HERTFORDSHIRE, BEDFORDSHIRE & CAMBRIDGESHIRE
Heating off or no hot water in Leighton Buzzard? We diagnose for a fixed fee, repair all makes, and give you an honest view on whether the boiler is worth fixing.

Anglian Water supplies Leighton Buzzard, and it explains that hard water in its region comes from groundwater that has passed through chalk or limestone. Local utility listings rate the town’s water as hard.
We have not found a hardness figure published by Anglian Water for LU7, and figures from outside sources disagree about which supply zone the town is even in, so we will not quote a number. What we can describe is what happens inside boilers here.
Heat exchangers scale up and kettle, combi plate heat exchangers clog so the hot water rises and falls, and valves stiffen. Official Building Regulations guidance calls for the water supplying a combi to be treated where it is this hard.
The town has drawn on groundwater for a long time. In 1910 the council waterworks pumped from a well more than 200 feet deep in the lower greensand. Whatever the source today, after a scale related repair we tell you whether protection on the incoming main is worth it for your boiler.

Call and talk to an engineer, or send us the details and we will come back to you with a price.
No heat, or radiators only partly warm, usually traces to a pump, a motorised valve, the controls or a boiler in lockout. A pump that has started grinding is often the warning.
A combi with heating but no hot water points to the diverter valve or a scaled plate heat exchanger. On a cylinder system, the cylinder thermostat or a zone valve is as likely as the boiler.
Pressure falling day after day means water is escaping, through the relief valve, a joint or a tired expansion vessel. Water under the boiler casing belongs here too.
Lockout codes come from ignition, flame sensing, fan or flue faults. Kettling is scale boiling water in the heat exchanger. In a cold snap, a frozen condensate pipe stops the boiler dead.
£150 + VAT (£180 including VAT) buys a fixed Gas Safe diagnostic: attendance, diagnosis and minor work without parts, up to one hour on site.
Say yes to the repair on the same visit and £70 of the diagnostic comes off it. Out of hours gas work is £225 + VAT for the first hour and £75 + VAT per half hour, with the £50 + VAT (£60 including VAT) call-out on top, and you hear all of that before we leave.
Plenty of faults are put right inside that first hour: a frozen condensate pipe, a pressure problem, a control setting or a blocked trap. When no parts are needed, the diagnostic is the whole bill.
A reset is not a repair. We start from the fault code and when it happens, then test the likely causes: pressures, the fan and flue, the gas valve, ignition and flame sensing, the pump and the condensate route.
Next come the boiler’s age, whether its parts are still made and the condition of the heat exchanger, plus the heating water itself. A boiler starved of circulation by sludge will not be cured by a new part.
Only then do you get a price, and nothing is fitted until you agree it. If the job turns out different from what you described, the engineer stops and prices the change first.
In the Victorian terraces near the station and the older buildings around All Saints, heating has usually been altered many times. Working out what feeds what comes before any fitting is cut, and we allow time for that rather than guessing.
Linslade more than doubled in size by the end of the 1970s, and many homes from that period have older system layouts, sometimes with narrow microbore pipework and a single feed cylinder. Silted microbore shows as cold radiator bottoms, slow warm up and a boiler that overheats and locks out.
Where the system water is the real problem, power flushing in Leighton Buzzard explains when a flush helps and when it does not.
A fixed diagnostic price, all makes and models, and a straight answer on repair or replace.
The High Street alone has more than seventy listed buildings, and the town and Linslade both have conservation areas. Moving a flue terminal or rerouting a condensate pipe on a listed building can need consent.
We tell you that before quoting, rather than after the work is done. Inside, we use existing service routes where we can instead of cutting into original walls.
Older buildings also tend to have boilers in odd places, from cellars to back kitchens. Mention where yours is when you ring, so the engineer arrives expecting it.
The pressure gauge, cold, against your manual
The fused spur beside the boiler is on
The programmer and thermostat are calling for heat
Gas is reaching the hob
The outside condensate pipe is not frozen
One reset only, noting the fault code first
Radiator valves are open on the cold radiators
Anything behind the casing is for a Gas Safe engineer only. That is the law, and it protects you and your warranty.
We repair all makes and would rather fix a sound boiler than replace it. If a repair would cost a large share of a new boiler, or the parts are obsolete, we tell you rather than fitting part after part.
Replacement swaps start from £2,375 + VAT (£2,850 including VAT), with the old boiler taken away and the warranty registered. The details are on boiler installation in Leighton Buzzard.
Either way the decision is yours, with both prices in front of you.
We fit mostly Vaillant and Ideal, plus Worcester Bosch, and repair all common makes. Ask any engineer for their Gas Safe ID card before they start. We are registered under 956889 and use our own staff.
Once the repair is done, the boiler is run on heating and hot water before we leave, and the labour carries our 12 month guarantee.
If the same fault returns, ring us and we come back to it. If the boiler is due its annual service, it can be done on the repair visit at the lower add-on price, saving you a second appointment.

It is hard, but we have not found a figure published by Anglian Water for the town, so we do not quote one.
Yes. Anything visible from the street, such as a flue or condensate pipe, is thought through before we quote.
£150 + VAT (£180 including VAT), fixed, and £70 comes off the repair if you go ahead that visit.
Once is fine. If it locks out again, note the fault code and call us, because the underlying fault still needs finding.
Usually, yes. The diagnostic shows what has failed, and from that we can give you both figures to compare.
Yes. We cover the whole LU7 district on both sides of the county boundary.
Usually not. It is more often sludge in the radiators, which we can confirm before suggesting any work.
It is not a gas fault, but it strains the heat exchanger and is worth dealing with before something cracks.
Our labour carries a 12 month guarantee.
Check the outside condensate pipe for ice and pour warm, not boiling, water along it, then reset once. If it keeps freezing, the pipe run may need changing.
Yes. On a repair visit the service costs £50 + VAT (£60 including VAT), roughly half an hour on top.
