HERTFORDSHIRE, BEDFORDSHIRE & CAMBRIDGESHIRE
A proper yearly service in Brookmans Park costs £99 + VAT (£118.80 including VAT). In a village where most heating was added long after the houses were built, it is also a yearly look at the system behind the boiler.

Asks about any faults, noises or pressure changes since last year
Checks the gas supply, the flue route and the terminal outside
Removes the casing and inspects the combustion chamber
Examines and cleans the burner and checks the ignition
Inspects the heat exchanger for scale, corrosion and blockage
Clears the condensate trap and checks the pipe for a free fall
Checks seals, runs a flue gas analysis and tests the safety devices
A service is a hands-on job with the boiler opened up, not a glance at the display. Once the casing is back on, the boiler is run on heating and then hot water to make sure it lights cleanly, modulates and shuts down as it should, and the engineer talks you through what they found before leaving.
Get a fixed price before we start
Call and talk to an engineer, or send us the details and we will come back to you with a price.
You should always end up with a written service record. It lists the boiler, the checks made, the combustion readings and anything the engineer recommends, with a price for any work that was advised.
Keep it with the boiler manual. If you make a warranty claim, the manufacturer will ask for proof of servicing, and if you sell the house a buyer’s surveyor may ask for it too. A sticker on the casing with a date and a signature is not a service record. Check the record shows the engineer’s name and the company’s Gas Safe number, which for us is 956889, so there is no doubt who did the work.
A boiler can keep heating the house while burning badly. Only a flue gas analysis shows that, and poor combustion is where carbon monoxide risk begins. Seals that have perished can also let fumes into the room without any obvious sign.
A clean burner and heat exchanger pass more of the gas’s heat into the water, so the boiler burns less to do the same job. A boiler that is correctly set up also cycles on and off less, which is kinder to its parts.
Nearly all boiler makers write a yearly service by a Gas Safe engineer into their guarantee terms. Miss one and a later claim can be refused, however minor the fault that caused it.
The annual service is £99 + VAT (£118.80 including VAT) whatever make you have, and a weekday booking between 8am and 5pm carries no call-out fee.
Plan on the engineer being with you for about an hour, a little longer if the condensate trap or heat exchanger needs a proper clean. You do not need to clear the whole kitchen, just the space around the boiler and a route to it.
If we are already with you for a repair, the service can be added for £50 + VAT (£60 including VAT). It takes around thirty minutes on top.
When the first houses here were sold, some came with central heating in the hall and on the landing only. The full systems that followed were added in stages, so a modern boiler in the village may be working with pipework from several eras.
That is why we look at the system water as well as the boiler. Dark, dirty water from a drain point, cold patches at the bottom of radiators or a magnetic filter full of sludge all tell us how the system is ageing. We check the inhibitor level too, and if a clean is worth considering we will say whether power flushing is justified or not.
Affinity Water supplies Welwyn Hatfield, but it publishes no zone report that we can tie to the village, so we do not quote a hardness number here. The zones it publishes nearby are hard.
So on every service we look for the evidence itself: white deposits in the condensate trap, a combi that is slow to deliver steady hot water, or a heat exchanger that sounds like a kettle. Building Regulations guidance is that water above 200 mg/l should be treated before it reaches a combi, and if we see scale building we will talk you through a scale reducer on the incoming main.
Casing off, burner and heat exchanger inspected, flue gas readings taken, and a written record of what we found.
If you let a property here, the annual gas safety check and the record that goes with it (the CP12) can be carried out on the same visit as the boiler service. The tenant only needs to give access once.
Anything that fails the check is written up and priced so you can decide how to deal with it. Our landlord gas safety page explains what the check covers and what records you should keep.
If the tenant cannot be home, tell us when you book and we will agree a time that suits them. Booking in the same month each year keeps the checks in step, so there is never a gap between one record and the next.
If any of these sound familiar, do not wait for a convenient month:
Sooty marks on or around the casing
A yellow or lazy flame on an older boiler
Pressure that creeps down between top-ups
Hot water that wanders between hot and warm
New banging, whistling or gurgling on start-up
No service record for more than a year
Sooty marks, a lazy flame or a carbon monoxide alarm going off need a Gas Safe engineer straight away, not at the next service. Every home with a gas appliance should have a working CO alarm.
A service sometimes turns up a part near the end of its life, such as a weeping seal, a failing fan or a trap that is cracked. The engineer explains what was found, records it and gives you a price. Nothing extra is done without your agreement.
If a small part is on the van and you want it fitted there and then, you know the cost first, and the repair carries our 12 month labour guarantee. If the part has to be ordered, the engineer tells you whether the boiler is safe to use in the meantime.
If something is found that is unsafe, the engineer has to tell you and, with your permission, turn the appliance off until it is put right. It is rare, and it is exactly what the service is there to catch. The reverse also works: if we are with you for a repair, we can add a service for £50 + VAT on the same visit.
September or October suits most households. The heating has been off all summer, and a service before it runs every day leaves time to fix anything found while you can still manage without it.
We service all the common makes, including the Vaillant, Ideal and Worcester Bosch boilers we fit. Landlords often book the same month every year so the gas safety record never lapses. If it has already been more than a year, do not wait for autumn. A boiler that breaks down in December has usually been giving small signs for months, and the autumn service is where those signs get noticed. Booking early also means you get a time that suits you rather than the first slot left.

Around an hour for most boilers, a little longer if parts need a thorough clean.
Yes. A boiler can run while burning poorly, and only a flue gas analysis shows that.
Yes, landlords can have the gas safety check and record done while we are there for the service.
All the common makes, whoever fitted them, including combi, system and regular boilers.
It depends on what we find. If the trap and heat exchanger show scale building, it is worth considering on a combi.
A written service record with the readings taken, what was checked and anything we recommend.
It can. Skipping a year gives a manufacturer grounds to refuse a claim under its guarantee.
Only at the start, to let the engineer in, and at the end, to hear the results.
Mention it when you book so the engineer knows. A secure ladder, boarding and a light up there make the visit quicker and safer.
We service boilers throughout Brookmans Park, from The Grove, Kentish Lane and Georges Wood Road to Westlands Drive, Peplins Way and the Bluebridge area.
