HERTFORDSHIRE, BEDFORDSHIRE & CAMBRIDGESHIRE
Boiler repairs across Waltham Cross by our own Gas Safe engineers. You pay a fixed £150 + VAT (£180 including VAT) to find the fault, and £70 of that comes off if the repair goes ahead on the same visit.

Across EN8 the same handful of boiler complaints come up again and again:
No heating, radiators staying cold
No hot water from a combi, or a cylinder that will not reheat
Pressure loss that keeps coming back
Lockouts with a fault code on the display
Kettling as the burner fires
Frozen condensate shutting the boiler down in a frost
Our job is to find the cause, not to swap parts until the symptom stops. Give us the make and any code when you ring.
Get a fixed price before we start
Call and talk to an engineer, or send us the details and we will come back to you with a price.
The engineer tests each stage in turn: gas supply, ignition, flame sensing, fan, pump, diverter and controls. A reset that clears the code proves nothing until the cause is known.
Before any price is given, we check that the suspected part really has failed, that nothing else was damaged and that the part can be sourced. You then get one figure.
If the job turns out different once started, the engineer stops and talks to you before going further. It costs less in the end, because you only pay for the part that actually failed.
We charge £150 + VAT (£180 including VAT) for the diagnostic, whatever the fault turns out to be. That covers attending, diagnosing and minor work needing no parts, with up to an hour on site. If you go ahead with the repair on the same visit, £70 of it comes off the repair.
For an EN8 boiler failing after hours, gas work is £225 + VAT for the first hour and £75 + VAT per half hour, with the £50 + VAT (£60 including VAT) call-out added. You hear the figures before anyone leaves. See our pricing.
Waltham Cross is supplied by Thames Water. We have not found a figure from Thames itself for EN8, and the numbers that circulate come from third party sites, so we do not quote one. The water is generally described as hard.
Hard water scales a combi’s hot water side over time, and hot water that wavers in temperature is usually the first clue. Kettling from the main heat exchanger is the second.
Treat the feed to a combi once hardness passes 200 mg/l, says the guidance that accompanies the building regulations. Thames Water publishes hardness by postcode, and once you know yours, we can say whether a scale reducer is worth fitting.
The post war estates here, some built as London overspill, often still have indirect cylinders and gravity hot water. When the cylinder will not heat, the fault may be in the cylinder or the circuit rather than the boiler.
Microbore pipework added in later upgrades silts up with black magnetite sludge, which blocks heat exchangers and wears out pumps. A magnetic filter on the return pipe catches it before it reaches the boiler. We check which generation of pipework we are dealing with before we start.
Where sludge is the root problem, our power flushing in Waltham Cross page explains when a flush helps and when it does not.
In the newer flats, mains pressure hot water and modern controls mean the fault is often in the system around the boiler rather than inside it.
In a block, the flue route and condensate discharge were fixed when the building went up, and a leak from a boiler can reach the flat below. Water from the casing or the relief valve pipe means switching off at the spur and calling.
Tell us the building and the access when you ring. With one way vehicle access through the centre, we plan parking at Eleanor Cross Road or the Pavilions rather than circling with a van full of tools.
A fixed diagnostic price, all makes and models, and a straight answer on repair or replace.
Condensing boilers drain through a plastic pipe, and where it runs outside it can freeze in a hard frost. Warm, not boiling, water along the outside section and one reset usually clears it; if it freezes every winter, rerouting or lagging it is a small priced job.
A steady drip from the pipe that runs outside from the pressure relief valve usually means the pressure is climbing too high, often because the expansion vessel has lost its charge. It is a routine repair once tested.
Look at the gauge. If it has dropped close to zero, the manual shows how to top it up, but pressure that keeps falling means a leak somewhere.
Check the timer, the thermostat and the power. In a flat, check nothing has tripped at your own consumer unit.
Air collects at the top of a radiator and is let out with a bleed key; sludge settles at the bottom and needs us. Top the pressure up after bleeding.
Anything inside the boiler is gas work. The law says only a Gas Safe registered engineer may do it, and you should ask to see their Gas Safe ID card.
Whatever the make, we would sooner keep a sound boiler running than replace it. When a boiler is uneconomic to keep going, because the heat exchanger has failed or parts are no longer made, we say so and explain the costs either way. An old boiler is not automatically a lost cause, provided its parts are still made and it has been looked after.
A replacement starts from £2,375 + VAT (£2,850 including VAT), with the old boiler removed and the warranty registered for you; next day installation is available on most standard swaps, subject to survey. Vaillant and Ideal are the makes we install most, and we fit Worcester Bosch too. More on our boiler installation page.
Our labour on repairs is guaranteed for 12 months, and every engineer is employed by us directly. You get a clear account of what failed and what was fitted, and if the same fault returns because of our work within that period, the labour to correct it is free.
If the boiler is due a service, it can be added while we are there for £50 + VAT (£60 including VAT), about thirty minutes of work. It is worth doing while the engineer already has the boiler open.

Tracking down the fault is a flat £150 + VAT (£180 including VAT) for EN8 homes. The repair is priced after that, with £70 off if you go ahead on the same visit.
It is generally described as hard. Thames Water supplies it, and your postcode figure is available from them. We look for scale on every repair.
In older estate houses it can be the cylinder, the valve that switches between heating and hot water, or the boiler. We test to find which.
Yes. Tell us the building and how to get in when you ring, so we can plan access and parking. In a block, we also check where the condensate and relief pipes discharge.
All makes. We mostly install Vaillant and Ideal, with Worcester Bosch as well.
Switch it off at the spur, catch the water and warn your neighbour, then ring us.
Magnetite, from corrosion inside the system. It blocks heat exchangers and wears out pumps, and inhibitor plus a magnetic filter help keep it down.
Yes, following the manual. If it keeps falling, there is a leak that needs finding.
Ask for their Gas Safe ID card at the door. Our registration is 956889.
Yes, labour on our repairs carries a 12 month guarantee.
