HERTFORDSHIRE, BEDFORDSHIRE & CAMBRIDGESHIRE
Boiler servicing in Codicote by our own Gas Safe engineers: £99 + VAT (£118.80 including VAT) for a full service with the casing off and a written record you keep.

The boiler is isolated and the front removed, and the engineer looks inside for water marks, corrosion, scorching or anything loose. Much of what goes wrong in a boiler leaves a trace here first.
The burner is inspected and cleaned where it needs it, and the heat exchanger is checked for scale and debris. In hard water, this is where deposits show up before they cause noise or lockouts.
The condensate trap is cleared and refilled, because a sludged trap is a common cause of winter shutdowns. Case and flue seals are checked, since a perished seal can let fumes or water out.
Gas pressure and the safety devices are tested, then a flue gas analyser reads what the boiler is producing. That reading is the proof the boiler is burning cleanly and safely.
Get a fixed price before we start
Call and talk to an engineer, or send us the details and we will come back to you with a price.
Every service ends with a written record of what was checked, the readings taken and any advice. It is yours to keep with the boiler manual.
You also get a straightforward account of how the boiler is doing. If all is well, that is what we tell you. If a part is wearing, you get a price and the choice of when to deal with it.
In the timber framed houses near the High Street, where reaching the boiler or flue can be awkward, the engineer will also say if access took extra time and why.
An annual service costs £99 + VAT (£118.80 including VAT), with the casing off, the flue gas analysis and the written record all included. There is no call-out fee for a weekday appointment between 8am and 5pm.
If an engineer is already with you for a repair, adding a service costs £50 + VAT (£60 including VAT) and takes about thirty minutes, because much of the boiler is already open.
The price covers the service itself. If a part turns out to need replacing, that is priced separately and explained before anything is ordered or fitted, and you can choose to leave it until a later date.
Codicote sits over a Principal Aquifer, with the chalk stream of the Mimram running below the village at Codicote Bottom. Affinity Water, which supplies the village, published a 2025 total hardness of 290 mg/l as calcium carbonate for its Codicote zone.
That is classed hard, just short of very hard. Water like that leaves scale inside a boiler over the years, mostly on the main heat exchanger and, on a combi, on the plate that heats the taps.
On every service we look for the signs: a rumble from the heat exchanger, a combi slow to reach temperature, and deposits on the parts we take out. Found early, it is manageable.
Building Regulations guidance says water above 200 mg/l should be treated before it feeds a combi, and Codicote water is well past that. These are the things we check or suggest.
A scale reducer on the cold supply to a combi
The right level of inhibitor in the heating water
A magnetic filter, cleaned on every service
A condensate trap free of flakes and grit
Radiators that heat evenly without cold patches
Hot water that holds its temperature
A magnetic filter is quoted separately if one is not fitted. If the heating water is badly contaminated, a flush may help, but we test first and say plainly when it will not. Our Codicote power flushing page explains how we decide.
A service is not a formality. It covers four things that matter to anyone with a gas boiler.
Safety: the flue gas test and seal checks find carbon monoxide risks early
Running costs: a clean burner gives more heat for each unit of gas
Warranty: manufacturers usually require a yearly Gas Safe service with a record
Fewer breakdowns: worn parts are replaced before they fail in the cold
The up to 12 year manufacturer guarantees on selected boilers we fit depend on that yearly record, so do not let one lapse. Keep every record together; a gap of a year is the first thing a guarantee claim is likely to be questioned on.
Casing off, burner and heat exchanger inspected, flue gas readings taken, and a written record of what we found.
No written record from the last twelve months is the obvious one. Others are a boiler that kettles as it heats, hot water that wanders between warm and hot, a pressure gauge you keep topping up, and a trap or condensate pipe that blocks every winter.
If you recognise any of these, do not wait for autumn. Ring and we will arrange a visit, and anything that needs repairing is priced before it is done.
A boiler that has gone two or three winters without a service is not necessarily unsafe, but it is the one most likely to fail on the first cold morning, and the one a manufacturer is least likely to help with.
Codicote’s higher ground takes the frost harder than the valleys, so a boiler that is going to struggle tends to do it in the first cold week. September or October is the time to have it serviced, while any fault can be fixed without a cold house.
A full service takes longer than the thirty minute add-on, and more again if the boiler or flue is hard to reach, so plan to be in. It is also a good moment to check that the condensate pipe is protected and that any garden tap can be isolated and drained.
Leave it until the first frost and you are ringing at the same moment as everyone whose boiler has just failed. A planned autumn visit is a far better place to discover a tired fan or a sticking valve than a January breakdown.
For let properties, the annual gas safety check and record, the CP12, can be done on the same visit as the service. One appointment with the tenant covers both.
They are not the same thing: the gas safety record is the landlord’s legal check, and the service keeps the boiler healthy. The landlord gas safety certificate page sets out what is inspected.
Book a few weeks before the current record runs out so there is room to fix anything the check turns up. If the tenant needs to be there to let us in, we agree a time with them directly if you would prefer.
The conservation area has 28 Grade II listed buildings, from red brick houses to sixteenth century timber frames. Flues in homes like these were often fitted wherever was permitted, so we check the terminal outside as well as the boiler.
At the other end of the scale, the new homes going up on the edge of the village have boilers still inside their manufacturer guarantee, and the yearly service is what keeps it valid.
We service combi, system and regular boilers of every common make, including the Vaillant, Ideal and Worcester Bosch models we install.

It costs £99 + VAT (£118.80 including VAT), with the casing off, flue gas analysis and a written record.
Faults show up when the heating first comes on. Catching them in autumn means they are fixed before the frosts on Codicote’s high ground.
Yes. One Codicote appointment can cover both the annual service and the CP12 check with its record.
Scale from water at 290 mg/l builds up in the heat exchangers over the years. Regular servicing and scale protection help it last.
Yes. The flue gas analysis and safety checks are there to find exactly that, and if the boiler is not safe to use we explain why before switching it off.
Yes, for £50 + VAT (£60 including VAT), taking about thirty minutes while the engineer is already there.
Yes. The manufacturer guarantee usually depends on a yearly Gas Safe service with a written record.
Longer than the thirty minute add-on, since everything is opened from scratch. Awkward access to a boiler or flue adds time, and the engineer will say if it will.
No, but in hard water it earns its place by catching sludge before it reaches the boiler. We quote for fitting one separately.
Combi, system and regular boilers of all the common makes.
