HERTFORDSHIRE, BEDFORDSHIRE & CAMBRIDGESHIRE
For £99 + VAT (£118.80 including VAT), a Broxbourne boiler gets a full yearly service. Our Gas Safe engineer takes the casing off, cleans and tests what matters and leaves a written record.

A proper service has a fixed order. Each stage is carried out on every boiler, not only when something looks wrong.
The boiler is made safe and the casing comes off
Burner and heat exchanger are inspected, and cleaned where needed
The condensate trap is emptied, flushed and refilled
Seals and gaskets are checked for wear or damage
Gas pressure and safety devices are tested
Flue gases are measured with a calibrated analyser
The flue terminal outside is looked at too, because a damaged or obstructed terminal matters as much as anything inside the case. The readings then go on the written record you keep.
Get a fixed price before we start
Call and talk to an engineer, or send us the details and we will come back to you with a price.
Before the engineer leaves you should have a written service record: the boiler make and model, the date, the flue gas readings and anything found or advised. If a service ends without one, it is hard to prove it ever happened.
You should also hear, in plain words, what state the boiler is in and whether anything is starting to wear. If everything is fine, the record says so and nothing is sold to you.
Keep the records together with the manual. When you come to sell, a buyer’s surveyor may ask for them, and a run of yearly entries tells a better story than a boiler with no history at all.
Incomplete combustion can produce carbon monoxide without any smell. A failing seal or a partly blocked flue gives few signs on its own, which is why the analyser reading matters.
A clean burner and heat exchanger pass heat into the water properly, so less gas is wasted and the boiler fires less often to reach temperature.
Most manufacturers only honour a guarantee if the boiler has been serviced every year by a Gas Safe engineer, and they may ask to see the record.
Small faults found early, like a weeping seal or a condensate trap starting to clog, are cheap to deal with. The same faults found in January, when the boiler has stopped, are not.
Newer boilers usually carry a manufacturer guarantee lasting several years, and selected models we fit come with up to 12 years. Every year of that cover depends on an annual service being done and written down.
Terms differ between makes. Keep the boiler paperwork where you can find it and have it out when we arrive, so the engineer can check the service interval it asks for and any conditions, such as water treatment on the system.
If your boiler is one we installed, we registered the warranty for you at the time, and the annual service keeps it running. If someone else fitted it, the manufacturer’s registration details are usually in the pack left with the boiler.
Broxbourne is generally listed as Thames Water supply, and Thames describes the water across its area as hard. We have no Thames figure for EN10 itself, so we describe it rather than quote a number.
Water like that builds scale where it is heated. In a combi, that is mainly the plate heat exchanger for the taps, and the first sign is hot water that takes longer to arrive or wanders in temperature. The service is where we spot it early.
National guidance linked to the Building Regulations says a combi fed with water harder than 200 mg/l should have that feed treated. On the service we look for a scale reducer on the incoming main and check whether it still appears to be doing anything.
The same water seizes isolation valves, so we try the valves around the boiler while we are there. A valve that will not turn is far better found on a service than during a leak.
Inhibitor in the heating circuit guards against corrosion and sludge, and it does not last forever. We check its level and the condition of the water on every service.
If the water is dark and radiators have cold patches, we explain the options. A power flush starts from £595 + VAT for up to five radiators, but we test first and say plainly when a flush is not what is needed.
A magnetic filter on the return pipe catches loose debris before it reaches the boiler. It is not included in a flush and is priced separately, and on a service we tell you whether one is fitted and when it was last emptied.
Casing off, burner and heat exchanger inspected, flue gas readings taken, and a written record of what we found.
The annual service is £99 + VAT (£118.80 including VAT), with no call-out fee on weekdays between 8am and 5pm.
There is no fixed stopwatch on it. A boiler tucked into a tight cupboard, or one whose checks throw something up, simply takes longer, and we would rather that than a rushed list.
When an engineer is already at your home for a repair, the service can be done at the same time for £50 + VAT (£60 including VAT). Because the case is already off, the extra work is about thirty minutes.
Landlords need an annual gas safety check and record, known as a CP12. We can carry it out on the same visit as the service, so your tenant arranges access once rather than twice.
It is a separate check with its own record, so mention it when you book. The landlord gas safety certificate page explains what is covered.
Tell us when you book where the boiler is, whether it is in a loft, a cupboard or a flat above a shop, and how the tenant would like access arranged. It saves a wasted trip, and your tenant is not left waiting in all day for an engineer who cannot get to the appliance.
A pressure gauge that drops between top-ups, soot or staining around the case, a yellow or lazy flame where you can see one, new noises when the boiler fires and hot water that has become sluggish are all reasons to book rather than wait.
The best months are September and October. The boiler has had a quiet summer, the heating is about to be needed, and there is time to fix anything the service finds. An autumn slot also sets a sensible date for every year that follows.
If a carbon monoxide alarm sounds, do not wait for a service. Turn the boiler off, open windows, get outside and call the National Gas Emergency Service on 0800 111 999.
The engineer explains what was found, notes it on the record and prices the repair before touching it. Nothing beyond the service is done without your agreement, and small jobs like clearing a blocked condensate trap are part of the service anyway.
We service all common makes of gas boiler, combi, system and regular, including the Vaillant, Ideal and Worcester Bosch models we fit. Our engineers are directly employed, work under Gas Safe registration 956889 and carry ID cards you can ask to see. For breakdowns, see boiler repair in Broxbourne.
