Boiler Servicing in Bishop’s Stortford

Once a year someone should take the case off your boiler and test what it is burning. In Bishop’s Stortford, where the supply is among the hardest we see, that visit also shows how fast scale is building.

Boiler Servicing in Bishop’s Stortford

Step by step, what the engineer does

Before the case comes off

The engineer asks how the boiler has behaved, checks the pressure, looks at the flue terminal outside and runs the boiler to see how it lights and settles. A fault you have only noticed on cold mornings is worth mentioning here.

Inside the boiler

With gas and power isolated and the casing off, the burner, electrodes, fan and main heat exchanger are inspected and cleaned where needed. Seals and gaskets on the combustion chamber are checked for wear, because a tired seal is how fumes find a way out.

Condensate and gas

The condensate trap is removed, cleaned and refilled, and the pipe is followed to the drain. Gas pressure at the appliance is tested, and the safety devices are proved to shut the boiler down when they should.

Combustion test and record

With the case back on, a calibrated flue gas analyser reads what the boiler is producing. The readings go on a written record with everything the engineer found and did.

The paperwork you should be given

Every service ends with a written record: the date, the make and model, the combustion readings, what was cleaned or adjusted and any defect found. If you were not given one last year, it is fair to ask why.

Keep it with the boiler’s warranty papers. If you ever make a claim, the manufacturer will want to see an unbroken run of annual services by a Gas Safe engineer.

The same folder is useful if you sell. Buyers and their surveyors often ask about the boiler’s history, and a run of records answers the question in a minute.

Why a yearly service is worth it

Safety comes first. A flue gas reading is the only way to know a boiler is burning cleanly, and a partly blocked flue or failing seal gives no warning you can see from the kitchen. A carbon monoxide alarm is a backstop, not a substitute.

Then running costs. A clean burner and clear heat exchanger turn more of your gas into heat, and a small problem found in October is usually cheaper than the same part failing in January.

Then the warranty. Most manufacturers make an annual service a condition of cover, and on selected boilers that cover can run for up to 12 years, which is a lot to lose over one missed visit.

Price, and adding a service to a repair

An annual boiler service in Bishop’s Stortford costs £99 + VAT (£118.80 including VAT), the same as everywhere else we work, with nothing added for the drive over from Stevenage.

If one of our engineers is already with you for a repair, a service can be added for £50 + VAT (£60 including VAT), which takes about thirty minutes. Our pricing page has everything else.

The price covers the strip down, the combustion test and the written record. Parts are not included; if something needs replacing, you get a separate price before any work starts.

Very hard water and what it does to a boiler

Affinity Water publishes total hardness of 345 mg/l for its Bishop Stortford zone, AF018. That is the supplier’s own 2025 figure for the district, not a test of your tap, and it is well into very hard.

On a Stortford service we look for the tell tale signs: flakes of scale in the condensate trap, deposits on the heat exchanger, a combi whose hot water no longer holds a steady temperature, and the first hint of kettling as the burner fires.

Found early, those are a note on the record and a conversation about protection. Left for a few winters, they become a new plate heat exchanger or a failed pump.

Protecting the boiler from scale

Building Regulations guidance says water above 200 mg/l should be treated where it feeds the hot water circuit of a combi. At 345 mg/l that applies across the town, and some manufacturers write their own water treatment conditions into their warranty terms.

On the heating side, inhibitor protects the metal inside radiators and the heat exchanger. We check the system water on every visit, say whether the dose is low, and if the water is badly contaminated, whether a power flush would help or not.

A magnetic filter on the heating return catches sludge before it reaches the boiler. It does nothing for limescale on the hot water side, and it is quoted separately if you want one fitted.

Checked properly, recorded properly

Casing off, burner and heat exchanger inspected, flue gas readings taken, and a written record of what we found.

Landlords letting in CM22 and CM23

For a let property, the annual gas safety check and record (CP12) can be done on the same visit as the service, so the tenant arranges one appointment and you receive both sets of paperwork together.

The landlord gas safety certificate page explains what the check covers. If you let several homes around the town, lining their service dates up keeps the calendar simple.

Signs a boiler is overdue

More than twelve months since the last written record

Hot water that swings between hot and lukewarm

Pressure that needs topping up every few weeks

A bang or rumble when the heating first comes on

Lockouts that clear with a reset and then return

Staining or soot marks around the casing or flue

A condensate pipe that gurgles or drips outside

Any one of these is a reason not to wait for the usual date. Staining near the flue is a reason to switch the boiler off and ring us today, and a carbon monoxide alarm going off means opening windows, leaving the house and calling 0800 111 999.

Booking in September or October

Early autumn is the sensible window. The heating has been off since spring, and parts that are wearing tend to show it on the first few cold mornings, when you want the house warm rather than a queue for repairs.

If you have missed a year, there is no need to hold on until autumn. Newer homes at Stortford Fields and St Michael’s Hurst are no exception, because the first service falls due a year after the boiler was fitted.

When you book, tell us where the boiler lives, whether that is a kitchen cupboard, a loft or a cellar, so the engineer arrives with the right ladders and lighting.

If the service turns up a fault

Sometimes a service finds a worn seal, a sticking diverter or an ignition electrode near the end of its life. The engineer tells you what it is, whether the boiler is safe to keep using and what a repair would cost. If the part is on the van and you agree the price, it can often be fitted there and then.

Anything unsafe is made safe there and then and noted on the record. Everything else is your decision, and a repair follows our boiler repair in Bishop’s Stortford pricing.

Frequently asked questions

That depends on the model and how easy it is to reach, so ask when you book. A service added to a repair visit takes about thirty minutes, because the engineer is already there.

Not for a standard annual service, which is £99 + VAT (£118.80 including VAT). Any repair it turns up is priced separately and only done with your agreement.

Yes. The CP12 check and record can be carried out on the same visit as the service.

Once a year is right for most boilers. The hard water makes it more important not to skip a year, and to have scale protection on a combi.

Combi, system and regular gas boilers of all makes. We fit mostly Vaillant and Ideal, and also Worcester Bosch.

A written service record with the combustion readings and findings. Keep it with the warranty documents.

Yes. Most manufacturers expect a service every year from the start, and a gap can put the guarantee at risk.

The engineer can check it on the service and price a replacement, which is a small job next to a scaled plate heat exchanger.

Not on its own. The CP12 is a safety inspection with its own record, while a service also cleans and adjusts the boiler. We can do both on one visit.

Yes. A service changes nothing outside the house, so the Article 4 rules on flues and pipes only matter if a flue ever has to be moved or replaced.

Yes. We pay extra attention to the condensate route and any condensate pump, which matter more when the boiler is below ground level.
