HERTFORDSHIRE, BEDFORDSHIRE & CAMBRIDGESHIRE
A boiler service in Biggleswade should leave you knowing how the boiler is burning, not just that someone called. The visit is priced at £99 + VAT (£118.80 including VAT), and you keep a written record of every reading.

Our engineer works through the boiler in a fixed order, because each check depends on the one before it:
Confirm the boiler is working and ask about any faults you have noticed
Isolate the boiler and take the casing off
Inspect the burner and ignition, cleaning where needed
Examine the heat exchanger for scale, deposits and corrosion
Remove, flush and refit the condensate trap
Check the seals and gaskets that keep combustion gases inside the case
Test the gas pressure and the safety devices
Measure the flue gases with a calibrated analyser
Check system pressure, the expansion vessel and the flue terminal outside
Nothing is replaced during the service without your agreement. If a part is worn, you are told what it is, what it does and what it would cost.
Get a fixed price before we start
Call and talk to an engineer, or send us the details and we will come back to you with a price.
At the end you receive a written service record. It should show the make and model, the date, the flue gas readings, the gas pressure, what was cleaned and anything the engineer found that needs attention.
Keep it with the installation paperwork. It is the evidence a manufacturer asks for when a warranty claim is made, and a buyer may ask for it if you sell. A service that leaves no record is hard to prove ever happened.
Read it before the engineer leaves. If a reading is marked as borderline or a part is noted as worn, ask what it means and how urgent it is. A good engineer will happily explain the numbers rather than just hand over a form.
The flue gas analysis is the part that protects the household. It shows whether the boiler is burning cleanly and whether combustion products are leaving through the flue rather than into the room. Looking at the flame cannot tell you that.
Clean burners and heat exchangers get more warmth out of every unit of gas. Small faults, such as a sticking fan or weak ignition, are also cheaper to put right in autumn than in a January breakdown.
Most manufacturer guarantees depend on a yearly service by a Gas Safe engineer, and a missing year can leave you paying for a repair that would otherwise have been covered. New boilers we fit can carry up to 12 years on selected models, and that cover relies on the servicing being kept up.
Breakdowns tend to arrive on the coldest week of the year, when the boiler is working hardest. A worn seal, a partly blocked condensate trap or a weakening pump found in the autumn becomes a planned repair at a time that suits you instead.
A standard annual service in Biggleswade is £99 + VAT (£118.80 including VAT). Weekday visits carry no call-out fee.
Is one of our engineers already booked in to repair something? Tagging the service onto that visit costs £50 + VAT (£60 including VAT). It adds about thirty minutes, since the engineer is already at the boiler, and saves arranging a second visit.
If the service turns up a fault, you are given the repair price before anything is done. Every rate we charge is on our pricing page.
All the sources we have checked class Biggleswade water as hard, and some go further and call it very hard. We have not confirmed the supplier’s own figure for SG18, so we leave the number out and read the evidence inside your boiler instead.
On a combi, that means the plate heat exchanger feeding the taps, where scale shows as hot water that wavers in temperature. On any boiler, it means the main heat exchanger, where scale shows as kettling and a boiler that struggles to shed its heat.
Official guidance under the Building Regulations is to treat water above 200 mg/l before it reaches a combi. Many manufacturers write a similar expectation into their warranty terms for hard water areas, depending on the model.
If your boiler already has a scale reducer on the cold feed, we check it is still doing its job. If it has none, we tell you whether the boiler’s terms expect one and leave the decision with you.
The water in the radiators matters as much as the water at the taps. While the boiler is open we check the inhibitor level and look at the condition of the system water.
Dirty water shows up as radiators cold along the bottom and pumps that give up early. Where it is a problem we explain the options. Where it is fine we say that too, and suggest nothing.
Biggleswade homes run from the centre rebuilt after the 1785 fire to houses finished in the last few years at King’s Reach, so the systems we open vary a great deal. An older open vented circuit with a tank in the loft and a sealed system a few years old get the same careful checks, adjusted to how each one works.
Casing off, burner and heat exchanger inspected, flue gas readings taken, and a written record of what we found.
For rented homes, the annual gas safety check and record, the CP12, can be done on the same visit as the service. That is one appointment to arrange with your tenant rather than two.
The service record and the gas safety record do different jobs, so file both. What the check covers is explained on our landlord gas safety certificate page.
Tell us when you book whether the tenant will be home or whether we should collect keys, and which gas appliances are in the property besides the boiler, so the right checks are planned before the day.
No service record from the last twelve months
A yellow or lazy flame, where the flame is visible
Pressure needing a top up more often than it used to
Kettling or rumbling as the boiler fires
Sooty marks on the case or around the flue terminal
Mention any of these when you book. Sooty marks or a smell of fumes are different: switch the boiler off and ring us straight away, and if you smell gas, call the National Gas Emergency Service on 0800 111 999 first.
For Biggleswade homes we suggest September or October. The heating has barely been used, so anything the service finds can be put right before you rely on it every day.
Wait for the first frost and you are ringing at the same moment as every household whose boiler has just stopped. Keeping to the same month each year also makes your warranty record easy to follow.
How long a standalone service takes depends on the boiler and how easy it is to reach. We do not cut the combustion test short to save time.
Combi, system and regular boilers of all makes, including the Vaillant, Ideal and Worcester Bosch models we install. The work is done by our own Gas Safe engineers, registration 956889, who show their ID card on arrival.
If a boiler is nearing the end of its life, we tell you at the service rather than waiting for it to fail. How we deal with faults is set out on boiler repair in Biggleswade.
On a regular or system boiler with a hot water cylinder, the engineer also looks at the controls that switch between heating and hot water, since a sticking motorised valve is a common reason for one working without the other.

A service record with the readings, what was cleaned and anything that needs attention. Keep it with the boiler paperwork, because a warranty claim relies on it.
For a standard annual service on a weekday, yes, which is £99 + VAT (£118.80 including VAT). Any repair found during the visit is priced separately and only done if you agree.
Yes, for £50 + VAT (£60 including VAT). It takes about thirty minutes while the engineer is already there.
It can, mainly through scale on the heat exchangers. Annual servicing and suitable scale protection limit the damage.
Once a year, which is also what most manufacturer warranties expect.
Yes. Seals can fail and combustion can drift while the heating still works, and the flue gas test is how that is found.
Yes. The gas safety check and record can be done on the same visit as the service.
