Boiler Repair in Welwyn

What goes wrong most often

No heating: often a pump, valve, thermostat or programmer

No hot water on a combi: diverter valve or scaled plate heat exchanger

Losing pressure: a leak somewhere on the sealed system

Lockouts: ignition, flame sensing or overheating faults

Kettling: a rumbling boiler, often from scale deposits

Noisy pump: grinding or humming before it fails

Stops after a frost: frozen condensate pipe outside

Write down any fault code and the make and model before you ring. If the boiler is in an awkward spot, such as a loft or the back of a converted building, tell us that too, so the engineer arrives ready for the access.

Get a fixed price before we start

Call and talk to an engineer, or send us the details and we will come back to you with a price.

Hard water around the Mimram

The Mimram is a chalk stream, and the water around it is hard. Affinity Water’s published zones next to the village, covering Welwyn Garden City, Codicote, and Knebworth and Tewin, are all classed as hard.

None of those reports names Welwyn village itself, so we do not quote a figure for it. What we can say is what scale does: it coats heat exchangers, upsets combi hot water and makes pumps and valves work harder.

Under Building Regulations guidance, hard water should be treated before it reaches a combi. After a scale related repair, we tell you whether protection on the incoming main would help your boiler or make no real difference.

Why a reset is not the answer

Pressing reset clears a lockout but leaves the cause in place. A boiler that restarts tonight and stops again tomorrow is telling you something is wrong.

We start from the fault code and the pattern, then test the parts that could produce it: pressures, the fan and flue, the gas valve, ignition and flame sensing, the pump and the condensate route. Parts are discussed only once the cause is proven.

It can look slower than swapping the obvious part. It is usually quicker and cheaper, because you are not paying for components the boiler never needed, and the fault does not come back a week later.

The diagnostic fee and the £70 back

A boiler fault visit costs a fixed £150 + VAT (£180 including VAT). It covers attending, diagnosing and minor work with no parts, up to an hour on site.

If you ask us to do the repair on that same visit, £70 of it is taken off the repair price. Out of hours gas work is £225 + VAT for the first hour and £75 + VAT per half hour, plus the £50 + VAT (£60 including VAT) call-out, told to you before we set off.

Many faults are cleared within that hour without parts, and then the diagnostic is all you pay.

Boilers in older and converted buildings

The village core is Georgian and Victorian, with 52 listed buildings in the conservation area, and many have been converted to flats, shops and houses over the years. Heating runs through old walls and floors in routes nobody would choose today.

When a boiler in one of these buildings plays up, the fault may be in the system rather than the appliance: a pump struggling with a long, awkward circuit, or a valve buried in a void. We trace the circuit before replacing parts.

On a listed building, moving a flue or a condensate pipe can need consent, and we tell you that before quoting rather than afterwards.

What we check before pricing

The boiler’s make, model and age, whether parts are still made and the state of the heat exchanger. One worn part on a sound boiler is a clear repair. Several on a tired one is a different conversation.

The heating water and the circulation matter too, because a boiler starved of flow by sludge will not be cured by a new part. Where there is a cylinder, its thermostat and zone valves can fail just as easily as the boiler.

You get the price after that, and nothing is fitted until you agree. If the job grows, the engineer stops and prices the change first.

Diagnosed properly before anyone quotes

A fixed diagnostic price, all makes and models, and a straight answer on repair or replace.

Checks you can make yourself

On a sealed system, the gauge should read roughly 1 to 1.5 bar when cold, but follow your manual. If it is low, repressurise using the filling loop.

Make sure the programmer is on, the thermostat is set above room temperature and the boiler has power. After a frost, look for a frozen plastic pipe outside, pour warm water over it and reset once.

Never remove the boiler casing. Any work on a gas appliance is legally for Gas Safe registered engineers only.

Fix it, or replace it

We repair all makes. We fit mostly Vaillant and Ideal, plus Worcester Bosch, but that makes no difference to what we will repair on your wall.

If a boiler is old, the part is expensive and more faults are likely, you get both prices and our honest view, and the decision is yours. A new boiler swap starts from £2,375 + VAT (£2,850 including VAT), and our boiler installation in Welwyn page covers replacement.

There is never any pressure to replace. A sound boiler with one failed part should be repaired, and we will tell you so.

After the repair

The engineer runs the boiler on heating and hot water before leaving and explains what was replaced and why. Labour is covered by our 12 month guarantee, so a repeat of the same fault means a call back to us.

If the boiler is due its annual service, it can be added to the repair visit for £50 + VAT (£60 including VAT), taking about thirty minutes.

Where the repair was caused by scale or sludge, we note what would stop it happening again, so you can decide on water treatment or system cleaning with the facts in front of you.

Checking who is at the door

Ask anyone working on your boiler for their Gas Safe ID card, and check the photo and the categories of work. Our engineers are employed by us, not subcontracted, under registration 956889.

Our vans are stocked for common failures and set out from Stevenage, covering Hertfordshire, Bedfordshire and Cambridgeshire.

Frequently asked questions

It is a fixed £150 + VAT (£180 including VAT), up to an hour on site. £70 comes off if we do the repair on the same visit.

No published report names Welwyn village, so we do not give a figure. The neighbouring zones Affinity Water publishes are all classed as hard.

Yes. We trace the existing pipework carefully and tell you before any change that might need consent.

Any make. The boilers we install are mainly Vaillant and Ideal, with some Worcester Bosch, but that limits nothing.

Once is fine. If it keeps happening, stop and call an engineer, because there is an underlying fault.

Yes. Tell us when you ring, and make sure the hatch, ladder and lighting are safe to use.

On a combi it is often scale in the plate heat exchanger or a sticking diverter valve. Both can be repaired.

Yes, our labour carries a 12 month guarantee.

Then we tell you. Pumps, valves and sludge cause plenty of faults that look like boiler failures.

Yes, through the filling loop as your manual shows. If it keeps falling, water is escaping somewhere and it needs finding.

When a major part fails on an older boiler, parts are unavailable or faults keep recurring. You get both prices to compare.
