HERTFORDSHIRE, BEDFORDSHIRE & CAMBRIDGESHIRE
Annual boiler servicing across Harlow for £99 + VAT (£118.80 including VAT). The casing comes off, the flue gases are analysed and you keep a written record.

Asks how it has been running and checks the controls and pressure
Takes the casing off and inspects the internals for leaks and corrosion
Checks and cleans the burner, with the electrodes set correctly
Examines the heat exchanger for scale and sludge
Removes, flushes and refills the condensate trap
Checks the case seals and the flue, inside and out
Analyses the flue gases to confirm safe combustion
That is the routine for every boiler we service, a service being more than a glance at the display. We look after combi, system and regular boilers of all the common makes, whether or not we fitted them.

Call and talk to an engineer, or send us the details and we will come back to you with a price.
Every service ends with a written record showing the checks made, the combustion readings and anything that needs attention. If a reading is outside what the manufacturer allows, it says so.
Keep each year’s record. It is the proof a manufacturer asks for before honouring a warranty claim, and a buyer may want to see it if you sell.
If the engineer recommends something, it is written down with the reason, so you can decide later without having to remember the conversation.
Landlords get the gas safety record as a separate document when a CP12 check is carried out on the same visit, so the tenant can be given their copy.
Carbon monoxide cannot be seen or smelled. The flue gas analysis is the check that shows whether the boiler is burning safely, which makes it the most important part of the visit.
A clean burner and a clear heat exchanger also give more heat for the gas used. Over a winter, a boiler running badly out of adjustment costs more than the service does.
And most manufacturers require a yearly Gas Safe service to keep their guarantee valid. On the newer homes at Newhall, Church Langley and Gilden Park, that record may be what keeps a claim valid.
Finally, a service catches wear while it is still cheap to fix. Seals harden, electrodes wear and condensate traps silt up slowly, and each of those is easier to deal with on a planned visit than on a cold evening.
Affinity Water supplies Harlow and publishes two zone reports for it. For 2025, Harlow North (AF024) averaged 330 mg/l as calcium carbonate, with samples from 265 to 438 mg/l. Harlow South (AF094) averaged 310 mg/l, ranging from 265 to 350.
Affinity classes anything above 300 as very hard, so both zones qualify. The wide spread in the North zone also means two homes in Harlow can have noticeably different water. The reports do not say which streets are in which zone.
For a boiler, very hard water means scale on the hottest surfaces: the main heat exchanger, and in a combi the plate heat exchanger on the hot water side. We look for it on every Harlow service.
In an older boiler, a rumble or bang as the burner fires is often the first sign that scale or sludge is restricting flow. Mention it when you book so the engineer can pay particular attention.
Harlow’s averages sit well beyond the 200 mg/l level at which Building Regulations guidance says a combi’s feed should be treated, so a scale reducer on the incoming main is often worth having.
If you have one, we check it is still working; some types need a new cartridge after a period. If you do not, we tell you whether it would help your boiler, and leave it off where it would not.
The water inside the heating circuit matters too. We check whether it is clean and whether inhibitor is still present, because older steel radiators corrode and the sludge ends up in the boiler.
If a cylinder heats your hot water, the same hardness furs its coil and immersion element. If the cylinder takes an age to reheat after a bath, say so when you book.
An annual service on a Harlow boiler costs £99 + VAT (£118.80 including VAT). Weekday appointments between 8am and 5pm have no call-out fee.
Tagging a service onto a repair visit costs £50 + VAT (£60 including VAT) and adds about thirty minutes, saving a second trip later.
If the service shows a part needs replacing, you are told what it is and what it will cost before anything is fitted. The full list of rates is on our pricing page.
Casing off, burner and heat exchanger inspected, flue gas readings taken, and a written record of what we found.
Most services take around an hour. A boiler that has gone a few years without one, or has a badly blocked condensate trap, can take longer.
September or October. The engineer sees the boiler before it runs every day, and there is time to fix anything before the first frost.
Clear the cupboard around the boiler and make sure the flue outside can be reached by eye. If you have a back boiler or gravity hot water, mention it when you book.
Where a regular boiler is fed from a tank in the loft, we look at the feed and expansion arrangement as part of the visit and mention anything that needs attention, such as a tank without a lid.
If you let a house, flat or maisonette in Harlow, the annual gas safety check and record (CP12) can be done on the same visit as the service, so the tenant only needs to be in once.
Tell us if the property shares any supply or access arrangement with a neighbour, and in a block give the flat number and where the boiler sits. It keeps the visit short for everyone.
Council and housing association tenants should leave servicing to their landlord, who is normally responsible for it. Our landlord gas safety certificate page covers the check in more detail.
Boilers often give warning before they fail. Any of these is worth mentioning:
No written service record in the last year
A yellow or lazy flame where you can see it
Sooty marks on the casing or near the flue
Pressure that creeps down between top ups
Hot water that surges or fades
New noises such as kettling
A sooty mark or a yellow flame is a reason to switch the boiler off and call, not to wait for a routine date.
Sometimes a service turns up a worn seal, a failing sensor or scale that is already affecting hot water. The engineer explains it, notes it on the record and gives you a price before doing anything else.
Anything that makes the boiler unsafe is dealt with on the spot and explained plainly. Otherwise the timing is your choice, and any repair carries our 12 month labour guarantee.
Where the heating water is heavy with sludge, a power flush from £595 + VAT for up to five radiators, inhibitor included, may help. We check the water first and say plainly when a flush is not what is needed. See power flushing in Harlow.

It is very hard in both supply zones, so scale is a real risk for combis. Every service includes a check for it.
Yes. The gas safety check and record can be done alongside the service.
Yes. The flue is inspected on every service where it can be seen, inside and out, and flue gas analysis confirms the boiler is burning safely.
September or October, before the heating season starts in earnest and while there is time to sort any fault.
Around an hour for most boilers, longer if it has missed a few years.
Tell us when you book. We will check it and give you an honest view of its condition, including whether it is worth keeping.
Usually. Guidance says water above 200 mg/l should be treated before it feeds a combi, and Harlow’s averages are above 300.
A written record of the checks, the flue gas readings and anything that needs attention. Keep it with the boiler manual for warranty claims.
Normally your landlord arranges it. Ask them before booking one yourself.
Yes. We check the water and the inhibitor on every service, and if sludge is building we explain whether cleaning it is worth the cost.
