Boiler Servicing in Buntingford

Buntingford’s water is very hard, which makes the yearly boiler service more than a formality. Here is what our Gas Safe engineers check, what it costs and how to keep scale away from your boiler.

Boiler Servicing in Buntingford

Very hard water and the annual service

Affinity Water’s own 2025 figure for the Buntingford/Therfield zone is 375 mg/l total hardness, very hard by any measure. Every time your boiler heats water, some of that hardness comes out as scale, and the report puts calcium, the main scale former, at an average of 150 mg/l.

It settles first on the main heat exchanger and, in a combi, on the plate heat exchanger. A service is where we see it building, from the sound of the boiler, how quickly the hot water reaches temperature and what the readings show. You will already know the look of it from kettles and showerheads.

Catching it then means a planned descale or a scale reducer, rather than a lockout on a freezing morning.

Hard water also stiffens the isolation valves beneath the boiler. We turn them during the service so they will move when someone needs them to.

Call and talk to an engineer, or send us the details and we will come back to you with a price.

What the engineer does

With the boiler isolated and made safe, the casing comes off and the inside is examined for leaks, corrosion and signs of overheating.

Burner: inspected and cleaned where needed

Heat exchanger: checked for scale, debris and corrosion

Condensate trap: removed, cleaned and refilled

Seals and gaskets: checked for wear or weeping

Gas pressure and safety devices: tested

Flue gas analysis: combustion measured with an analyser

The boiler is then run on heating and hot water, the casing goes back on, and the results are written up on a service record you keep. The engineer also looks over the controls, the pressure gauge and the visible pipework, and mentions anything that looks wrong.

The record you keep

The written record shows the readings, what was checked and any advice. It is your proof of servicing when a manufacturer asks, and a useful history for the next engineer who opens the boiler.

If your boiler came with the house and no record exists, the first service with us starts one, with the make, model and readings noted for comparison next year.

In a house with a long past, as so many in the town centre have, a file of service records also helps when the property changes hands. Keep them with the manual and the installation certificate.

Price and timing on the day

The yearly service is £99 + VAT (£118.80 including VAT), with the flue gas analysis and written record included. There is no extra charge for cleaning the condensate trap.

Already having a repair done by us? A service can be added for £50 + VAT (£60 including VAT) while the engineer is there, about thirty minutes of extra time.

How long a service takes on its own depends on the boiler and how easy it is to reach, and the engineer will give you an idea when they arrive. It helps to clear the cupboard around the boiler beforehand and have earlier service records to hand.

Why yearly

Safety

Flue gas analysis confirms clean burning. A failing seal or a blocked flue is found before it becomes a carbon monoxide risk, and measuring beats guessing.

Efficiency

A scaled heat exchanger passes heat less well, so the boiler burns more gas for the same warmth. On a 375 mg/l supply, that adds up, and a clean burner set up properly keeps it running as its maker intended.

Warranty

Most manufacturers ask for a yearly Gas Safe service, recorded in writing. Selected boilers we fit carry guarantees of up to 12 years, which depend on it.

Reliability

Parts that wear gradually, such as seals and electrodes, are spotted on a calm visit rather than failing during a cold snap.

Scale reducer, inhibitor and filter

On a combi, a scale reducer on the cold supply slows the build up on the hot water side. If you do not have one, we will tell you; with the local figure, it is one of the better small additions for a Buntingford boiler.

The heating circuit is a sealed loop, so once it is filled, hardness matters less there. What protects it is inhibitor at the right strength, which we test, and a magnetic filter to catch sludge, which we clean if fitted and quote separately if not.

If the heating water is dirty enough to harm the boiler, we say so and explain the options, including a power flush. If it is not, we say that too.

A combi that has already scaled heavily needs more than a reducer. Descaling or a new plate heat exchanger is a repair, priced and agreed separately.

Checked properly, recorded properly

Casing off, burner and heat exchanger inspected, flue gas readings taken, and a written record of what we found.

Signs your boiler is overdue

If nobody can remember the last service, it is overdue. Other signs to watch for:

Kettling or banging when the heating starts

Hot water taking longer to come through

Soot marks or staining near the boiler or flue

Pressure falling between top ups

Radiators slower to warm than they used to be

On older boilers with a visible flame, yellow rather than blue

A smell of gas is not a service matter: leave, avoid switches and call the National Gas Emergency Service on 0800 111 999. Carbon monoxide has no smell at all, so keep a working alarm near the boiler.

Old buildings and awkward flues

The conservation area holds 89 listed buildings, from 15th century timber frames to Victorian terraces in plum and red brick. Boilers in these homes are often tucked into corners, with flues that took some working out, and the pipework around them usually mixes several eras.

We plan parking and access before arriving on the High Street, work cleanly in occupied homes and note anything beyond the boiler on the record for you to consider. Where a flue runs through a roof void, we check what we can reach of its route. For a fault rather than a service, see boiler repair in Buntingford.

When the service finds a fault

You are shown what we found, told what it means and given a price. Nothing extra is done without your agreement, and if the part is on the van, it can often be fitted there and then.

If the boiler is unsafe to run, we explain why before isolating it, so you know exactly where you stand.

A worn part found in September is far easier to live with than the same part failing on a January night with the house going cold.

Landlords, hamlets and the right month

Landlords

The gas safety check and record, the CP12, can be done on the same visit as the service, saving a second appointment with your tenant. If anything fails, you get it in writing with a price, in time to put it right. See our landlord gas safety page.

Outlying homes

If your home in the hamlets is not on mains gas, tell us the fuel when you get in touch and we will confirm whether it is a boiler we service before booking. Where help is further away, an annual check matters all the more.

Timing

Aim for September or October. The boiler is checked before the heating runs daily, and any repair can be arranged before the first frost. A boiler that has sat idle all summer is more likely to show a fault on its first long run.

Frequently asked questions

£99 + VAT (£118.80 including VAT), or £50 + VAT (£60 including VAT) when added to a repair visit.

No. Once a year is right, but the heat exchanger gets extra attention each time, and we check that any scale reducer is still doing its job.

Guidance says water over 200 mg/l should be treated before it feeds a combi, and Buntingford’s zone figure is 375 mg/l.

Yes. The CP12 gas safety check and its record fit into the same appointment as the service.

Yes, on every service. The analyser reading goes on your written record, so you can see how the boiler was burning on the day.

September or October, while there is time to fix anything before winter. Appointments are also easier to arrange before the heating season starts.

Most guarantees require a yearly Gas Safe service with a written record, which ours provides.

We show you, explain it and give a price. You decide whether to go ahead, and if the part is on the van it can often be fitted then at the agreed price.

Yes, a Gas Safe ID card, which you are welcome to check. Our company registration, 956889, is on the public Gas Safe Register.

That depends on the boiler and how easy it is to reach, and the engineer will give you an idea on arrival. When we are already there for a repair, it adds about thirty minutes.
