HERTFORDSHIRE, BEDFORDSHIRE & CAMBRIDGESHIRE
Hard water and much altered heating systems cause most of the boiler calls we take in Radlett. We find the real fault for a fixed fee, and tell you honestly whether it is the boiler at all.

Affinity Water supplies Radlett, but its published reports do not say which supply zone covers the village, so we will not give you a figure. Its own 2025 reports for the neighbouring Shenley and Borehamwood/Bushey zones are both well over 200 mg/l, the level at which guidance says a combi’s feed should be treated.
Heating drives scale out of hard water. It coats the main heat exchanger and a combi’s hot water plate, narrowing the waterways and making the boiler work harder for less.
The results are the classic hard water faults: kettling noises, hot water that swings between warm and scalding, and parts that wear out before they should.

Call and talk to an engineer, or send us the details and we will come back to you with a price.
Pumps, motorised valves and thermostats are the usual suspects. If the boiler fires but radiators stay cold, the fault is often outside the boiler.
A combi usually points to a sticking diverter valve or scale on the plate heat exchanger. With a cylinder, a zone valve or the cylinder thermostat.
A gauge that keeps dropping below 1 bar means a leak in the sealed system, a relief valve letting by, or an expansion vessel that has lost its charge.
Kettling is scale in the heat exchanger. A lockout after frost is often a frozen condensate pipe, which thaws with warm water poured on the outside section.
Many Radlett houses have been extended two or three times, and heating circuits have grown with them, radiators added without anyone rebalancing the system. Cold rooms at the end of a long run are a balancing problem, not a broken boiler.
Older houses may also have imperial copper that needs adaptors to meet modern fittings, and cylinders on their second or third replacement. We check the whole system before recommending any work.
Where sludge rather than scale is starving the radiators, a power flush in Radlett may be the answer, but only once we have tested the water.
We do not reset a boiler and call it fixed. The engineer tests each part of the sequence, from gas supply and ignition to fan, pump, valves and controls, until the cause is proved.
Before quoting, we confirm the part is available, check whether the fault has caused other damage, and look at the condition of the heat exchanger and heating water. You then get a single price, and if anything changes mid job, we stop and ask.
A fault found properly the first time is almost always cheaper than two visits and a part that did not help.
Our Gas Safe diagnostic is £150 + VAT (£180 including VAT), and the price does not change. It includes:
Attending your home
Diagnosing the fault
Minor work that needs no parts
Up to one hour on site
Go ahead with the repair on the same visit and £70 of the diagnostic comes off it. Out of hours, gas work is £225 + VAT for the first hour then £75 + VAT per half hour, plus the £50 + VAT (£60 including VAT) call-out, all confirmed before we set off.
Check the programmer and thermostat, particularly after a power cut. Look at the pressure gauge, and if you know how to use the filling loop, top up to the level in the manual. Press reset once.
Stop there. Opening the casing or touching the gas side is Gas Safe work by law. Every engineer we send carries a Gas Safe ID card, and you should ask to see it. Our registration is 956889.
A radiator warm below and cool at the top usually has air in it; bleeding it and restoring the pressure is fine to do yourself. Warm at the top and cool below is more likely sludge.
A fixed diagnostic price, all makes and models, and a straight answer on repair or replace.
Water dripping under the casing, or from the copper pipe that runs outside from the pressure relief valve, means something inside is letting by or the pressure is running too high. Switch the boiler off at the spur and put a container underneath.
Where the discharge pipe drips steadily, the relief valve itself may be worn, or the expansion vessel may have lost its charge. Both are routine repairs once they have been tested.
Radlett South, designated in 1988, holds some of the oldest buildings in the village, including Chantry Cottage from around 1780 and Cobden Hill Farmhouse from around 1800, while Radlett North covers the High Street. In homes like these, flue and pipe routes follow what already exists.
Anything that touches a listed building needs Hertsmere Borough Council’s say first, and we raise that before starting rather than after.
The detached houses on the Aldenham Lodge and Newberries estates may run bigger systems, with two heating zones and a hot water cylinder. Faults can sit in the controls and wiring between them rather than in the boiler.
Tell us what you have when you ring, including any zone valves or a separate cylinder, so the engineer arrives with the right parts.
Where a hot water cylinder is fitted, an immersion heater can keep hot water going while the boiler waits for a part.
Every make is repaired, and in most cases the repair is the sensible choice. A heavily scaled heat exchanger in a very old boiler, or one where parts are no longer made, is the point where we talk about replacement, setting both costs out plainly.
New boilers start from £2,375 + VAT (£2,850 including VAT) for a swap, and next day installation is available on most standard replacements, subject to survey. Our own installs are mainly Vaillant and Ideal, with Worcester Bosch as the third make. See boiler installation in Radlett.
You get a clear account of what failed and what was replaced. Every repair carries our 12 month labour guarantee, and the engineers are employed by us, not subcontracted.
If the boiler has not been serviced for a while, the engineer can add a service during the same visit for £50 + VAT (£60 including VAT), about thirty minutes of extra work. A scale reducer on the combi’s cold supply is also worth discussing, given the local water.

Emergency response within the hour
Our average response to an emergency call is under an hour across Hertfordshire, Bedfordshire and Cambridgeshire.
It is £150 + VAT (£180 including VAT), fixed, and £70 of that is credited against the repair if we carry it out during the same visit.
Affinity Water supplies it, but its reports do not say which zone covers the village. The named zones around it are hard, and we check for scale on every visit.
Often the system needs balancing, especially where radiators have been added over the years. Sludge is the other common cause.
Yes. We fit mostly Vaillant and Ideal, along with Worcester Bosch, and repair all makes.
Yes, our labour is guaranteed for 12 months.
Scale on the plate heat exchanger or a sticking diverter valve, most often. We test to find which.
Yes. Anything affecting a listed building is raised with you, and with Hertsmere Borough Council where needed, before work starts.
Ring the same number. Out of hours gas work is £225 + VAT for the first hour and £75 + VAT per half hour, plus the call-out, quoted first.
No. Once is fine; repeated lockouts need the cause finding.
If you have a cylinder with an immersion heater, yes. With a combi, we tell you plainly what the wait for the part looks like.
