Boiler Servicing in Hemel Hempstead

Hard water across Hemel Hempstead means boilers here benefit from a proper yearly service. Here is what ours covers, what it costs and when to book it.

Boiler Servicing in Hemel Hempstead

The service, in plain terms

First, the casing comes off. The engineer looks inside for any sign of leaks, corrosion or overheating, because most problems leave a mark before they cause a breakdown.

Next the burner is inspected and cleaned where it needs it, and the heat exchanger is checked for scale and debris. In Hemel’s water, this is where the early warning usually sits.

The condensate trap is emptied, cleaned and refilled, and the case and flue seals are examined, because a perished seal can let fumes or water escape.

Gas pressure and the safety devices are tested, and then a flue gas analyser measures what the boiler is producing, confirming it burns safely and efficiently.

Finally, you get a written record of everything checked, the readings and any advice. That record is what manufacturers ask to see if you make a guarantee claim.

Paperwork to expect

The record should list the checks made, the flue gas and gas pressure readings, and anything the engineer recommends, with a date and the engineer’s details. A sticker on the side of the boiler is not a substitute.

If a reading is outside the manufacturer’s range, the record says what was adjusted and whether anything is still outstanding. That way the next engineer, whoever it is, knows the history.

Keep the records together with the manual. They matter for a guarantee claim, for a buyer’s survey if you sell, and for the next engineer who opens the boiler.

Cost

Our annual service is £99 + VAT (£118.80 including VAT), including the flue gas analysis and the written record. A weekday appointment between 8am and 5pm has no call-out fee on top, and there is no separate charge for the paperwork or the combustion test.

If an engineer is already with you for a repair, the service can be added for £50 + VAT (£60 including VAT), and takes around thirty minutes more.

If the service finds a part that needs replacing, you are given the price and the reason, and you choose whether to go ahead now or later. If it is a quick job and you want it done while the engineer is there, the repair is priced before any part is fitted.

Hardness across the three zones

Affinity Water supplies the town through more than one zone. Its own 2025 reports give 283 mg/l as calcium carbonate for the Hemel Hempstead zone, 305 mg/l for Hemel and Kings Langley, and 320 mg/l for Hemel and Potten End.

283 is classed hard and the other two very hard. The reports do not say which neighbourhoods fall in which zone, and each figure rests on one sample, so treat them as a guide for the town rather than a reading at your tap.

Either way, scale settles wherever water is heated, on the heat exchanger and a combi’s hot water plate. The service shows how far it has progressed in your boiler, and a note on this year’s record gives you something to compare against next year.

Protecting against scale

Building Regulations guidance says water above 200 mg/l should be treated before it feeds a combi, and every Hemel zone is well over that. These are the things we check on each visit.

A scale reducer on the cold feed to a combi

Correct inhibitor strength in the heating water

A clean magnetic filter on the return

Even heat across every radiator

A condensate trap free of grit and flakes

Hot water that holds a steady temperature

If there is no magnetic filter, fitting one is quoted separately. Where radiators heat unevenly, we will tell you whether sludge is the likely cause and whether anything needs doing about it.

Why yearly matters

Safety

The flue gas reading and the seal checks are how carbon monoxide risks are found before they matter. No visual check can tell you what the boiler is putting into the flue, which is why the analyser comes out on every visit.

Gas bills

A clean burner and heat exchanger transfer more heat from each unit of gas. A scaled or dirty boiler burns the same gas for less warmth and works its pump and fan harder to get there.

Guarantees

Manufacturers expect a yearly Gas Safe service, including on the up to 12 year guarantees on selected boilers we fit. A missing year can put a claim at risk, so keep every record, even for a boiler that has never given trouble.

Checked properly, recorded properly

Casing off, burner and heat exchanger inspected, flue gas readings taken, and a written record of what we found.

Microbore systems and sludge

Homes from the Grovehill and Woodhall Farm era often have microbore heating pipe, which silts up quicker than standard pipe. Sludge circulating through the system eventually reaches the boiler, where it blocks the heat exchanger and strains the pump.

A clean filter and the right inhibitor slow that down, and the service is the natural time to check both.

In the older systems of Adeyfield and Bennetts End, we also note worn cylinders, tired valves or old pipework on your record for you to decide on. The service itself is on the boiler, and nothing else is done without a price agreed first.

Signs it has been too long

If any of these sound familiar, do not wait for the autumn.

No written record from the last twelve months

Kettling or banging as the boiler heats up

Hot water that drifts between hot and lukewarm

Pressure you keep having to top up

Ring and we will fit a visit in. If the engineer is already with you for a repair, the service can be added at the lower add-on price. A boiler that has gone several winters without one is the most likely to fail on the first cold morning.

Letting a home in Hemel Hempstead

The annual gas safety check and record (CP12) can be done on the same visit as the service, so tenants only need to give access once. Book a few weeks before the current record expires, so there is time to put right anything the check finds.

The two are separate. The gas safety record is the landlord’s legal check on the gas appliances, while the service keeps the boiler efficient and its guarantee valid. Doing both together saves a trip.

In converted blocks like the old mill sites at Apsley and Nash Mills, we can work around managing agent requirements for access. Our landlord gas safety page has more.

When to book and how long to allow

Book for September or October, before the heating is on every day, so anything found can be fixed in good time. Once the first cold week arrives, diaries fill with breakdowns. A boiler that has sat idle all summer is also more likely to show a fault the first time it works hard, and a planned visit is a far better place to find it than a cold evening in December.

A standalone service takes longer than the thirty minute add-on, because everything is opened from scratch. In the Old Town conservation area, where many buildings are timber framed and parking is tight, we plan the approach before arriving.

We service combi, system and regular boilers of all common makes, from the Vaillant and Ideal boilers we fit to older models still going strong in Boxmoor’s Victorian houses.

Longer than the thirty minute add-on, since the boiler is opened from scratch. The engineer will tell you if access will add time.

No, but it shows how far scale has got and whether a scale reducer or better inhibitor would slow it.

Someone needs to let the engineer in and be there at the end to go through the record and any advice.
