HERTFORDSHIRE, BEDFORDSHIRE & CAMBRIDGESHIRE
Sawston’s water is published at 317.9 mg/l, and boilers here show it. Our own Gas Safe engineers find the fault for a fixed fee, and £70 comes off the repair if you go ahead.

Cambridge Water puts Sawston in its Cambridge Rural zone. Its own figure for 2025 to 2026 is 317.9 mg/l as calcium carbonate, or 22.3 degrees Clark, up from 294 mg/l in its 2018 table.
That is well above the 200 mg/l level at which Building Regulations guidance says water should be treated before it feeds a combi. The water has long been hard here: the village was once supplied from artesian wells in the chalk, described as clean, if hard.
Heated hard water drops its scale where the boiler works hardest, and that explains a large share of the repairs we do here.
Get a fixed price before we start
Call and talk to an engineer, or send us the details and we will come back to you with a price.
On a combi, scale narrows the plate heat exchanger. The hot supply fades, surges or never gets properly hot, even though the heating works fine.
Water boiling in scaled passages makes the boiler rumble or bang as it fires. Left alone, the overheating can crack a heat exchanger.
On system and regular boilers, scale coats the cylinder coil and the immersion element, so the cylinder takes longer and longer to heat.
Not every fault is scale. The rest of our Sawston repair calls are the familiar ones.
No heating, from a pump, valve, control fault or lockout
Pressure that falls and needs topping up
Lockout codes from ignition, flame sensing or flue faults
A frozen condensate pipe in a cold snap
A pump that grinds, hums or rattles
Water dripping from under the boiler
Each has a small number of likely causes, and the diagnosis is about proving which before anything is replaced. A noisy pump or a drip under the case is cheaper to deal with early, before it becomes a breakdown.
A reset clears a lockout but not whatever caused it. We start from the fault code and when it happens, then test pressures, the fan and flue, the gas valve, ignition and flame sensing, the pump and the condensate route.
We also look at the boiler’s age, whether parts are still made, and the heating water, because a boiler short of circulation will not be cured by a new part. You get a price only when the cause is known, and nothing is fitted until you agree.
Sometimes the fault is not in the boiler at all. A cylinder thermostat, a zone valve or a programmer can stop the hot water just as surely, and testing the whole circuit is how we avoid replacing a boiler part that was never broken.
In Sawston, as everywhere we work, finding the fault costs a fixed £150 + VAT (£180 including VAT). That covers the visit, the diagnosis and minor work needing no parts, up to an hour on site, and £70 comes off the repair if you go ahead there and then.
Gas work out of hours is £225 + VAT for the first hour, then £75 + VAT per half hour, with the £50 + VAT (£60 including VAT) call-out, and you are told that before anyone travels.
Plenty of faults are fixed inside the diagnostic hour with no parts: a frozen condensate pipe, a blocked trap, a pressure problem or a control setting. When that happens, the diagnostic is the whole bill.
Replacing a scaled plate heat exchanger without dealing with the water just resets the clock. After any scale related repair, we explain what protection on the incoming main would involve.
Many manufacturers expect water treatment in hard water areas as a condition of their warranty. In water at this hardness, it is part of keeping the boiler covered, not an optional extra.
If you already have a scale reducer, we check whether it is still doing anything. Some rely on a cartridge with a limited life.
A fixed diagnostic price, all makes and models, and a straight answer on repair or replace.
Check the pressure gauge and top up to your manual's figure if it has fallen
Make sure the timer, thermostat and fused spur are on and set correctly
Check gas is reaching the hob
Press reset once, and only once
In frost, pour warm water over the outside section of the condensate pipe
If none of that works, leave it there. Any work behind the casing or on the gas side is for a Gas Safe registered engineer, by law.
Sawston’s conservation area has more than thirty listed buildings, including Sawston Hall and St Mary’s Church, both Grade I. Moving a flue or a condensate pipe on a listed building can need consent, and we say so before quoting.
In the old core, rear access is often limited and the High Street is the main route through, so tell us about parking when you ring and we will plan around it.
Inside older buildings, heating pipework has usually been altered many times. We trace what feeds what before cutting anything, and we use existing routes rather than opening up original walls where we can.
Our engineers repair all common makes, although we mostly install Vaillant and Ideal, with some Worcester Bosch. A sound boiler with one failed part is worth repairing, and we will say so.
Where the heat exchanger on an older boiler is badly scaled, parts are no longer made or the faults keep coming, replacement can make more sense. You get both prices side by side, and the choice is yours.
A new boiler swap starts from £2,375 + VAT (£2,850 including VAT), with the old one removed and the warranty registered. Our boiler installation in Sawston page has more.
The engineer will be one of our own staff, not a subcontractor, with a van stocked for common failures. Ask to see the Gas Safe ID card before work starts. It should show a photo that matches the person holding it.
Our registration number is 956889, and the labour on every repair is guaranteed for 12 months.
Before leaving, the engineer runs the boiler on heating and hot water, shows you it working and explains what was replaced. If the same fault comes back, ring us and we will look at it again.

Our average response to an emergency call is under an hour across Hertfordshire, Bedfordshire and Cambridgeshire.
Most often it is scale in the plate heat exchanger. With water at 317.9 mg/l, that is the first part of a combi to suffer.
A fixed £150 + VAT (£180 including VAT) for up to an hour on site. Go ahead with the repair on that visit and £70 is taken off it.
In hard water areas manufacturers often expect it. We check what your model requires and tell you.
No. Anything behind the casing is Gas Safe work only.
Yes, if parts are available and the boiler is otherwise sound. If it is not worth the money, we say so.
Cambridge Water’s own figures went from 294 mg/l in 2018 to 317.9 mg/l for 2025 to 2026.
Often it is scale on the cylinder coil or immersion element rather than the boiler. We test both.
All common makes, whoever installed them.
Yes, our labour carries a 12 month guarantee.
Topping up through the filling loop is fine, but pressure that keeps falling means water is escaping somewhere, and that needs finding.
Yes, for £50 + VAT (£60 including VAT) while the engineer is with you for the repair, adding about thirty minutes.
