HERTFORDSHIRE, BEDFORDSHIRE & CAMBRIDGESHIRE
Whether your Cuffley home has a modern combi or a regular boiler with a cylinder and loft tank, an annual service costs £99 + VAT (£118.80 including VAT), with the casing off and the flue gases tested.

The engineer starts by asking how the boiler has been behaving, then runs it to see it working before isolating it and taking the casing off.
Inside, the burner and ignition are inspected and cleaned where needed, and the heat exchanger is checked for scale and deposits. The condensate trap is taken off, cleaned and refilled, and the seals that keep combustion gases inside the case are examined.
With everything back together, gas pressure and the safety devices are tested and an analyser goes into the flue to measure what the boiler is producing. That reading is the real test of whether it is burning safely, and it cannot be judged by eye.
Last come the system pressure, the expansion vessel and the flue terminal outside, and then you are handed a written record. If a part is needed, you hear what and how much before it goes in.
Where extensions have been built since the boiler went in, the engineer also looks at where the flue now sits. A terminal that once cleared open air can end up close to a new window or under a lean-to roof, and that needs putting right.

Call and talk to an engineer, or send us the details and we will come back to you with a price.
The record should list the boiler, the date, the combustion readings, the gas pressure, what was cleaned and anything that needs attention. File it with the boiler’s installation paperwork.
Manufacturers ask for these records when a warranty claim is made, and a buyer may ask for them when a house is sold. A run of records at roughly the same time each year is the simplest proof you have looked after the boiler.
If you have moved into a Cuffley house recently and found no records at all, treat the boiler as due. The first service tells you the make, the model and the condition it is in, and gives you a starting point for every year after.
Plenty of Cuffley homes still have a regular boiler, a vented cylinder and a feed and expansion tank in the loft. On those the service goes a little further: we look at the cylinder controls, the zone valves and the tank while we are there.
A feed and expansion tank that is overflowing, discoloured or missing its lid is worth knowing about, and so is a motorised valve that sticks. Neither is part of the boiler, but either can stop the heating on a cold morning.
If you are thinking about changing to a sealed system or a combi one day, the service is a sensible time to talk it through, with no pressure to decide.
Failing seals and poor combustion are found by testing, not by looking at the flame. The annual visit is where they are caught.
A clean burner and heat exchanger send less of your gas up the flue, and a clean condensate trap stops the boiler locking out on a cold night.
Most manufacturers make a yearly service by a Gas Safe engineer a condition of the guarantee. New boilers we fit can carry up to 12 years on selected models, and keeping the service going is what keeps that cover in place.
A pump starting to labour, an expansion vessel losing its charge or a cylinder thermostat drifting will all give trouble eventually. Hearing about them in October lets you plan the repair rather than wait for a cold house.
A standard annual service in Cuffley is £99 + VAT (£118.80 including VAT), with no call-out fee on a weekday.
If our engineer is already at your house for a repair, the service can be done during that visit for £50 + VAT (£60 including VAT), adding roughly thirty minutes. Our pricing page sets out every rate.
When a service shows up a fault, the repair is priced there and then and only goes ahead with your agreement. If it needs a part the van does not carry, the engineer explains what happens next before leaving.
Cuffley water is hard. Published sources disagree over whether Thames Water or Affinity Water supplies the village, and the only figure we have seen is a third party one, so we do not quote a number until the supplier confirms it.
What matters at a service is what the water has already done. On a combi we look for scale in the plate heat exchanger. On a regular system we ask how long the cylinder takes to reheat, because a scaled coil shows up that way first.
Building Regulations guidance is that a combi fed with water harder than 200 mg/l should have treatment on its supply. Several manufacturers write water treatment into their warranty terms in hard areas, so we check yours against the paperwork and tell you if anything is missing.
The heating circuit is a separate body of water. There the concern is corrosion and sludge rather than scale, so we check the inhibitor level and the look of the system water, especially on older microbore pipework where sludge collects fastest.
Casing off, burner and heat exchanger inspected, flue gas readings taken, and a written record of what we found.
Cuffley is largely big houses in big gardens, and many have grown through extensions and rebuilds. If an en suite or second bathroom has been added since the boiler went in, tell us how the hot water copes when two are in use.
A system at the limit of what it can supply is not a fault, but it is worth knowing before winter. We explain the options rather than pushing the first one.
Longer pipe runs to a distant bathroom also mean waiting longer for hot water to arrive, which is normal and not a sign that anything has failed. We will tell you which of the delays you notice are simply distance and which point to a problem.
If you let a house in Cuffley or Northaw, the annual gas safety check and record (CP12) can be done on the same visit as the service. The check itself, and what the engineer looks at, is described on our landlord gas safety page.
You get a separate record for each, so the tenancy file and the boiler warranty file each hold what they need.
Let us know when booking whether the tenant will be in, and list any gas fire or hob as well as the boiler, so the visit is planned properly.
Book a service soon if any of these apply:
More than a year since the last service record
The pressure needs topping up more often
Kettling or banging as the boiler lights
Hot water slower to arrive than it used to be
Radiators cold at the bottom or slow to warm
Staining or soot around the case or flue
The best months are September and October, before the heating works hard every day. Soot or fumes mean switch the boiler off and ring us, and a gas smell means calling the National Gas Emergency Service on 0800 111 999 first.
One of our own Gas Safe engineers, registration 956889, who will show their ID card on arrival. We service combi, system and regular boilers of all makes, including the Vaillant, Ideal and Worcester Bosch models we fit.
How long the visit takes depends on the boiler and what else is on the system, and a regular boiler with a cylinder and tank naturally takes longer than a combi. Any repair we carry out while there has a 12 month labour guarantee.
Our engineers work from our base in Stevenage in fully stocked vans. Because they are our own staff rather than subcontractors, the person who services your boiler answers to us for the standard of the work.
