Why boilers stop in Stotfold

Hard water, without guessing a number
Central Bedfordshire is supplied by both Anglian Water and Affinity Water, and we have not been able to confirm from the supplier which zone serves Stotfold, so we do not quote a hardness figure for the town. It is generally reported as hard.

Fixed price diagnostic
Our diagnostic fee does not change: £150 + VAT (£180 including VAT). It covers attending, finding the fault and any minor fix without parts, up to one hour on site.
Have the repair done on that visit and £70 of the diagnostic comes off the repair. Out of hours, gas work is £225 + VAT for the first hour then £75 + VAT per half hour, with the £50 + VAT (£60 including VAT) call-out on top, and you hear it all before we set off.

Safe checks before you ring

Confirm the power is on and the controls are calling for heat
Press reset once and write down any fault code
Thaw a frozen condensate pipe with warm, not boiling, water
Stop there. Opening the boiler or touching gas pipework is Gas Safe work only, and illegal for anyone else.
Repair or replace, honestly
If the boiler is sound and one part has failed, repair it. That is the answer most of the time, and we will say so.
If it is old, heavily scaled and failing repeatedly, or parts are no longer made, a replacement may be better value. We give you both prices side by side. A replacement boiler from us starts at £2,375 + VAT (£2,850 including VAT), and most standard swaps can be fitted the next day, subject to survey.

Heat pumps are a different job
The flats at Elm House on Arlesey Road have air source heat pumps with underfloor heating rather than gas boilers, and the homes approved south of Arlesey Road in 2025 were described by their builder as fossil fuel free.
If your heating comes from a heat pump, say so when you call. The faults and the checks are different, and it saves booking the wrong visit.
