Boiler Servicing in Arlesey

A service, step by step

Each service is carried out by one of our own Gas Safe engineers, employed by us rather than subcontracted, and follows the same order every time so nothing is skipped.

The boiler is isolated and made safe

The casing comes off and the inside is inspected for leaks, corrosion and overheating

The burner is inspected and cleaned where needed

The heat exchanger is checked for scale and debris

The condensate trap is removed, cleaned and refilled

Seals and gaskets are checked for wear

Gas pressure and the safety devices are tested

Flue gases are analysed and the flue is checked

The boiler is run on heating and hot water before we leave

Readings and findings go onto a written service record. The engineer also looks over the visible pipework, the pressure gauge and the controls, and if anything needs attention, you are told what, why and what it would cost.

Get a fixed price before we start

Call and talk to an engineer, or send us the details and we will come back to you with a price.

The paperwork you should be given

A written service record showing the date, the boiler, the readings taken and any advice. Keep it with the manual and the installation papers.

That sheet matters more than it looks. It is what a manufacturer asks for when a warranty claim is made, what a buyer’s surveyor may look for when you sell, and what the next engineer reads to see how the boiler has been behaving.

If your boiler was fitted by someone else and no record exists, the first service with us starts one. We note the make, model and readings, so every later visit has something to compare against.

Why once a year

Safety

The flue gas analysis shows whether the boiler is burning cleanly. A worn seal, a part blocked flue or poor combustion is far better found on a service than by a carbon monoxide alarm.

Running costs

A clean burner and a clear heat exchanger turn more of the gas you pay for into heat for the house. The boiler also runs more quietly and is less likely to lock out on the first cold night.

Catching wear early

Seals, electrodes and condensate traps wear gradually. Finding them at a planned visit costs less, and causes far less upheaval, than a breakdown on a January evening.

The warranty

Most manufacturers want a yearly service by a Gas Safe engineer, with a written record, before they will honour a claim. Selected boilers we fit carry guarantees of up to 12 years, and that only holds if the servicing is kept up.

Price, and the cheaper add-on

An annual service in Arlesey is £99 + VAT (£118.80 including VAT), including the flue gas analysis and the written record.

There is nothing extra for cleaning the condensate trap or taking the flue readings. If a part is needed, you hear the price before it is fitted, and you are free to say no.

If one of our engineers is already with you for a repair, a service can be added for £50 + VAT (£60 including VAT), taking about thirty minutes extra. A standalone service takes as long as the boiler needs, depending on its condition and how easy it is to reach, and the engineer can give you an idea on arrival.

Hard water and the heat exchanger

We cannot point you to a published hardness figure for Arlesey. The one supply we can confirm is for the Arlesey Gate homes, which mua Water supplies within the Anglian Water region. So rather than quote a number, we look at what the water has done inside your boiler.

Hard water is the norm in the East of England, and scale gathers on the hottest surfaces first: the main heat exchanger and, on a combi, the plate that heats your taps. Kettling, sluggish hot water and temperature swings are the early signs we look for.

General building regulations guidance is that water above 200 mg/l total hardness should be treated before it feeds a combi or water heater. If you want your own figure, your supplier can give it by postcode.

Where a combi has scaled badly, descaling it or replacing the plate heat exchanger is a repair, priced separately and agreed with you, not something slipped into the service.

Scale protection and the heating water

Scale reducer

Fitted on the cold supply to a combi, it slows scale on the hot water side. We check whether one is there and whether it is still doing anything.

Inhibitor

The heating water should carry inhibitor to hold back corrosion and sludge. We test for it on every service. Water that comes out black when a radiator is bled usually means sludge has been building for a while.

Magnetic filter

If one is fitted, we clean it. If not, fitting one is quoted separately. When the water is dirty enough for a power flush to be worthwhile, we say so, and when it is not, we say that too.

Checked properly, recorded properly

Casing off, burner and heat exchanger inspected, flue gas readings taken, and a written record of what we found.

Signs a boiler is overdue

No service record for more than a year

Soot or staining around the boiler or flue

Rumbling or banging as it heats up

Pressure that drifts down between top ups

Hot water that takes longer to arrive than it used to

Any of these is a reason to book. A smell of gas is different: leave the property, avoid switches and ring the National Gas Emergency Service on 0800 111 999 first. Carbon monoxide has no smell at all, so a working alarm near the boiler is worth having as well.

When a service finds a fault

Sometimes a part is on its way out: a perished seal, a fan getting noisy, a cracked condensate trap. We show you, explain what it means and give you a price, and you choose whether it is done now or later.

If the boiler is unsafe to use, we explain why before isolating it. For breakdowns rather than routine servicing, see boiler repair in Arlesey.

Where the part is on the van and you would like it fitted there and then, the engineer can carry on at the price you have agreed.

Landlords, new builds and older houses

Landlords

The annual gas safety check and record, the CP12, can be done on the same visit as the service, so your tenant only gives access once. Our landlord gas safety page explains what the check covers. If anything fails, you get it in writing with a price.

Newer homes

At Arlesey Gate, Samuel Gardens and Fairfield, a boiler may still be within its manufacturer guarantee. The yearly record is what keeps that guarantee usable. If you moved in recently, ask the seller or builder for the boiler paperwork.

Older houses

In the Church End farmhouses and older High Street houses, the boiler can be sound while the pipework around it is tired. We note what we see on the record, without adding it to the bill. Radiators slow to warm or a noisy pump are worth mentioning when you book.

When to book, and which boilers

September or October. A boiler that has sat idle through summer often shows its faults on the first cold evening, and an autumn service catches them while there is time to fix things calmly.

We service the makes we fit, Vaillant, Ideal and Worcester Bosch, and other gas boilers as well. Tell us the make and model when you arrange the visit.

Before the engineer arrives, clear the cupboard around the boiler and have any earlier service records to hand, so the readings can be compared with previous years.
