Boiler Repair in Potters Bar

Hard water, older pipework and circuits that were never rebalanced explain most boiler calls in Potters Bar. Our own Gas Safe engineers find the real cause for a fixed fee and price the repair before touching it.

Boiler Repair in Potters Bar

Two water zones, one town

Affinity Water supplies Potters Bar through two zones that both carry the town’s name. Its 2025 reports give Hatfield and Potters Bar a hardness of 280 mg/l and Potters Bar West 363 mg/l, both measured as calcium carbonate.

Which applies to you depends on which side of town you live. Affinity’s postcode checker gave 363 for EN6 3AA, matching the western zone. Either way the water is hard, and on the west side it is well into the very hard range.

We do not assume either figure. On a repair visit the engineer looks at the scale inside the boiler itself, which says more about your supply than any zone average, and tells you what it means for the repair.

What that does inside a boiler

Scale forms wherever hard water is heated. On a combi the plate heat exchanger for tap water takes the worst of it, which shows as hot water that surges and fades. In the main heat exchanger it causes kettling, the rumble or crack as the burner fires.

Over time it also stiffens diverter valves and makes pressure relief valves let by, which is one reason pressure can fall on a system with no obvious leak. Temperature sensors coated in scale can also read wrongly, so the boiler shuts down when nothing is really overheating.

A repair can clear the symptom, but the scale will return. That is why we also talk about protection on the incoming main when we find it.

Frozen pipes, noisy pumps and drips

A condensing boiler that gurgles and stops after a frosty night usually has a frozen condensate pipe where it runs outside. Warm water, not boiling, poured along it will often clear it, and then a single reset.

A pump that hums or grinds may have air in it, be set wrongly or be worn. Water under the boiler is more urgent: it can be the pressure relief valve discharging, a failed seal or a leaking heat exchanger, so turn the boiler off, put something under it and call.

Faults we are asked about most

Radiators cold while the boiler seems to be running

Heating fine but the hot taps running cool

The pressure gauge dropping below 1 bar

A fault code that returns after every reset

Rumbling, banging or a pump that whines

Gurgling and a lockout after a frosty night

Water dripping from beneath the boiler

Note the code, the make and the model before you ring so the engineer can bring the likely parts. Our vans are fully stocked, so the common ones are often already on board.

Microbore, imperial pipe and cold radiators

Later infill homes often have microbore heating pipe. It works, but it silts up faster than standard pipe, and once it does, radiators at the far end go cold and the boiler can overheat and lock out.

In the 1950s housing on Oakmere and Ashwood, heating circuits have often been extended and never rebalanced. Both are system faults that show up at the boiler, and replacing a boiler part will not cure them, so we check the circuit first. Where sludge is the underlying cause, we say whether a flush would help, and just as plainly when it would not.

A reset is not a repair

Pressing reset clears the code but not the cause. A boiler that locks out for low pressure will do it again until the leak is found, and one that trips for overheating is telling you water is not moving through it properly.

We read the logged faults, test the part the code points to, then check gas pressure, the flue, the expansion vessel, the pump and the controls. Only then do you get a price, and nothing is fitted until you agree. If the job turns out bigger than expected once work starts, the engineer stops and prices it again before carrying on.

Diagnosed properly before anyone quotes

A fixed diagnostic price, all makes and models, and a straight answer on repair or replace.

The fixed diagnostic

A Gas Safe diagnostic from us costs £150 + VAT (£180 including VAT), fixed. It covers the visit, finding the fault and minor work needing no parts, up to an hour on site. Go ahead with the repair on the same visit and £70 comes off it.

Out of hours, gas work is £225 + VAT for the first hour and £75 + VAT per half hour after, plus the £50 + VAT (£60 including VAT) out of hours call-out. You hear the figures before we set off.

Checks you can make yourself

Pressure

If the gauge reads below the level in your manual, top up through the filling loop. If it keeps falling, there is a leak to find, possibly inside the boiler.

Power and controls

Check the fused spur, the programmer times and the room thermostat, then try one reset.

Where it stops

The casing stays on. Anything behind it, and anything connected to gas, is legally Gas Safe work only.

Fix it or replace it

Most faults are straightforward repairs, and we will say so. We only suggest replacing a boiler when the heat exchanger is failing, parts cannot be sourced, or the repair makes no financial sense.

In that case you get both prices. Replacement boilers start from £2,375 + VAT (£2,850 including VAT), with next day installation on most standard swaps, subject to survey, and up to 12 year manufacturer guarantees on selected models. Any new boiler here should be fitted with scale protection, since Building Regulations guidance is that water over 200 mg/l should be treated before it feeds a combi. We take the old boiler away and register the new one’s warranty for you.

ID cards, makes and the guarantee

Our engineers work on every common make, and Vaillant, Ideal and Worcester Bosch are just the brands we install most. Ask to see the Gas Safe ID card of anyone who works on your boiler; ours are issued under registration 956889 and our engineers are our own employees.

Each repair is tested on heating and hot water before we leave, and our labour carries a 12 month guarantee.
