HERTFORDSHIRE, BEDFORDSHIRE & CAMBRIDGESHIRE
In a very hard water zone, the yearly service is where scale gets caught before it turns into a breakdown. A service in Houghton Regis costs £99 + VAT (£118.80 including VAT), and you keep a written record of it.

A look at the flue route and terminal outside, the gas supply to the boiler, and a question or two about anything odd you have noticed since last winter.
The case comes off. The burner is examined and cleaned if needed, the heat exchanger checked for scale and corrosion, the condensate trap emptied and refilled, and the seals looked over for wear.
A flue gas analyser reads the combustion to confirm the boiler is burning safely and efficiently. Gas pressure, the safety devices and the system pressure are checked too.
With the case back on, the boiler is run on heating and hot water. The engineer then explains what was found, answers any questions and leaves you a written record before going.

Call and talk to an engineer, or send us the details and we will come back to you with a price.
The service record lists your boiler, the checks carried out, the combustion readings and any advice, with a price next to anything recommended. It also shows our Gas Safe registration, 956889, and who did the work.
File it with the boiler manual. The manufacturer will ask for it if you ever claim under warranty, and a buyer’s surveyor may want to see it if you sell. Without a record, you cannot easily prove the boiler was looked after. If you have lost earlier records, start again from this one; a clear run from now on is still worth having.
Each of these is reason enough on its own:
Safety: worn seals and poor combustion are invisible from outside the casing
Gas bills: a clean burner and heat exchanger heat the house on less fuel
The guarantee: most manufacturers require a yearly service by a Gas Safe engineer
Reliability: worn parts are caught in autumn, not on a January night
A missed year rarely shows straight away. It is how a small, cheap problem becomes a breakdown that costs more and happens at the worst time.
A yearly service is £99 + VAT (£118.80 including VAT), and there is no call-out fee on a weekday between 8am and 5pm. The price does not change between a modern combi on a new estate and an older regular boiler on a gravity system.
Where our engineer is already in the house fixing something, adding the service costs £50 + VAT (£60 including VAT) and roughly thirty extra minutes. The full list of rates is on our pricing page.
A normal service takes around an hour. If there is a lot to clean from the trap or the heat exchanger, the engineer will tell you why it is taking longer. Just clear the space around the boiler and a route to it before we arrive.
The town is supplied through Affinity Water’s Luton West and Houghton Regis zone. Its 2025 report gives a mean hardness of 308 mg/l as calcium carbonate, with samples between 278 and 353. Affinity puts anything above 300 in its very hard band.
Heat is what makes that hardness drop out as scale, so the hottest parts of the boiler suffer first. On a service we look for white deposits in the condensate trap, listen for kettling as the burner fires, and on a combi check how quickly hot water settles to a steady temperature.
It is a zone figure, not a reading from your tap, but it tells us what to expect before the case comes off. Where the trap is clean and the hot water steady, we say so, and you are spared the cost of treatment you do not need.
Building Regulations guidance says water harder than 200 mg/l should be treated before it feeds a combi. At the levels published for this zone, a scale reducer on the incoming main is often worth having, and we will tell you plainly whether it would help your boiler.
The heating side needs protecting too. We check the inhibitor level in the system water and whether a magnetic filter is fitted. If one is, we clean it. If not, we can quote to add one separately.
Some manufacturers make water treatment a condition of their warranty in hard water areas, so we compare what is fitted with what your boiler’s terms ask for.
Casing off, burner and heat exchanger inspected, flue gas readings taken, and a written record of what we found.
Houghton Regis North and the Bidwell West extension are planned to add thousands of homes, and any gas boiler in a new home starts life under its first manufacturer warranty. The first service matters as much as any later one.
Check the warranty booklet for when the first service is due. Some manufacturers set a window for it, and missing that window can cost you the extended guarantee. Booking a few weeks ahead avoids the problem.
New systems can also lose a little pressure as fittings settle. The service is a good time to check the gauge reading against last year’s and look for small weeps before they mark a ceiling.
The annual gas safety check and record, the CP12, can be done on the same visit as the boiler service, so your tenant only needs to be home once.
Anything that needs attention is written up with a price for you to decide on. Many landlords book the same month each year so there is never a gap between records. Our landlord gas safety certificate page describes the check itself.
If the tenant cannot be in, tell us when you book and we will arrange a time with them. We only need someone to let the engineer in and be there at the end, and the record is yours to keep and pass on to the tenant.
Sometimes a service finds a part close to failing, such as a weeping seal, a scaled sensor or a noisy fan. The engineer shows you the part, notes it on the record and prices the fix. You decide whether to go ahead, and nothing beyond the service is done without your agreement.
Our vans carry a good stock of small parts, and repairs come with our 12 month labour guarantee. If the engineer finds something unsafe, they must tell you and, with your permission, turn the appliance off until it is repaired. That is rare, and catching it is the whole point of the visit. If a part has to be ordered, the engineer will tell you whether the boiler is safe to use in the meantime and how long the part is likely to take.
Aim for September or October if you can. The heating is about to run every day, and a worn part found now can be replaced before the first cold snap instead of during it.
A boiler that breaks down in December has usually been showing signs for months: pressure creeping down, new noises, hot water that wanders. Tell the engineer about anything like that when they arrive.
We service all the common makes, from older boilers on the overspill estates to recent combis, including the Vaillant, Ideal and Worcester Bosch models we fit. Landlords, and anyone whose warranty depends on the date, are best booking first.

A standard service is £99 + VAT (£118.80 including VAT); alongside a repair it drops to £50 + VAT (£60 including VAT).
It is very hard, with a published zone mean of 308 mg/l, so scale builds over time. Yearly servicing and scale protection limit the effect.
Yes. The landlord gas safety check and CP12 record fit into the service visit.
Usually within a year of installation, but check the warranty booklet, as some manufacturers set a specific window.
We service all makes and system types and will tell you plainly how the system is performing.
Yes, every time, and the readings go on your record.

It is not essential, but it catches sludge before it reaches the boiler. It is quoted separately if you want one.
September or October, so anything found can be put right before winter.
Yes, all the common makes, whoever fitted them. The checks and the written record are the same.
Yes. Every home with a gas appliance should have a working CO alarm, and the service is a good moment to test it.
