HERTFORDSHIRE, BEDFORDSHIRE & CAMBRIDGESHIRE
An annual boiler service in Kempston is £99 + VAT (£118.80 including VAT). We strip the boiler down, measure the combustion and leave you a written record of everything checked.

Casing off: the inside inspected for leaks, corrosion and overheating
Burner: cleaned and inspected
Heat exchanger: checked for scale or blockage
Condensate trap: cleaned and refilled
Seals around the combustion chamber and case checked
Gas pressure and safety devices: tested
Flue gas analysis: to confirm safe burning
A service should show you what was done, not just that someone visited, and the flue terminal outside is checked too. The readings and our advice go on a written record, and nothing beyond the service is done without your agreement and a price.
Get a fixed price before we start
Call and talk to an engineer, or send us the details and we will come back to you with a price.
The engineer asks about any problems first: noises, pressure loss, slow hot water. That shapes what gets extra attention, and it helps to have the last service record to hand if there is one.
The boiler is isolated, the casing removed and the checks above carried out. Afterwards the boiler is fired on heating and hot water, the flue gas readings are taken, and the casing goes back on. The condensate trap is refilled before the boiler fires, so fumes cannot pass through it.
You are then talked through the record. How long all this takes depends on the boiler and how easy it is to reach, and the engineer can give you an idea when they arrive. Please clear the cupboard around the boiler before they come.
Safety first. A boiler that burns poorly can produce carbon monoxide, and the flue gas reading is how that is picked up. The gas has no smell, so a working alarm is worth having too. Poor combustion also leaves soot on the heat exchanger, which the analyser shows before anything is visible.
The warranty second. Most manufacturers expect a yearly service by a Gas Safe engineer, and newer boilers at Wixams may well still be covered. Selected boilers we fit carry guarantees of up to 12 years.
Efficiency third. A clean burner and heat exchanger turn more of your gas into heat, while a boiler working against scale uses more gas for the same warmth, and that shows on a winter’s bills.
And the paper trail. The written record lets the next engineer, or a buyer’s surveyor, see what the boiler has had done and when. If your house came without that history, our first service starts it.
A service on a Kempston boiler costs £99 + VAT (£118.80 including VAT). The flue gas analysis, the condensate trap clean and the written record are all included.
If one of our engineers is already there for a repair, adding a service costs £50 + VAT (£60 including VAT) and takes about thirty minutes. Our full list of rates is on the pricing page.
The price does not depend on the make or age of the boiler. If a part is needed, you hear its price first, and you are free to decline.
Anglian Water supplies Kempston and describes hard water as likely across the East of England. It has not published a figure for the town that we could obtain, and the third party figures are estimates, so we judge scale by what we see rather than by a number.
During the service we look at how the hot water side of a combi behaves, because that is where scale shows first, with kettling from the main heat exchanger as the other clue. If it is building, you hear about it early.
General guidance under the building regulations is that water over 200 mg/l should be treated before it feeds a combi. A scale reducer on the cold feed is modest protection, and we say whether we think it is worth it in your home rather than recommending it to everyone.
A combi that has already scaled badly needs descaling or a new plate heat exchanger. That is a repair, priced separately and agreed with you before it is done.
The heating circuit needs inhibitor at the right strength to hold back corrosion, and we test for it. A magnetic filter catches sludge before it reaches the boiler; we clean one if fitted, and fitting one is quoted separately.
If the system water is dirty enough to harm the boiler, we say so and explain the options, including a power flush. If it is not, you hear that too. Our power flushing page explains how we decide.
Signs of sludge are radiators cold along the bottom, black water when one is bled and a pump that labours. We look for all three.
Casing off, burner and heat exchanger inspected, flue gas readings taken, and a written record of what we found.
In a low lying house near the Great Ouse, we note where the boiler, pump and cylinder sit and whether they can be isolated easily. If it sits at the lowest point of the house, we talk you through the options for raising it when it is next replaced.
Where a condensate pipe discharges to a soakaway, we check it is clear. The free draining gravel under much of the town usually helps, but a blocked outlet will still stop a boiler.
In the Victorian terraces of Kempston New Town and the older houses in the conservation area, we also look at the pipework around the boiler, which is often older than the appliance.
Where a flue runs through a loft or boxing, we check what we can reach of its route, because a joint that has parted is a carbon monoxide risk.
No written record from the last twelve months
The boiler rumbling or banging as it fires
Hot water slower to arrive than it was
Pressure drifting down between top ups
Soot or discolouring around the case or flue
Radiators taking longer to warm
Repeated lockouts over the past year
If you smell gas, that is not a service call. Leave, avoid switches and ring the National Gas Emergency Service on 0800 111 999. If you cannot recall the last service, count it as overdue.
You are shown the problem, told what it means and given a price. You choose whether it is done then or later.
Parts we carry, such as seals and condensate traps, can often be fitted during the same visit once you have agreed the price.
Should the boiler be unsafe to run, you are told why before it is isolated. For breakdowns, see boiler repair in Kempston.
Letting a property in Kempston? We can carry out the yearly gas safety check and issue the record (CP12) while we are there for the service. Our landlord gas safety page has the details. Anything that fails is set out in writing with a price, so you can arrange the work before the record is due.
For everyone, September or October is the time to arrange it. The boiler is checked before it is working hard, and any fault is sorted before the cold arrives.
A repair found during an autumn service can be priced and booked while the weather is mild, rather than on the first frosty morning. A boiler that sat idle over summer is more likely to show a fault on its first long run.

Hard water leaves scale over time, so we check the heat exchanger and the hot water side of a combi on every service, and advise on a scale reducer if one would help.
Yes. We can complete the CP12 for your Kempston let during the same appointment.
Where the condensate pipe drains to a soakaway, we check the outlet is clear, because a blockage can shut the boiler down.
Early autumn, in September or October, so the boiler has been checked before the first cold spell. Appointments are also easier to fit in before the heating season.
It depends on the boiler and access; the engineer gives you an idea on arrival. Added to a repair, about thirty minutes.
Most manufacturers require a yearly Gas Safe service with a written record, and you get that record from us. Keep each one with the boiler manual.
Yes, every time, with the readings written on your record. It is how we know the boiler is burning safely.
Tell us when you get in touch so the engineer comes prepared, and clear space around it before the visit. A loft boiler needs safe access, with a fixed ladder and lighting.
Yes, gas boilers of all the common makes, whoever fitted them. Tell us the make and model when you get in touch.
