HERTFORDSHIRE, BEDFORDSHIRE & CAMBRIDGESHIRE
Annual boiler servicing for Leighton Buzzard, Linslade and the LU7 villages. Our Gas Safe engineers check the parts that matter and leave you a written record of what they found.

The visit begins with the power and gas isolated and the casing off. The engineer looks over the inside for signs of leaks, corrosion or overheating before cleaning anything.
Next the burner and the ignition electrodes are cleaned and inspected, with the heat exchanger checked for debris and scale. The seals around the combustion chamber and case are examined, since a hardened seal can let flue gases out.
Next the condensate trap is removed, emptied of sludge, cleaned and refilled, and the pipe outside is checked. A sludged trap is a frequent cause of winter lockouts on condensing boilers.
Gas pressure is measured, the safety devices are tested and, on sealed systems, the water pressure and expansion vessel are checked.
Finally a flue gas analyser reads the combustion, the boiler is run on heating and hot water, and the casing goes back on.
Get a fixed price before we start
Call and talk to an engineer, or send us the details and we will come back to you with a price.
You are left a written record of the readings and findings: what was cleaned, anything replaced and anything that needs watching.
Your manufacturer will ask for it if you ever claim under the warranty, and a buyer’s surveyor may ask for the service history when you sell.
A visit that ends with a signature but no readings has not measured the flue gases, and that is not a full service.
Where the boiler manual has a service history page, the engineer fills it in as well. Keep last year’s record to hand, too, as comparing readings from one year to the next is how slow changes get noticed.
Safety: seal checks and flue gas readings find an unsafe boiler before it harms anyone
Carbon monoxide: it has no smell, so measurement is the only real check
Efficiency: a clean heat exchanger uses less gas
Warranty: manufacturers generally require an annual Gas Safe service
Long guarantees: selected boilers carry up to 12 years, conditional on servicing
Reliability: a failing pump or valve is found in autumn, not January
History: a complete record helps when you sell
Most of these only become obvious when something has already gone wrong, which is the point of doing it every year. A service costs far less than a winter breakdown or a refused warranty claim.
A standard annual service in Leighton Buzzard and the surrounding villages is £99 + VAT (£118.80 including VAT).
If we are already there repairing something, a service can be added for £50 + VAT (£60 including VAT), which takes around thirty minutes more and saves a second appointment.
The flue gas test and written record are included, and any parts are priced and agreed before they are fitted.
Every other charge we make, from the fixed boiler diagnostic to new boiler prices, is published on our pricing page, so there is nothing to find out later.
Leighton Buzzard is supplied by Anglian Water, which says hard water in its region comes from groundwater that has passed through chalk or limestone. Local listings rate the town’s water as hard.
We have not found a figure published by Anglian Water for the town, and outside sources disagree even on which zone it is in, so we do not quote a number. We describe what we find instead.
Scale collects on heat exchangers and combi plate heat exchangers, causing kettling and hot water that rises and falls. The service is where it gets caught, before it costs a part.
Building Regulations guidance is that water above 200 mg/l should be treated before it feeds a combi. If your boiler has no scale protection on the incoming main, we explain what fitting it involves and whether your warranty expects it.
Scale is a hot water problem. On the heating side the risk is corrosion, which produces the black sludge that settles in radiators and pumps.
We check the inhibitor level in the system water on every service. Low inhibitor is cheap to put right, while a system full of sludge is not.
Look out for radiators cool along the bottom edge, a pump getting louder and a boiler that runs hot. If they appear, we tell you plainly whether a flush would help, and our power flushing page explains the process.
We check the water before recommending anything, and we say plainly when a flush is not what is needed. Often a dose of inhibitor and a close eye at the next service is enough.
Casing off, burner and heat exchanger inspected, flue gas readings taken, and a written record of what we found.
With more than seventy listed buildings on the High Street and conservation areas in both Leighton Buzzard and Linslade, boilers and flues are often in awkward places. We service what is there and flag anything that would need consent if it ever had to move.
Victorian houses between the station and the canal frequently have regular boilers with a cylinder and pipework altered over the years. The service is a good moment to note the state of the pump and valves too.
Homes from the 1970s expansion of Linslade often pair an older boiler with a single feed cylinder, sometimes on microbore, and the service is a chance to spot silting before winter.
The Southern Leighton Buzzard development and the Eastern Leighton Linslade Urban Extension have added many new boilers to the town. Plenty are still inside their manufacturer guarantee, which makes an unbroken service record important.
New homes often have a system boiler and an unvented cylinder. Tell us when you book, and any check of the cylinder will be priced separately and agreed in advance.
A new boiler starts scaling from the first week in hard water, so its early services show whether the protection is doing its job.
Keep the installer’s commissioning record with your service sheets. Together they show the boiler has been looked after from the first day, which is what a manufacturer checks before accepting a claim.
Letting a house in the LU7 area? The annual gas safety check and record (CP12) can be done alongside the boiler service, on one visit.
Keep both documents: the CP12 for the tenancy and the service record for the boiler warranty. See our landlord gas safety certificate page for what is checked.
With several properties we can hold each one to a fixed month, so no record runs out.
The check has to be renewed every twelve months and tenants should have a copy of the record, so tying it to the service date makes both easier to keep on top of.
September or October suits most households. The heating has sat unused for months, and the first cold week is still ahead, so there is time to fix anything the service finds.
A boiler that struggles to light, sooting around the case, pressure that keeps dropping or hot water that wanders are all reasons to book now. If a carbon monoxide alarm sounds, switch off, get outside and ring 0800 111 999.

Every boiler differs, and so does the amount of cleaning. When we are already there for a repair, the service adds around thirty minutes.

Yes. If there is a scale reducer on the incoming main, we look at whether it is still doing anything, and if there is none we explain the options.
