What the engineer does

Talk and look first

The engineer asks how the boiler has been running, checks the pressure and controls, and looks at the flue terminal outside for damage or anything built or grown too close.

Strip and inspect

With gas and power isolated, the casing comes off. The burner, ignition electrodes, fan, seals and heat exchanger are checked and cleaned as needed.

Condensate and gas

The condensate trap is removed, cleaned and refilled, the gas pressure at the appliance is tested, and the safety devices are checked to make sure they shut the boiler down when they should.

Combustion and paperwork

A flue gas analysis confirms the boiler is burning cleanly. The readings and anything found go on a written record, and the engineer talks you through it before leaving.

Reasons not to skip a year

The flue gas test and seal checks catch combustion faults you cannot see or smell, and that is the main point of the visit.

A clean heat exchanger passes heat into the water properly, so less of what you pay for goes up the flue. Over a winter of daily use, even a small loss of efficiency adds up.

Manufacturer warranties usually require a yearly service by a Gas Safe engineer, and a claim can be refused without the record to prove it.

And once a year, someone qualified looks at the controls, the pressure and the rest of the system, which is how small faults stay small. A pressure gauge that has been creeping down, or a radiator that never quite warms, gets looked at while someone qualified is already there.

Price

A Hoddesdon boiler service is £99 + VAT (£118.80 including VAT). The flue gas analysis and written record are part of it, not extras, and there is nothing added for the journey from Stevenage.

When our engineer is already with you for a repair, a service costs £50 + VAT (£60 including VAT) and adds about thirty minutes.

Parts are not included in the service price. If something needs replacing, you are given a price first and nothing is fitted until you agree.

Thames Water supply and your boiler

Hoddesdon’s water comes from Thames Water, and it is hard. A service is where that shows: scale on the heat exchanger, a combi plate heat exchanger that is slowing down, and sometimes the first signs of kettling. A kitchen tap that takes longer to run hot than it did last winter is often the earliest clue.

Building Regulations guidance says that where hardness is over 200 mg/l, the water feeding a combi’s hot water side should be treated. If you do not know whether your combi has a scale reducer, the engineer will look and tell you whether it is still doing anything useful.

Several manufacturers also set water treatment conditions in hard water areas. It is worth checking against your warranty terms, and we will tell you what we see on the day.

On the heating side, the engineer checks the inhibitor in the system water. If it is weak or the water is dark with sludge, you are told, and our power flushing in Hoddesdon page explains when a flush is and is not the answer.

Signs your boiler is overdue

Last year’s service date has come and gone

Hot water slow to arrive or unsteady once it does

Pressure that needs topping up every few weeks

Kettling or banging as the burner fires

Staining or soot around the casing or flue

Lockouts that come back after a reset

A condensate pipe outside that drips or gurgles

Staining is the one not to wait on. Switch the boiler off and ring us, and if a carbon monoxide alarm sounds, open windows and get everyone outside before calling 0800 111 999.

Landlords in EN11

Letting a flat in the town centre or a house on Rye Park? The annual gas safety check and record (CP12) can be done during the same service visit.

Full details are on our landlord gas safety certificate page. One appointment covers both, which tenants tend to prefer.

For a flat, tell us about parking and access to the building when you book, so the engineer is not lost at a door entry panel while your tenant waits. A tenant who knows the visit covers both checks is usually happy to be in for it.

Checked properly, recorded properly

Casing off, burner and heat exchanger inspected, flue gas readings taken, and a written record of what we found.

Autumn is the time

Services in September or October find the problems summer hides, such as a pump that has stuck after months of rest or ignition that is starting to fail, before the heating is needed every day. Booking early also means a choice of appointment times rather than whatever is left in December.

A mid-winter service is still better than none, but it tends to find faults just when you most need the heating.

If September is awkward, any month will do. What matters is that there is never more than twelve months between one service and the next.

Older buildings, flats and new homes

High Street buildings

In the conservation area, boilers and flues are often in unusual spots. We service them where they are, check the flue route as far as it can be seen, and point out anything that would need thought under Broxbourne Borough Council rules if it ever has to change.

Town centre flats

In flats from the 1960s and 1970s rebuild, boilers often sit in tight cupboards and the heating may be microbore. Mention any cold radiators at the service, because silting in narrow pipe shows there first.

Newer homes at High Leigh

A new boiler at High Leigh Garden Village needs a service from its first year to keep the manufacturer guarantee in place, and in hard water, scale starts forming from day one.

St Catherine’s and other Victorian houses

In houses from the 1880s the boiler is always a later addition, often in a kitchen or back bedroom with a flue route chosen to fit. We check the whole route, not just the terminal.

If a fault turns up

A service sometimes finds a worn seal, a sticking diverter, a weak expansion vessel or a condensate trap close to blocking. You are told whether the boiler is safe and what a repair would cost.

Anything unsafe is made safe before the engineer leaves. The rest is your decision, and a repair follows our boiler repair in Hoddesdon pricing.

If the part needed is on the van and you agree the price, it can often be fitted there and then, saving a second trip into town.

Which boilers we service

Combi, system and regular gas boilers of every common make. We fit mostly Vaillant and Ideal, also Worcester Bosch, and service far more than those.

Every visit is made by one of our own engineers under Gas Safe registration 956889, with a 12 month guarantee on our labour.

Older regular boilers with a cylinder and loft tanks get the same service, and we glance over the cylinder controls while we are there.

Frequently asked questions

The annual service costs £99 + VAT (£118.80 including VAT), or £50 + VAT (£60 including VAT) when combined with a repair visit.

Yes. The gas safety check and its record are completed during the service visit.

Hard water scales heat exchangers over time, especially on the hot water side of a combi. Annual servicing and scale protection keep that in check.

Yes, including the flats from the 1960s and 1970s rebuild and the new homes at High Leigh Garden Village.

Yes. A flue gas analysis is part of every service, and the engineer also checks the flue route and terminal.

September or October, before the heating comes on for the winter and while there is time to fix anything the engineer finds.

It depends on the model and how easy it is to reach, so ask when you book. Added to a repair visit, a service takes about thirty minutes.

A written record of the combustion readings and everything the engineer found. Keep it with the boiler’s warranty documents, and pass it on if you sell.

Yes, wherever the boiler and flue happen to be. Awkward access may take a little longer, but the price does not change.

Yes, if one is fitted, and if not we will say whether one is worth adding.

Yes. The service is carried out by a Gas Safe engineer and recorded in writing, which is what manufacturers ask for.
