HERTFORDSHIRE, BEDFORDSHIRE & CAMBRIDGESHIRE
Our own Gas Safe engineers service boilers across Flitwick for £99 + VAT (£118.80 including VAT). The boiler is stripped down, the combustion measured and every check written up for you to keep.

It starts with the casing off. With the boiler isolated, our engineer inspects the inside for leaks, corrosion and scorching, then looks at the burner and cleans it if needed. Nothing is skipped because a boiler looks clean from the outside.
The heat exchanger is examined for deposits and damage. The condensate trap is removed, cleaned and refilled so it drains freely, and the seals are checked, because a worn seal is one way flue gases can escape into a room.
Next comes the flue gas analysis: an analyser in the flue measures what the boiler is producing and whether it is burning safely and efficiently. Gas pressure and the safety devices are tested too.
Finally the boiler is run on heating and hot water, and everything is written up on a service record you keep. Anything noticed on the controls or the pipework nearby is mentioned too.
Get a fixed price before we start
Call and talk to an engineer, or send us the details and we will come back to you with a price.
Your service record lists the checks made, the readings taken and any advice. Keep it with the manual; it is what a manufacturer asks for if a part fails under guarantee. It also records whether the boiler was left safe to use.
If you are selling, a run of yearly records also answers a question a buyer’s surveyor is likely to ask, and shows the boiler has been looked after.
No history with the house? Our first visit starts one, and each later record can be compared with it.
Flitwick has a lot of newer housing, with more along Steppingley Road. If your boiler is still under its maker’s guarantee, the annual service is not optional in practice, because most guarantees require one every year by a Gas Safe engineer, with a written record.
Miss a year and a claim can be turned down. Selected boilers we fit carry guarantees of up to 12 years, and keeping them valid mostly comes down to that one yearly visit.
If you bought a new build recently, ask the developer for the boiler’s commissioning paperwork and warranty registration, and keep them with the service records.
A flue gas reading shows whether combustion is clean. A service, not a carbon monoxide alarm, is the right place to find a failing seal, blocked flue or poor burn. Poor combustion also soots the heat exchanger, which the analyser shows long before you would see it.
The less debris and scale inside the boiler, the more of the gas you buy ends up as heat in the house.
Parts that wear slowly, such as seals, electrodes and condensate traps, are found on a planned visit rather than on a cold morning. Finding them in autumn gives you the choice of when to fix them.
A working carbon monoxide alarm near the boiler is still worth having, because the gas itself has no smell.
In Flitwick a yearly service costs £99 + VAT (£118.80 including VAT), including the flue gas analysis and written record. The price is the same whether the boiler is two years old or twenty.
If we are already at your home for a boiler repair, a service can be added for £50 + VAT (£60 including VAT), taking about thirty minutes. There is no separate charge for the flue gas analysis or for cleaning the condensate trap.
A standalone service takes as long as the boiler needs; it depends on its condition and how easy it is to get at, and the engineer can give you an idea on arrival.
Anglian Water supplies Flitwick and says the hard water across its region comes from groundwater in chalk or limestone. We have not found a hardness figure for the town from Anglian itself, so we do not quote one.
Water from a spring on Flitwick Moor was bottled and sold from the 1880s, but today’s supply reaches your boiler through Anglian’s network like any other. What we do is look for the effects. On the service we watch for a combi slow to reach temperature, noise from the heat exchanger and deposits we can see with the casing off.
General building regulations guidance is that water over 200 mg/l should be treated before it feeds a combi. Your supplier can tell you the figure for your postcode, and we can advise on a scale reducer once you know it.
Heavily scaled combis need more than advice. Descaling or a new plate heat exchanger is a repair, priced separately and agreed with you.
Casing off, burner and heat exchanger inspected, flue gas readings taken, and a written record of what we found.
Correct inhibitor in the heating circuit guards against corrosion and sludge, and a magnetic filter catches debris before it reaches the boiler. We test the water and clean an existing filter; a new filter is quoted separately. Inhibitor weakens over the years, particularly where a system has been drained or topped up often.
We will not push an expensive treatment on the back of a guess. If the heating water is dirty enough to matter, we say so, and our Flitwick power flushing page explains when a flush is and is not needed.
Signs of sludge include radiators cold at the bottom, black water when one is bled and a pump that sounds laboured.
More than a year since the last written record
A combi taking longer to deliver hot water
Rumbling or kettling as it heats up
Staining or soot around the case or flue
Pressure that creeps down between top ups
Radiators slower to warm than last winter
A boiler that has locked out more than once
A smell of gas is an emergency, not a service: leave the house, avoid switches and phone the National Gas Emergency Service on 0800 111 999. If you are unsure when the boiler was last serviced, treat it as due.
Sometimes a service turns up a part on its way out, such as a perished seal or a fan starting to fail. We show you the worn part, explain what it means and give you a price. Seeing the worn part yourself usually makes the choice easier.
You choose whether to fix it now or later. Nothing beyond the service is done without your agreement, and if the boiler is unsafe to use, we explain why before isolating it.
If the part is on the van and you would like it done there and then, the engineer can carry on at the agreed price, which saves a second visit.
The annual gas safety check and record, the CP12, can be done on the same visit as the service, so your tenant only provides access once. Anything that fails the check is written down with a price. See our landlord gas safety page.
If nobody is home in the day, tell us when you arrange the service and we will talk through access, such as a key with a neighbour. The written record is left for you.
September or October is the time to have it done, before the heating runs every day and a fault becomes a cold house. Leave it until December and anything it finds has to be fixed while you need the heating most.

September or October, leaving time to sort any problem before the cold weather.
Hard water leaves scale over the years, mainly in the heat exchangers, and a scale reducer on a combi’s cold supply slows it down. We look for it on every service.
Yes, if one is fitted, and we test the inhibitor level while we are there. Fitting a new filter is quoted separately.
