HERTFORDSHIRE, BEDFORDSHIRE & CAMBRIDGESHIRE
Ampthill homeowners pay £99 + VAT (£118.80 including VAT) for a proper yearly boiler service. Our own Gas Safe engineers open it up, clean and test it, and leave you a written record.

Some services amount to a glance at the pressure gauge and a signature. Ours follow the same sequence on every boiler, whatever its age or make.
The boiler is isolated and the casing removed so the inside can be seen
The burner is inspected and cleaned where the manufacturer calls for it
The heat exchanger is checked for scale, debris and corrosion
The condensate trap is removed, flushed and refilled
Case seals and gaskets are checked so combustion stays sealed in
Gas pressure and the safety devices are tested
Flue gases are measured with a calibrated analyser
The flue and terminal outside are checked for damage and clearance
Readings and findings are written up on your service record
If something on that list cannot be done, because a part is seized or access is blocked, we tell you and note it rather than skipping it quietly.
Get a fixed price before we start
Call and talk to an engineer, or send us the details and we will come back to you with a price.
At the end you should have a written record showing the date, the boiler, the flue gas readings and anything the engineer found or advised. Keep it with the boiler manual.
That record is what a manufacturer asks for when a warranty claim is made, and what a buyer’s surveyor may want to see if you sell. A service with nothing written down is hard to prove later.
Alongside the record, you get a plain spoken summary before the engineer leaves: the condition of the boiler, what the readings showed and anything starting to wear. If nothing needs doing, we say that too.
A boiler burning badly can produce carbon monoxide with no smell and no obvious sign. The flue gas reading and the seal checks are how a service catches it.
A clean burner and a clear heat exchanger pass heat into the water properly, so less of what you pay for goes up the flue.
Most manufacturers only honour a guarantee if the boiler has been serviced every year by a Gas Safe engineer, and some ask to see every record.
Most new boilers come with a manufacturer guarantee that lasts several years, and on selected boilers we fit it runs to as long as 12 years. That cover depends on the boiler being serviced every year and the visit being recorded.
The conditions differ between makes and models, so dig out the paperwork that came with your boiler and have it to hand when we visit. We check the service interval it asks for and anything else it requires, such as water treatment on the system.
A missed year does not always void a guarantee, but it gives the manufacturer a reason to question a claim. An annual service costs far less than an unplanned heat exchanger.
The annual service in Ampthill is £99 + VAT (£118.80 including VAT), the same price as everywhere we cover. On weekdays between 8am and 5pm there is no call-out fee.
How long it takes depends on the boiler, how easy it is to reach and what the checks show. We would rather take the time than rush it, and a boiler in a tight cupboard or a loft simply takes longer to open up and put back together properly.
If our engineer is already with you for a repair, a service can be added for £50 + VAT (£60 including VAT). With the boiler already open, that takes about thirty minutes.
Ampthill sits on the Greensand Ridge, and its water is generally described as hard. Anglian Water, the supplier usually listed for the town, says hard water in its region comes from chalk and limestone groundwater. We have no supplier figure for MK45, so we describe it rather than quote one.
Scale settles on the hottest surfaces. On a service we look for it in the condensate trap, on the heat exchanger and, on a combi, in how quickly and steadily hot water arrives at the tap.
Where hardness tops 200 mg/l, national Building Regulations guidance expects the supply to a combi to be treated. So on every Ampthill service we look for a scale reducer, judge whether it is still working, and test the heating water for inhibitor.
If the system water is dirty enough to matter, we explain the options. A power flush from £595 + VAT for up to five radiators is one of them, but we say so plainly when a flush is not what is needed.
Casing off, burner and heat exchanger inspected, flue gas readings taken, and a written record of what we found.
Whether you let an apartment near the old brewery site or a cottage in the conservation area, the annual gas safety check and its record, the CP12, can be done on the same visit as the service.
One appointment means one lot of access to arrange with your tenant, and one date to diary for next year. What the check involves is on our landlord gas safety certificate page.
The CP12 is a separate check with its own record, so ask for both when you book and we will allow the time. If the check finds an appliance that is unsafe to use, the engineer explains why and what it will take to put right.
Some boilers tell you they need attention. A yellow or lazy flame where you can see it, soot or staining around the case or flue, and a pressure gauge that creeps down between top-ups are all worth acting on.
So are hot water that has become slow or uneven, new noises when the boiler fires, and a record you cannot find because the last service was years ago. None of these means the boiler is failing, but each is a reason not to wait.
If there is a carbon monoxide alarm near the boiler and it sounds, treat that as urgent. Turn the boiler off, open windows, get everyone outside and call the National Gas Emergency Service on 0800 111 999.
September or October is the best time. The heating is about to be used every day, and any fault the service turns up can be sorted before the first cold week rather than during it.
We service all the common makes of gas boiler, combi, system and regular, including the Vaillant, Ideal and Worcester Bosch models we fit ourselves.
Booking in autumn also fixes a sensible date for the years that follow. The service lands at roughly the same time each year, which is what most guarantees expect, and you are not competing with breakdown calls in the first cold spell.
The engineer shows you what was found, notes it on the record and prices any repair before doing it. Nothing extra is fitted on a service visit without your say so.
Small things, such as a condensate trap that needed clearing, are dealt with as part of the service. A worn part is different: you get the price, the reason and time to think, and the repair can often be done on the same visit if the van carries it.
Our engineers are employed by us, not subcontracted, and work under Gas Safe registration 956889. Ask to see the ID card at the door. For breakdowns rather than servicing, see boiler repair in Ampthill.

No. The annual service is £99 + VAT (£118.80 including VAT) across the whole area we cover.
Yes. The CP12 check and record can be completed during the same appointment as the service.
It can, by scaling the heat exchangers over the years. Annual servicing and scale protection on the cold feed slow that down.
September or October, so any problem is found before the heating is needed every day.
Added to a repair visit it is £50 + VAT (£60 including VAT) and takes about thirty minutes.
It can. Most manufacturers require a yearly service by a Gas Safe engineer, with a written record.
Yes, all common makes and types, whoever fitted them.
It depends on the boiler, how easy it is to reach and what the checks show. Added to a repair visit, where the boiler is already open, it takes about thirty minutes.
In hard water it is often worth it, especially if the combi has no treatment on its cold feed. We check what is there on the service and tell you whether it is doing anything.
You are told what it is and given a price. Nothing is repaired without your agreement.
We service boilers throughout Ampthill and MK45, including Flitwick, Maulden, Clophill, Flitton, Greenfield and Steppingley.
Millbrook, Houghton Conquest, Silsoe, Pulloxhill, Westoning and Barton-le-Clay are covered too, all from our Stevenage base.
