Boiler Servicing in Langford

A service, done properly

Looking and listening

The engineer asks how the boiler has been behaving, checks the pressure and controls, and watches it light and run. A noise or a slow start tells them where to look once the casing is off.

Inside the casing

The burner and ignition electrodes are checked and cleaned, the heat exchanger is inspected for scale and blockage, and the condensate trap is removed, cleaned and refilled.

Seals and flue

The case and combustion chamber seals are examined, because they keep flue gases where they belong. The flue is checked inside and out, as far as it can be seen.

Measuring

A flue gas analyser measures the combustion, and the gas pressure and safety devices are tested before the boiler is put back together.

The record you keep

Every service ends with a written record of the checks, the readings and anything we recommend. If a reading is outside what the manufacturer allows, the record says so and the engineer explains what it means.

Keep the records somewhere safe. A buyer, a tenant or a manufacturer handling a warranty claim may ask to see the service history.

On houses at Garfield, Rowley Fields and the newer streets, boilers are often still inside the manufacturer’s guarantee, which normally depends on a yearly Gas Safe service. The record is your proof.

If anything is recommended, the reason is written down with it. You can then decide in your own time, without having to remember exactly what was said at the door.

Why a yearly service is worth it

There are four reasons, in order of importance:

Safety: flue gas analysis is the only way to catch a carbon monoxide risk you cannot see or smell

Efficiency: a clean burner and clear heat exchanger burn less gas for the same warmth

Warranty: most manufacturers require an annual Gas Safe service

Early warning: worn seals and electrodes are found before they fail

A service does not make an old boiler new, but it tells you honestly where it stands, which is useful when you are deciding whether to keep repairing it or plan a replacement.

Water from chalk and limestone

Langford sits in Anglian Water’s Potton supply zone. Anglian says hard water in its region comes from groundwater drawn from chalk or limestone.

Anglian has not published a hardness figure for the Potton zone that we could find, and the numbers other websites give for Langford conflict with each other. So we do not quote one. Anglian’s postcode checker will show the figure for your street.

What we can do is look. On every service we check the heat exchanger for scale and, on a combi, how the hot water side is performing. That tells us more about your boiler than a regional number would.

Treating the feed to a combi is advised by Building Regulations guidance once water is harder than 200 mg/l. If yours is and there is no scale reducer on the main, we tell you whether one is worth fitting.

Where a system or regular boiler heats a cylinder, scale also furs the cylinder coil and any immersion element. If hot water takes longer to recover after a bath than it used to, tell the engineer.

Condensate runs on garage boilers

If your boiler is in a garage or outbuilding, we check the full length of the condensate pipe as well as the trap. Long external runs are the ones that freeze and shut the boiler down in January.

Where the run is vulnerable, you are told during the service and given a price to lag it, increase its size or reroute it inside. It is a small job that saves a cold morning.

We also look at where the pipe ends. A condensate pipe that discharges onto open ground or into a gully that blocks with leaves can back up just as a frozen one does.

Loft tanks and older systems

Many houses at Riverside Gardens, Wilmon Court and Ivel Close still have a regular boiler fed from a cold water tank in the loft. We look at the tank, its lid and the feed and expansion pipe as part of the visit, and mention anything that needs attention.

We also check the heating water and inhibitor. Where older iron pipework is still in the system, rust and sludge build up and end up in the boiler.

If the water we see is dirty, we say so and explain whether cleaning it is worth the cost. Sometimes it is not, and we will say that too.

Checked properly, recorded properly

Casing off, burner and heat exchanger inspected, flue gas readings taken, and a written record of what we found.

What it costs

The annual service for a Langford boiler is £99 + VAT (£118.80 including VAT), with no call-out fee for weekday appointments between 8am and 5pm.

If our engineer is already with you for a repair, the service can be added for £50 + VAT (£60 including VAT), taking roughly thirty minutes more.

If a part needs replacing, you are told what it is and what it will cost before anything is fitted.

The flue gas analysis and written record are included in the service price. There is nothing extra added for paperwork on the day.

When to book, and how long it takes

Langford households do best booking in September or October. Faults show up before winter demand starts, and loft tank systems get checked before the first frost.

Most services take around an hour. One that has missed a few years, or has a badly blocked condensate trap, can take a little longer.

Before the engineer arrives, clear the space around the boiler. For a garage boiler, make sure the garage can be opened and there is room to work.

Some boilers should not wait for the autumn slot. Soot on the casing, a yellow flame, pressure that keeps falling or a new banging noise all mean it is overdue, and soot or a yellow flame means switch it off and call.

An autumn visit is also a good moment to ask about lagging any pipes in the loft or garage, which is where frost damage in the village tends to start.

Landlords

If you let a house in the village, the annual gas safety check and record (CP12) can be done on the same visit as the service, so the tenant only has to allow access once.

Tell us when you book if the tenant needs notice, and whether the boiler is in the house or the garage. It helps us plan the time on site.

See our landlord gas safety certificate page for what the check involves.

If we find a fault

A service sometimes turns up a worn seal, a sensor on its way out or scale starting to affect hot water. You get an explanation, a note on the record and a price before anything else is touched.

If the fault makes the boiler unsafe, you are told plainly and it is made safe. Otherwise, when to fix it is your decision.

Where sludge is heavy, a power flush from £595 + VAT for up to five radiators, with inhibitor included, may be the answer. A magnetic filter is quoted separately. See power flushing in Langford.

Any repair we carry out after a service comes with our 12 month labour guarantee.
