HERTFORDSHIRE, BEDFORDSHIRE & CAMBRIDGESHIRE
In a town where nearly every boiler is modern and the water measures 317.8 mg/l, a yearly service keeps the guarantee valid and catches scale before it stops the boiler.

Our engineer starts by asking how the boiler has behaved since the last service, whether it has locked out or lost pressure, and then checks the pressure gauge, the controls and the flue terminal outside the house.
Casing removed and the inside inspected for leaks, corrosion and overheating
Burner checked and cleaned where needed
Heat exchanger inspected for scale and debris
Condensate trap emptied, cleaned and refilled
Seals and gaskets checked for wear
Flue gas analysed to confirm safe, efficient combustion
It finishes with a written record of the checks, the readings and anything we recommend. If the boiler is in good order, the record says that too.

The written service record is the part people forget to ask for. It should show the boiler, the date, the flue gas readings and what was checked. Without it there is no proof the service was done.
Keep it with the boiler manual and any warranty paperwork. In a town where most boilers are relatively modern and many are still under manufacturer guarantee, that record is often what decides whether a claim is accepted. It also helps when you sell, because buyers and their surveyors ask for it.
Combustion can drift out of line without any sign you would notice, even on a boiler only a few years old. The flue gas analysis is the only reliable way to know the boiler is burning cleanly and venting as it should.
A clean burner and heat exchanger turn more of the gas into heat. Over a winter of running, that shows up in the bills.
Boiler makers almost always tie their guarantee to a yearly service by someone on the Gas Safe Register. On selected boilers we fit, that guarantee runs to as long as 12 years, and the record is what keeps it valid.
Worn seals, a weak ignition electrode or early scale are all easier and cheaper to deal with in the autumn than when the boiler stops on a cold January evening.
Cambourne is in Cambridge Water’s Coton zone, Z6, according to the company’s own list of parishes. Its 2025 samples give total hardness of 317.8 mg/l as calcium carbonate, or 22.2 Clark degrees, with calcium at 120.4 mg/l. That is Cambridge Water’s zone figure, not a reading from your own tap.
At that level, scale starts affecting a combi from its first year. It builds fastest on the plate heat exchanger that heats the taps, and more slowly on the main heat exchanger.
During the service we look for early signs, such as hot water that dips in temperature or deposits in the condensate trap, and tell you before they turn into a lockout. We note what we see each year, so you can tell whether scale is building faster than it should and whether the treatment you have is working.
Building Regulations guidance says water above 200 mg/l should be treated before it reaches a combi, so a scale reducer on the cold supply is the main defence here. We check whether one is fitted and whether it is still doing anything.
On the heating side, inhibitor slows corrosion inside radiators and the heat exchanger, and we check it is present and at a sensible strength. A magnetic filter catches sludge before it reaches the boiler: an existing one is cleaned on the service, and fitting one where there is none is quoted separately.
In the first phase homes, heating water has been circulating for over twenty years. If it is dirty, we tell you whether a power flush in Cambourne would genuinely help, or whether it is not needed.
The annual service is £99 + VAT (£118.80 including VAT), with no call-out fee on weekdays. The flue gas analysis and written record are included, and there is nothing extra for the condensate trap or the filter clean.
When we are already at your home for a repair, the service can be added for £50 + VAT (£60 including VAT). It takes around thirty minutes, because the engineer is already there and set up.
A standalone service takes longer, and how long depends on the boiler and on what the engineer finds. If something needs more time than expected, you are told before any extra work starts, and there is never a charge you have not agreed.
Casing off, burner and heat exchanger inspected, flue gas readings taken, and a written record of what we found.
A service sometimes turns up something worn but still working, such as a hardened seal, a tired ignition electrode or early scale. The engineer shows you, notes it on the record and gives you a price.
Whether it is done that day or later is your decision. Nothing is replaced without your agreement. If a fault makes the boiler unsafe, you are told plainly and why it should not be used.
Where a repair can go ahead on the spot, the engineer carries common parts on a fully stocked van. If a part has to be ordered, you are told how the boiler can be used safely in the meantime, if at all.
No service record from the last twelve months is the obvious one. Others include pressure that drifts down, a boiler that has become noisier, hot water that is slower to arrive or less steady, soot or scorch marks around the case, and a flame that looks yellow rather than blue where you can see it.
If you notice any of these, there is no need to wait for autumn. Ring and we will arrange a visit, and the engineer will look at that symptom first. A smell of gas is different: leave the house, and call the National Gas Emergency Service on 0800 111 999.
The annual gas safety check and record, the CP12, can be done on the same visit as the service, so the tenant only needs to give access once.
Anything that needs attention goes on the record with a price, so you can plan it before next year’s check. Landlords with several properties in town can line the visits up in the same month. Each item on the check, and what you receive afterwards, is listed under landlord gas safety certificate.
September or October is the ideal time, while the radiators are still mostly off. Faults found then can be sorted while the weather is still mild, and appointments are easier to choose than in midwinter, when most of our gas work is breakdowns. If your boiler is past its twelve months, ring now rather than waiting, because a missed year can already put a guarantee at risk.
Any make of gas boiler is covered, whether combi, system or regular. The boilers we install ourselves are mostly Vaillant and Ideal, plus some Worcester Bosch. Every visit is by one of our own employed engineers, who will show you their Gas Safe ID card; the company is registered under 956889, and any work we do carries a 12 month labour guarantee.

Emergency response within the hour
Our average response to an emergency call is under an hour across Hertfordshire, Bedfordshire and Cambridgeshire.
Yes. Most manufacturer guarantees require it, and very hard water starts affecting a combi from the first year.
The standard price is £99 + VAT (£118.80 including VAT). If an engineer is already there on a repair, the add-on price is £50 + VAT (£60 including VAT).
That varies with the boiler and with what turns up. Tacked onto a repair, allow half an hour or so.
Yes. Landlords can have the CP12 check and record completed on the same visit as the service.
Any make of gas boiler. Vaillant and Ideal make up most of what we install, with Worcester Bosch as well.
The engineer explains the fault and prices the fix. Nothing is done without your agreement.
We check whether a scale reducer is fitted and working, and tell you if one is worth adding. Fitting one is priced separately.
A written record of the checks and flue gas readings. Landlords also get the gas safety record if the CP12 check is done.
No. Weekday visits between 8am and 5pm carry no call-out fee.
Only access. Tell us where the boiler cupboard is and anything we need to know about getting into the building.
Yes, if one is fitted it is cleaned as part of the service. Fitting a new one is quoted separately.
We service boilers across Great Cambourne, Lower Cambourne and Upper Cambourne, where the oldest systems in the town are, and throughout West Cambourne, where many homes are only a few years old.
The price is the same in every part of CB23, whether the house was among the first built in 1998 or finished last year. For other work in the town, see our Cambourne page.
