HERTFORDSHIRE, BEDFORDSHIRE & CAMBRIDGESHIRE
A boiler service in Cheshunt costs £99 + VAT (£118.80 including VAT). Our own Gas Safe engineers open the boiler, test the combustion and leave you a written record of the work.

A standalone annual service in Cheshunt is £99 + VAT (£118.80 including VAT). That is a full service with the casing off, cleaning where needed, a flue gas test and a written record, not a look at the display.
If one of our engineers is already at your home for a repair, the service can be added for £50 + VAT (£60 including VAT), taking about thirty minutes more. All our charges are published on the pricing page.
There is no separate charge for the flue gas test or the written record. They are part of the service, because a service without them is not worth the name.
Get a fixed price before we start
Call and talk to an engineer, or send us the details and we will come back to you with a price.
The details vary between makes, but a proper service covers these steps.
Power and gas isolated, casing removed, inside inspected for leaks and corrosion
Burner and ignition electrodes inspected and cleaned
Heat exchanger checked for scale, debris and damage
Combustion chamber and case seals examined
Condensate trap removed, cleaned and refilled
Gas pressure tested at the meter and the boiler
Safety devices and controls tested
System pressure and expansion vessel checked on sealed systems
Flue gas analysis, then heating and hot water run and checked
If anything needs replacing, you are shown what and told the price before any work is done.
At the end you receive a written record of the readings, what was cleaned or replaced and anything that needs attention later. Keep it with the boiler’s manual and warranty papers.
If a warranty claim is ever made, the manufacturer will ask for these records. A buyer’s surveyor may ask too when the house is sold, so a complete run of them has real value.
Many boilers also have a service history page in the back of the manual or a record kept with the manufacturer. Where that applies, the engineer fills it in so the history stays in one place.
Carbon monoxide cannot be seen or smelled. Checking the seals and measuring the flue gases is how incomplete combustion is caught before it becomes dangerous.
Gas that is burned cleanly on a clean heat exchanger ends up as heat in your radiators. Scale or debris on the heat exchanger sends more of it up the flue.
Manufacturers generally make an annual Gas Safe service a condition of their guarantee, which on selected boilers runs to 12 years. A gap in the record can mean a refused claim.
Worn electrodes, sludge in the trap and a sticking pump all show up on a service. Found in October they are simple jobs, and in a January cold snap they are breakdowns.
Cheshunt is on Thames Water supply, and Thames Water says all the water it supplies is hard, because it comes through chalk and limestone. We do not put a number on it, as we have not seen a figure published by Thames Water for Cheshunt itself.
On services across EN7 and EN8 we regularly find scale in heat exchangers and on combi plate heat exchangers, and isolation valves that have seized open. The service is where it gets spotted early.
Building Regulations guidance says water above 200 mg/l should be treated before it reaches a combi, to slow scale. We check whether your boiler has protection on the incoming main and whether it is still working.
We also test the inhibitor in the heating water. Low inhibitor lets corrosion form the black sludge that blocks radiators and pumps, and topping it up is far cheaper than cleaning a system out.
Cheshunt Lakeside, built on the former Tesco headquarters site, and the Brookfield Garden Village homes west of the A10 have added a lot of new boilers to the town. Many are still inside the manufacturer’s guarantee, which makes the annual record especially important.
New homes often have a system boiler and an unvented cylinder rather than a combi. Tell us when you book, as a check of the unvented cylinder is priced separately and agreed in advance.
A new boiler is not a scale free boiler. Hard water starts depositing from the first week, so the early services are the ones that show whether the protection is working.
Keep the installer’s commissioning sheet with the service records. Between them they show the boiler has been looked after from day one, which is what a manufacturer checks first.
Casing off, burner and heat exchanger inspected, flue gas readings taken, and a written record of what we found.
In the 1930s homes and the post-war estates, boilers often feed older layouts: a cylinder in an airing cupboard, pipework altered over the years, sometimes narrow microbore runs. The boiler can be in good order while the system around it is struggling.
So we note the state of the heating water, the pump and the valves as well, and tell you plainly if any of them is heading for trouble, rather than just signing off the boiler. If the system water is dirty, our power flushing page explains when a flush is actually worth doing.
Near Churchgate, where some buildings are much older and may be listed, we service the boiler where it stands. If the flue or condensate route ever had to change, we would tell you before any work that consent might be needed.
A boiler that takes more than one attempt to light
Hot water temperature wandering on a combi
Pressure drifting down between top ups
Sooting or staining around the case or flue
A gurgling condensate pipe or water dripping from the case
Radiators slow to warm or cold at the bottom
No service record anyone can find
Any of these is a reason not to wait for autumn, so ring and we will arrange a visit sooner. If a carbon monoxide alarm sounds, turn the boiler off, open windows, get everyone outside and call the National Gas Emergency Service on 0800 111 999.
For rented homes in Cheshunt, the annual gas safety check and record (CP12) can be carried out on the same visit as the service. The tenant allows access once and both jobs are done.
The two are different documents. The CP12 is the legal safety record for the tenancy, and the service record keeps the boiler warranty in order, so file both. Our landlord gas safety certificate page explains the check.
With several properties we can keep each one on a fixed month, so records never lapse.
The check has to be repeated every twelve months, and your tenants should be given a copy of each record, so keeping it tied to the service date makes both easier to remember.
September or October is the best time. The boiler has been idle through the summer, and a pump that has stuck or an ignition that has started to struggle can be fixed calmly before the heating runs every day.
We service all common makes, whoever installed them. Every visit is made by one of our own Gas Safe engineers, registration 956889, carrying a photo ID card you are welcome to check.
Clear the area around the boiler before we arrive, and if it is in a loft, make sure there is safe access and light.
Expect the heating and hot water to be off while the boiler is open. Having last year’s record to hand helps the engineer compare readings and spot anything that has changed.

Yes. If the service shows scale building, we say so and explain whether protection on the incoming main would help.
Yes, all common makes, whoever installed them.
You are shown what it is and given the price, and nothing beyond the service goes ahead until you agree.
Yes. Older boilers are the ones where a worn part or early silting is most worth catching before winter.
A written service record with the flue gas readings and a note of anything that needs attention.
Yes. Manufacturers generally require a yearly Gas Safe service to keep the guarantee valid.
September or October suits most homes, before the radiators are needed daily.
It depends on the boiler and how much cleaning the burner and trap need. When it rides along with a repair, allow roughly thirty minutes extra.
The service covers the boiler, but the engineer notes anything obvious about the heating water, pump or valves and tells you if it needs attention.
