Boiler Servicing in Godmanchester

The checks on every service

We follow the same list on every boiler, whether it is in a Tudor house on Post Street or a home finished last year:

Casing off and the combustion area inspected

Burner checked and cleaned where needed

Heat exchanger inspected for scale and debris

Condensate trap emptied, cleaned and refilled

Seals and gaskets checked for wear or damage

Flue gas analysis to prove safe combustion

Before the casing comes off, the engineer also checks the pressure, the controls and the flue terminal outside, and asks how the boiler has been behaving. A lockout last winter or a pressure gauge you have had to top up is worth mentioning, because it tells the engineer where to look hardest.

Get a fixed price before we start

Call and talk to an engineer, or send us the details and we will come back to you with a price.

The paperwork and the price

At the end you get a written service record with the readings, the checks made and any recommendations. If the boiler is in good order, the record says so.

Keep it with the boiler’s manual. It is what a manufacturer asks for if a guarantee claim is ever made, and a buyer’s surveyor may ask for it when you sell. Landlords who have the CP12 check done at the same visit receive the gas safety record as a separate document.

A standard annual service is £99 + VAT (£118.80 including VAT), with no call-out fee on weekdays. The written record and the flue gas analysis are included.

Having a repair done? A service added during the same visit is £50 + VAT (£60 including VAT) and takes about thirty minutes. How long a standalone service takes depends on the boiler and what is found. Our pricing page has every rate.

What a service is for

Safety

The flue gas reading and seal checks confirm the boiler is burning properly and venting safely. These are faults you cannot reliably see or smell.

Efficiency

Deposits on the burner and heat exchanger waste gas. Cleaning them keeps running costs down and puts less strain on the parts that wear.

Guarantee

Manufacturers usually require a yearly Gas Safe service. On selected boilers we fit the guarantee runs up to 12 years, and without the record a claim can be refused.

Reliability

A seal that is hardening or an ignition electrode that is wearing can be replaced on an autumn afternoon, rather than failing on the first cold night of the year.

Local water and scale

The water here is hard. Anglian Water describes hard water as likely across the East of England, because much of it comes from groundwater in chalk and limestone. We have not seen a supplier’s published zone figure for Godmanchester, so we do not put a number on it.

Hardness is naturally occurring calcium and magnesium picked up as the water passes through the rock. It is safe to drink, but when a boiler heats it, the calcium settles on the hottest surfaces: the heat exchanger, and on a combi the plate that serves the taps.

During the service we look for it in those places. Spotting it early is far cheaper than replacing a part that has scaled solid. We note what we find on the record each year, so you can see whether scale is building faster than it should.

Scale protection and clean heating water

Treating the supply to a combi is recommended in Building Regulations guidance wherever hardness passes 200 mg/l. Where it is justified, a scale reducer on the cold mains feed slows the build up, and we tell you whether your system would benefit or whether an existing one is still working.

On the heating side, correct inhibitor dosing protects the pipes and boiler from corrosion and sludge. We check it on the service, and check whether your boiler’s terms expect water treatment, as many do in hard water areas.

A magnetic filter, if fitted, is opened and cleaned, and the engineer tells you what came out of it. If there is not one, fitting it is quoted separately, and we only suggest it where the heating water shows it would help.

Signs a service is overdue

The clearest is having no record from the last twelve months. Others are pressure that drifts down between top ups, a boiler that has become louder, hot water that takes longer to come through or swings in temperature, and black or scorch marks around the case or the flue.

A flame that looks yellow or lazy where you can see it is another. Any of these is a reason to arrange a visit rather than wait for autumn. If what you notice is a gas smell, skip all of that: leave, then ring 0800 111 999.

Checked properly, recorded properly

Casing off, burner and heat exchanger inspected, flue gas readings taken, and a written record of what we found.

If something needs attention

A service sometimes finds a part that is worn but still working, such as a tired seal or a heat exchanger starting to scale. You are shown it, it goes on the record, and a repair price comes with it.

Whether to go ahead, and when, is your choice. Nothing is replaced without your agreement, and if a fault makes the boiler unsafe to use you will be told clearly and why. Common parts are carried on the van, so a small repair can often be done while the engineer is still there.

For breakdowns between services, our repair visits use the same engineers and a fixed price diagnostic, so you are never guessing at the cost of finding a fault.

Old buildings, new homes

Many of the town’s listed houses are timber-framed Tudor buildings in the Post Street and Earning Street conservation areas. A service involves no change to the building, and we take care with the fabric throughout. An autumn visit also leaves time to plan any work that needs care with an old building rather than rushing it in midwinter.

At the other end, the town is growing, from about 3,100 homes in 2016 towards at least 4,050 by 2036. In a newer home the first services are what keep the manufacturer guarantee valid, and a chance to check the controls and hot water are set up as they should be.

For landlords

The annual gas safety check and record, the CP12, can be carried out while we are there to service the boiler. Your tenant only needs to give access once.

Anything that needs attention is written up with a price, so it can be dealt with in good time before next year’s check. Landlords with more than one property in the town can have the visits lined up in the same month. The landlord gas safety certificate page runs through each part of the check.

Timing, makes and who we are

Book for September or October, before the heating is in daily use. Faults found then can be put right while the weather is mild, and appointment times are easier to choose than in midwinter, when most of our gas work is breakdowns.

Whether it is a combi, a system or a regular boiler, and whoever made it, we service it, from the Vaillant and Ideal models we fit most to Worcester Bosch. If a boiler is old enough that parts are no longer made, we tell you, so a failure does not catch you out. Our engineers are directly employed, carry a Gas Safe ID card you can ask to see, work under registration 956889, and their work carries a 12 month labour guarantee.
