HERTFORDSHIRE, BEDFORDSHIRE & CAMBRIDGESHIRE
A full annual boiler service in High Barnet, New Barnet or East Barnet for £99 + VAT (£118.80 including VAT), with the flue gases tested and a written record you keep.

The engineer asks how the boiler has been behaving, checks the controls and pressure, and runs it to see how it lights and settles. Noises and odd behaviour tell us where to look.
With the casing off, the burner, ignition and sensing electrodes are inspected and cleaned where needed. The heat exchanger is checked for scale and debris, and the condensate trap is removed, flushed and refilled.
The case seal and combustion chamber seals are checked, because they keep flue gases inside the boiler. The flue is inspected where it can be seen, inside and out.
A flue gas analyser measures the combustion, which tells us whether the boiler is burning safely and correctly. The gas pressure and safety devices are checked before the casing goes back on.

Call and talk to an engineer, or send us the details and we will come back to you with a price.
At the end of the visit you get a written record of the checks carried out, the readings taken and anything that needs attention. If a reading is outside what the manufacturer allows, the record says so and the engineer explains it.
Keep every record together. Manufacturers ask for them when a part fails under guarantee, and a buyer may ask for them if you sell the house.
If your boiler still has a manufacturer warranty, the record is also what proves it was serviced each year by a Gas Safe engineer, which most warranty terms require.
Safety comes first. Carbon monoxide cannot be seen or smelled, and the flue gas test is how a failing seal or poor combustion is found before it becomes dangerous.
Efficiency comes next. A burner with deposits on it, or a heat exchanger furred with scale, burns more gas to give the same heat, and that shows in your bills over a winter.
Then the warranty. Most manufacturers only honour their guarantee if the boiler has been serviced every year, and some of the longer terms also depend on scale protection where the water is hard.
Affinity Water supplies Barnet. Its 2025 zone reports give 295 mg/l as calcium carbonate for the Barnet zone and 270 mg/l for East Barnet. The reports do not say which street falls in which zone, so treat those as figures for the area, not for your tap.
Guidance issued with the Building Regulations sets 200 mg/l as the point above which a combi’s cold feed should be treated. Both Barnet zones exceed it, so on every service we look for scale on the heat exchanger and, on a combi, check how well the hot water side is performing.
If there is no scale reducer on the incoming main, we tell you whether one is worth fitting for your boiler. If there is one, we check it is still working, because some types need a new cartridge after a while.
The heating water matters as well. We check whether it is clean and whether inhibitor is still present, since inhibitor protects radiators and the boiler from the corrosion that turns into sludge.
Servicing a boiler anywhere in EN4 or EN5 costs £99 + VAT (£118.80 including VAT), and there is no call-out fee for a weekday booking.
Where an engineer is already at your Barnet home for a repair, adding the service costs £50 + VAT (£60 including VAT). It takes about thirty minutes, and it saves booking a second visit later in the year.
The service price covers the checks, cleaning and testing. If a part needs replacing, you are told what it is and what it will cost before it is fitted, and nothing is added without your agreement.
Most services take around an hour, a little longer if the boiler has not been looked at for some years or if the condensate trap is badly blocked.
September or October is the best time. The heating is about to start running every day, and a worn part found now can be replaced before the cold weather rather than after a breakdown.
Keep to roughly the same month each year. It makes the record easy to follow and keeps you inside most warranty terms.
On the day, clear the cupboard around the boiler and make sure the flue outside can be seen. In a flat, sort out access to any shared area in advance.
Casing off, burner and heat exchanger inspected, flue gas readings taken, and a written record of what we found.
Yellow or lazy flame where you can see it, instead of a crisp blue one
Sooty marks around the casing or flue terminal
Pressure that creeps down between top ups
Hot water that fades or surges during a shower
New noises, such as kettling or a whistle when it fires
Radiators that stay cold at the bottom
Last record more than a year old, or missing
Any of these is worth mentioning when you book. A sooty mark or a yellow flame is a reason to switch the boiler off and call rather than wait for a routine date.
Barnet has everything from late Victorian villas and Edwardian detached houses in New Barnet to 1950s and 1960s council homes, 1980s and 1990s low rise flats, and newer homes on the Dollis Valley Estate. The boilers in them range just as widely, and we service all the common makes.
Where a boiler is in a flat, tell us where it sits and how to reach it. In the flats converted from Station Road office buildings, access is sometimes through a shared area, which is worth arranging before the day.
Landlords can have the annual gas safety check and record (CP12) done on the same visit as the service, so the tenant only has to allow access once. Our landlord gas safety certificate page sets out what is checked.
Sometimes a service turns up a worn seal, a sensor that is failing or scale that has started to affect hot water. The engineer explains it, writes it on the record and gives you a price before touching anything else.
If the fault makes the boiler unsafe, you are told plainly and the boiler is made safe. Otherwise, the timing of the repair is your choice. Our boiler repair in Barnet page covers how repairs are priced.
Where the heating water is full of sludge, a power flush may be the answer, from £595 + VAT for up to five radiators with inhibitor included. A magnetic filter is quoted separately, and we check the water first and say so plainly if a flush is not what is needed.
We service combi, system and regular boilers. We fit mostly Vaillant and Ideal, with some Worcester Bosch, but we service all the common makes, whoever installed them.
Every engineer we send is Gas Safe registered and carries an ID card with their photograph. Ask to see it at the door; the company registration is 956889.
Our engineers are directly employed by Vantage Plumbing and Heating Limited, based in Stevenage, and our labour carries a 12 month guarantee.

Affinity Water publishes 295 mg/l for its Barnet zone and 270 mg/l for its East Barnet zone (2025). Both count as hard.
Usually. Guidance says water above 200 mg/l should be treated before it reaches a combi, and Barnet is above that in both zones.
A written service record listing each check, the combustion figures from the analyser and any advice.
Yes. The landlord gas safety check and record can be carried out alongside the service, so the tenant only needs to be in once.
Around an hour for most boilers, sometimes longer if it has gone several years without one.
Yes, all the common makes, including Vaillant, Ideal and Worcester Bosch.
You are told why, it is made safe if needed, and you get a repair price before anything else is done.
Aim for September or October, while the heating is still only coming on now and then.
Yes. The heat exchanger and the hot water performance are checked on every service, and you are told plainly if scale is building.
No. A service checks the heating water, and if it is heavily contaminated we explain whether a flush is worth doing and price it separately.
