HERTFORDSHIRE, BEDFORDSHIRE & CAMBRIDGESHIRE
London Colney’s water is very hard, and combi boilers here feel it. We find the fault for a fixed fee and give you the repair price before we start.

Independent mapping places London Colney in Affinity Water’s St Albans South supply zone, and Affinity’s own report for that zone puts it in the very hard band, above 300 mg/l as calcium carbonate. Affinity does not confirm the zone for each address, and the zone figure rests on a single sample, so treat it as a strong guide.
Either way the water here is well over 200 mg/l, the level at which Building Regulations guidance says the supply to a combi should be treated, and that shows up inside boilers.
The classic sign on a combi is tap water that goes warm, cold, then warm again. That usually means scale on the plate heat exchanger, and descaling or replacing the plate fixes it.
Get a fixed price before we start
Call and talk to an engineer, or send us the details and we will come back to you with a price.
Alongside scale, these are the repair calls we see most in AL2. Several have the same root cause, which is why we diagnose before fitting anything.
No heating or no hot water
A gauge that sinks towards zero between top ups
Lockout codes and repeated resets
Kettling or banging from the boiler
Frozen condensate pipes after a cold night
A noisy pump or water under the boiler
Read us the fault code off the display, along with the make and model, and the right parts are more likely to be on the van. It also helps to say whether the fault came on suddenly or has been building for weeks.
Condensing boilers drain a little water through a plastic pipe, and where that pipe runs outside it can freeze on a hard night. The boiler backs up, locks out and often gurgles, and on a cold morning it is one of the commonest calls we get.
Pour warm, not boiling, water slowly along the outside section, then press reset once. If it freezes every winter, a larger or rerouted pipe is the proper answer, and we can price that on the visit.
A lockout is a symptom, not the fault itself. Pressing reset until it relights can hide a failing fan, a blocked condensate trap or a gas valve fault until the day it stays off.
Our engineers check the gas supply and pressure, the flue, the fault history, system pressure and the expansion vessel before naming a part. You then get the repair price and the reason for it, before anything is fitted. If a different problem turns up once the work starts, the engineer stops and prices that too.
A fixed £150 + VAT (£180 including VAT) covers attending, diagnosing and any minor work needing no parts, for up to an hour on site.
If you choose to go ahead with the repair on the same visit, £70 of the diagnostic comes off it.
After hours, gas work runs at £225 + VAT for the opening hour and £75 + VAT for every half hour beyond it, with the out of hours call-out added. You hear that before anyone sets off.
Pressure gauge between 1 and 1.5 bar when cold
Programmer on and thermostat turned up
Power to the boiler at the fused spur
Gas working at the hob, if you have one
After a frost, the condensate pipe outside checked for ice
Do not go further than that. Removing the case or touching the gas side is Gas Safe registered work only, and it is illegal for anyone else. Ask to see the engineer’s Gas Safe ID card at the door.
A fixed diagnostic price, all makes and models, and a straight answer on repair or replace.
The apartments in the converted hospital buildings, which opened in 1905 and closed in 1998, have thick masonry, long service runs and in some cases shared systems. Faults can sit in the wider system rather than the boiler, so we check before replacing parts.
Anything that changes the outside of the building, such as a new flue or condensate route, may need approval from the management company and must respect the conservation area that protects Napsbury Park. We will tell you if a repair falls into that category before any work is booked, so there are no surprises with the management company later.
The houses on the estate have more conventional modern plumbing. We establish which type of property we are dealing with before quoting, because the two can be very different jobs on the same estate.
The London Colney Conservation Area, extended in 2010, has 14 Grade II listed buildings, and behind the High Street frontages boilers often sit wherever there was room, with flues squeezed into awkward positions. A like for like repair avoids moving a flue on a sensitive wall.
Houses built before 1970 can still have a lead supply pipe, according to national guidance. If we see one while working on the boiler or the water side, we will mention it.
We repair all makes. If a boiler is old and heavily scaled, and the part needed is expensive, we will give you prices for both routes and let you choose. A new boiler starts from £2,375 + VAT (£2,850 including VAT).
Replacement includes removing the old boiler and registering the warranty, and next day installation is available on most standard swaps, subject to survey. The boiler installation in London Colney page explains more.
Most of what we install is Vaillant or Ideal, with some Worcester Bosch, but that has no bearing on what we will repair. Our engineers are directly employed and carry registration 956889 on their Gas Safe ID card.
Repairs carry a 12 month labour guarantee. If the same fault returns within that time, ring us and we will come back to it. When the job is done, the engineer explains what failed, what was replaced and anything else worth keeping an eye on.

In very hard water, scale on the combi’s plate heat exchanger is the most likely cause.
The zone that independent mapping links to the village is classed very hard by Affinity Water, well above the level where treatment is advised.
Yes. We check the wider system first and flag anything that may need management company approval.
If you have replaced the same part twice, it usually starts to pay for itself. We will tell you honestly when it will not help.
Every common make, not only the Vaillant, Ideal and Worcester Bosch boilers we fit.
Once, as the manual shows. A second lockout means a fault that needs our engineer.
Water is leaving the sealed system somewhere, or the expansion vessel has lost its charge. Finding which is part of the diagnostic.
Yes, the labour carries a 12 month guarantee.
Usually a frozen condensate pipe outside. Thaw it with warm water and reset once; if it keeps happening, the pipe needs rerouting or upsizing.
