HERTFORDSHIRE, BEDFORDSHIRE & CAMBRIDGESHIRE
A boiler service in Berkhamsted should leave you with a written record of what was opened, cleaned and measured. Here is what ours covers, what it costs and why the local water matters.

A real service takes the boiler apart far enough to see how it is ageing. On a Berkhamsted visit the work runs in this order.
Boiler isolated and the casing removed
Inside inspected for leaks, corrosion and signs of overheating
Burner checked and cleaned where it needs it
Heat exchanger inspected for scale and debris
Condensate trap emptied, cleaned and refilled
Seals and gaskets on the case and flue examined
Gas pressure and safety devices tested
Flue gas analyser run to check combustion
Readings and advice written up for you to keep
The order matters less than the thoroughness. A service that never takes the casing off cannot see the burner, the heat exchanger or the trap, and those are where most of the wear in a hard water town shows first. If a part is wearing, you are told what it is and what it costs to replace, and nothing extra is done without your agreement.
Get a fixed price before we start
Call and talk to an engineer, or send us the details and we will come back to you with a price.
At the end you should hold a written record listing what was checked, the flue gas readings, the gas pressure and anything the engineer advises. A tick on a sticker inside the cupboard is not the same thing.
Keep each year’s record with the boiler manual. It is what a manufacturer asks to see if you claim under the guarantee, and it is useful when you sell the house.
Where a reading is outside the range the manufacturer sets, the record says so, along with what was adjusted and whether anything still needs doing. If a boiler has to be switched off because it is not safe to use, the engineer explains why in plain words before doing it.
The flue gas analysis confirms the boiler is burning cleanly and that fumes are leaving the house as they should. A perished seal or a flue problem is found on the service, not after it has become a carbon monoxide risk.
A clean burner and heat exchanger put more of the gas you pay for into the water, and a boiler set up correctly cycles less.
Most manufacturers make a yearly service by a Gas Safe engineer a condition of their guarantee, including the up to 12 year guarantees on selected boilers we install.
An annual service is £99 + VAT (£118.80 including VAT). That covers the full inspection, the flue gas analysis and the written record, with nothing added for paperwork.
If an engineer is already in the house for a repair, a service can be added for £50 + VAT (£60 including VAT), taking about thirty minutes longer. That makes sense when the boiler has gone a while without one.
A weekday appointment between 8am and 5pm carries no call-out fee on top. If the service turns up a fault that needs fixing, the repair is priced separately and you decide whether to go ahead there and then or later.
The add-on version takes about thirty minutes because the casing is already off. A standalone service takes longer, and more again if the flue or boiler is hard to reach, so plan to be in for the visit.
Aim for September or October. The boiler has been idling all summer, any fault it has tends to show when it first works hard, and in autumn there is time to fix it before the frost settles on the valley sides.
Leave it until the first cold week and you are booking at the same moment as every breakdown in the county. A landlord with a gas safety record due can line both up for the same autumn date, which keeps the paperwork on one renewal each year.
Affinity Water’s own report for its Berkhamsted zone puts total hardness at 285 mg/l as calcium carbonate for 2025. That is classed hard, sitting just under the very hard line at 300.
Each time the boiler heats that water a little calcium drops out and clings to the hottest surfaces. On a combi the hot water plate collects most of it, and in any boiler the main heat exchanger does.
The service is where that shows up early, as a note on the record rather than a noise, a lockout or a cold shower in January.
Casing off, burner and heat exchanger inspected, flue gas readings taken, and a written record of what we found.
Building Regulations guidance says water above 200 mg/l should be treated before it feeds a combi, and Berkhamsted water is well above that. On the service we check the four things that make the difference.
A combi scale reducer on the incoming cold
Inhibitor at the right strength in the heating water
A magnetic filter, cleaned out on each visit
Radiators heating evenly, top to bottom
No magnetic filter yet? Fitting one is priced separately. If cold patches suggest sludge, we test the water and tell you honestly whether a power flush in Berkhamsted is really needed.
Last written record over twelve months old
Kettling or rumbling as the water heats up
Hot water that drifts between hot and lukewarm
A yellow or lazy flame where one is visible
Pressure that needs topping up more than once a season
Any one of these is a reason not to wait for autumn. Ring and we will fit in a visit, and if something needs repairing at the same time, you get the price before it is done. If the engineer is already with you for a repair, the service can be added at the lower add-on price rather than booked as a separate trip.
Landlords can have the annual gas safety check and record (CP12) done on the same visit as the service. That means one appointment to arrange with the tenant rather than two.
It suits the flats and canal side conversions in town, where access can mean a shared entrance and a search for parking. What the check involves is set out on our landlord gas safety page.
The two are different things. The gas safety record is the legal check a landlord must hold for the let, while the service is what keeps the boiler healthy and the guarantee intact. Doing both on one visit simply saves a second trip.
Berkhamsted has two conservation areas, the town’s own, designated in March 1969, and Northchurch, designated that October. Boilers in listed and period buildings there are often squeezed into cupboards, with flues run to wherever was allowed.
We check the terminal outside as well as the connection at the boiler, and note anything built, planted or fitted too close to it since the boiler went in.
We service combi, system and regular boilers of every common make, whether it is a modern condensing boiler in a canal side flat or an older regular boiler feeding a cylinder in a Victorian villa. If parts for an older model are becoming hard to find, we note it on the record so it is not a surprise later.

Yes. A flue gas reading is taken on every service and written on your record.
Affinity Water gives 285 mg/l for its Berkhamsted zone, classed hard, so scale protection is worth having.
Yes. Landlords can have the gas safety check and record carried out alongside the annual service.
It can. Most manufacturers expect a yearly Gas Safe service with a written record, so keep each one.
Yes. We check the flue terminal outside as well as the boiler, and if anything on the outside wall ever needed changing, we would flag the planning side before touching it.
Combi, system and regular boilers of all the common makes, not only the Vaillant, Ideal and Worcester Bosch models we fit.
You are told what it is and what it costs. Nothing is done until you agree.
Longer than the thirty minute add-on, because the casing, burner and trap all have to be opened from scratch. Awkward access to the flue can add time, and the engineer will tell you if it will.
No. The CP12 is the legal safety record for a let, while the service keeps the boiler working well. Both can be done on one visit.
