may need to carry out the repair. If it is out of warranty or you are unsure, we can help.

Yes. We repair boilers and controls on older open vented and gravity systems as well as modern sealed ones.

Usually a leak on the system, a pressure relief valve letting by or an expansion vessel that has lost its charge. We find which before replacing anything.

Ask for the Gas Safe ID card; the reverse lists the work they are qualified for. Our registration is 956889.

Yes. Out of hours gas work is £225 + VAT for the first hour, plus the call-out, and you are told the cost first.

Yes, with a 12 month labour guarantee.

The condensate pipe has probably frozen outside. Warm water poured along it usually clears it, then reset once.

It slows scale building up on the hot water side, which is behind many combi faults here. It will not fix scale already there.
