HERTFORDSHIRE, BEDFORDSHIRE & CAMBRIDGESHIRE
Hard water in every Anglian Water zone, old back boilers in Bletchley and fifty years of grid square combis: our own Gas Safe engineers repair them all, starting with a fixed price diagnostic.

Across the city, these account for most of the boiler repairs we are asked to do:
No heat from any radiator, or from one zone only
No hot water, or water that runs hot then cold
Low pressure that keeps coming back after a top up
Lockouts with a fault code on the display
Kettling as the boiler fires up
Condensate freezing in a cold snap
A combi losing hot water performance after a few years is one of the commonest, and in the harder zones it is usually scale. Water dripping from under the case is another we see often, from a seal, a fitting or the relief valve.
Get a fixed price before we start
Call and talk to an engineer, or send us the details and we will come back to you with a price.
Anglian Water publishes a hardness figure for each supply zone. Its readings for January to March 2026 run from 284.31 mg/l in the City South East zone, covering MK1 to MK5, MK7 and MK10, down to 212.97 mg/l in City North East, covering MK13 to MK15.
Every zone is classed hard, and Anglian explains that hard water comes from groundwater drawn from chalk or limestone. In practice a combi in Bletchley scales its plate heat exchanger noticeably faster than the same model in Great Linford, so kettling and fading hot water show up sooner.
Every published zone is above 200 mg/l, the level at which Building Regulations guidance says a combi’s supply should be treated. If yours has no scale reducer, we will say so after the repair.
Pressing reset clears a lockout but does not explain it. Our engineers read the code and any stored fault history, test the part it points to, then check the parts around it, because a flame failure can come from the gas supply, the ignition, the flue or a blocked condensate trap.
Before a price is given, gas pressure, the flue, the condensate route, system pressure and the controls are all checked. You are quoted for the real fault.
It takes a little longer than swapping the first part the code suggests, but it is cheaper for you. A part fitted to cure a symptom rather than a cause tends to fail again within the year.
Check the pressure gauge and top up to the pressure in your manual if it has dropped. Make sure the timer and thermostat are calling for heat and the fused spur is on, then press reset once.
If the fault shows in freezing weather, pour warm water along the outside section of the plastic condensate pipe to thaw it, then reset.
Leave everything else alone. Removing the casing or working on the gas valve, burner or flue is illegal for anyone who is not Gas Safe registered.
We charge a fixed £150 + VAT (£180 including VAT) to diagnose a boiler fault in Milton Keynes. That pays for the visit, the diagnosis and minor work with no parts, up to one hour on site. Go ahead with the repair on that visit and £70 is taken off the repair.
For gas work outside normal hours, the rate is £225 + VAT for the first hour, then £75 + VAT per half hour, plus the out of hours call-out of £50 + VAT (£60 including VAT), all confirmed before we set off.
Many houses built in Bletchley for London overspill in the 1950s and 1960s still have a back boiler behind the living room gas fire. We repair them where parts allow and it is safe to do so.
When one is beyond repair, the fireplace opening and the old chimney flue have to be dealt with properly, and the new boiler usually goes elsewhere with new pipework. We explain what that involves before you decide.
A back boiler usually shares the old chimney with the gas fire in front of it, so when we work on either appliance we check both, and the flue they rely on.
A fixed diagnostic price, all makes and models, and a straight answer on repair or replace.
Radiators cold at the bottom and pumps failing early point to sludge in the heating water rather than the boiler. At Fullers Slade, remaining council homes are being refurbished for better thermal performance, and wherever heating is changed, the circuit it connects to matters as much as the boiler.
We check the system water during the diagnosis. If cleaning is the answer, power flushing explains the process, and we say plainly when a flush is not needed.
Water under the boiler is never something to ignore. It can be the pressure relief valve discharging because the system is overfilled or the expansion vessel has lost its charge, a perished seal on the pump, or a corroded fitting. Each has a different fix, and some mean the boiler should stay off until it is repaired.
Noises work the same way. Kettling points to scale or poor flow through the heat exchanger, a grinding hum to a failing pump, and a loud ignition followed by a lockout to trouble at the burner. Tell us what you hear when you ring.
We repair all makes. If a single part has failed on a boiler that is otherwise in good order, we recommend the repair.
If the heat exchanger is heavily scaled or leaking, parts are no longer made or the repairs keep coming, we explain why replacement may be the better use of your money, give you both prices and leave the decision with you.
Replacement boilers start from £2,375 + VAT (£2,850 including VAT), with the old one removed and the warranty registered for you. See boiler installation.
Our engineers are directly employed and Gas Safe registered under number 956889. Ask to see the ID card before anyone works on your boiler. A genuine engineer will never mind being asked.
After the repair the boiler is tested on heating and hot water, and our labour carries a 12 month guarantee. If a service is due, it can be added on the same visit for £50 + VAT (£60 including VAT), about thirty minutes. See boiler servicing in Milton Keynes.

Our average response to an emergency call is under an hour across Hertfordshire, Bedfordshire and Cambridgeshire.
Scale in the plate heat exchanger is the most common cause, especially in the harder zones in the south of the city.
Yes. Anglian Water’s figures for early 2026 are 212.97 mg/l for the MK13 to MK15 zone and 284.31 mg/l for the zone covering MK1 to MK5, MK7 and MK10.
The visit, the diagnosis and minor work that needs no parts, for up to an hour on site. Have the repair done there and then and £70 of the fee is credited.
Often, if parts are available and it is safe. If not, we say so and explain what replacement involves.
Ask for the Gas Safe ID card with a photo. All our engineers carry one under registration 956889.
No. Once is fine, but if it locks out again the cause needs finding.
Sometimes, but often it is a leak elsewhere on the system, the relief valve or the expansion vessel. We test each.
Yes, all makes, whoever fitted them.
Yes, with both prices, so you can decide.
If water is dripping from the case, switch it off at the fused spur and ring us. It may be the relief valve, a seal or a fitting, and each needs looking at.
Yes. We take extra care with any flue or pipe that passes through the frame.
