HERTFORDSHIRE, BEDFORDSHIRE & CAMBRIDGESHIRE
Dunstable’s water is very hard by the supplier’s own measure, so the yearly service is where scale gets spotted before it stops the boiler. Ours costs £99 + VAT (£118.80 including VAT) and ends with a written record.

Every service follows the same sequence, whatever the make or age of the boiler:
A quick chat about how the boiler has behaved since last winter
A visual check of the flue, the terminal and the gas supply
Casing off and the combustion chamber inspected
Burner examined, cleaned where needed, ignition checked
Heat exchanger checked for scale, corrosion and blockage
Condensate trap emptied, flushed and refilled
Case and flue seals checked for wear or gaps
Flue gas analysis to confirm safe, efficient combustion
Safety devices, pressure and controls tested before handover
Only after all of that is the boiler run up on heating and hot water to confirm it lights, modulates and shuts down properly. If anything needs attention, you are told what it is and what it would cost before a spanner is lifted.
Get a fixed price before we start
Call and talk to an engineer, or send us the details and we will come back to you with a price.
You are left with a written service record showing the boiler’s make and model, what was checked, the combustion readings and any advice. If work was recommended, the price is written alongside it.
Keep it with the manual. It is your proof of servicing if you ever claim on the manufacturer’s warranty, and a buyer’s surveyor may ask to see it when you sell. A date scribbled on the casing is not the same thing. The record also carries our Gas Safe number, 956889, and the engineer’s name, so anyone reading it later can see exactly who did the work and when.
Safety comes first. A boiler burning badly can produce carbon monoxide long before it stops heating the house, and a flue gas analysis is how that gets caught.
Then cost. A clean burner and a heat exchanger free of scale pass more heat into the water, so less gas does the same work. In a very hard water town, that difference shows sooner.
Then the warranty. Nearly every manufacturer makes a yearly service by a Gas Safe engineer a condition of cover, and a gap in the record can be enough for a claim to be turned down, however small the fault.
The annual service in Dunstable is £99 + VAT (£118.80 including VAT), with no call-out fee on a weekday between 8am and 5pm. The price is the same for a combi, a system boiler or a regular boiler.
Most services take about an hour. Where the trap or heat exchanger has a heavy build-up it can take a little longer, and the engineer will tell you why.
If one of our engineers is already at your house for a repair, adding a service costs £50 + VAT (£60 including VAT) and takes roughly thirty minutes more. It is a good way to catch a service that has slipped past its date.
Affinity Water’s 2025 report for the Dunstable zone gives a mean hardness of 310 mg/l, with samples between 298 and 323. Affinity treats anything over 300 as very hard. It is a zone figure, not a test at your tap, but it is the supplier’s own number.
The national Building Regulations guidance puts the line for treating a combi’s supply at 200 mg/l, and the zone average here is more than half as much again. So scale is the main thing we look for on a service in town: white deposits in the condensate trap, a heat exchanger that kettles, and a combi slow to give steady hot water.
If there is no scale reducer on the incoming main, we will say whether one is worth fitting on your boiler. Some manufacturers make water treatment a condition of their warranty in hard water areas, so it is worth checking your paperwork too.
Northfields was finished by the borough council in 1935, and Beecroft, Downside and the other council estates followed after the war. Many of those houses have had several boilers on the same pipework, some of it microbore, and sludge settles where the water moves slowest. Radiators that stay cold along the bottom edge are the usual clue, and we note them on the record.
So we look at the system water as well as the boiler and check the inhibitor level. If it is badly contaminated, we will say whether power flushing is worth it or whether fresh inhibitor and another look next year is enough. We also say plainly when a flush is not what is needed. Where there is no magnetic filter on the system, we can quote to fit one separately, since it catches sludge before it reaches the boiler.
Casing off, burner and heat exchanger inspected, flue gas readings taken, and a written record of what we found.
The annual gas safety check and record (the CP12) can be carried out on the same visit as the service, so your tenant only has to give access once.
Anything that fails is written up with a price for putting it right. The landlord gas safety certificate page explains what is checked and which records you need to keep and hand to tenants.
Many landlords book the same month every year so the checks never drift apart. If you have more than one property in the town, tell us when you ring and we will try to group the visits. We only need someone to let the engineer in and be there at the end.
No record for twelve months or more means the warranty may already be at risk. Book now rather than waiting for autumn.
Sooty marks on the casing, a lazy yellow flame on an older boiler, or a carbon monoxide alarm sounding need a Gas Safe engineer straight away.
Pressure that creeps down between top-ups, new noises on start-up, or hot water that drifts between hot and warm.
Every home with a gas appliance should have a working carbon monoxide alarm. Test it when you book the service. Most alarms have a test button and a date on the back showing when the unit itself needs replacing, which is easy to forget.
Now and then a service turns up something close to failing, such as a perished seal, a scaled sensor or a noisy fan. The engineer shows you, explains what it does and gives you a price. You decide whether to go ahead there and then or wait, and nothing is fitted without your say-so.
Our vans are fully stocked, so small parts are often on board, and any repair carries our 12 month labour guarantee. If what we find is unsafe, the engineer must tell you and, with your permission, turn the appliance off until it is fixed.
Early autumn is the right time. The boiler is about to work hard, and a worn part found then can be replaced before the first cold spell rather than during it.
We service all the common makes, including the Vaillant, Ideal and Worcester Bosch boilers we fit, and every engineer is our own, Gas Safe registered under 956889.
A December breakdown has usually been giving small warnings for months, and an autumn service is where those warnings get picked up. Booking early also means a time that suits you rather than whatever slot is left once the cold weather arrives.

It means scale builds faster, so a yearly service and suitable scale protection matter more here than in soft water areas.
Yes, on every service, and the readings go on your written record.
Yes, the gas safety check and record can be done during the same visit.
Yes, all common makes, whoever installed them. The checks and the record are the same.
About an hour for most boilers, or roughly thirty minutes when added to a repair.
The engineer points it out, explains it and prices the repair, and nothing happens unless you agree.
Early autumn, ideally September or October, while the heating is still only on now and then.
Yes. If you have one we check it is working, and if not we say whether one would help.
Just long enough to let us in and to go through the findings at the end; you need not watch.
