Boiler Servicing in London Colney

London Colney’s water is very hard, which makes the yearly boiler service more than a formality. Here is what our engineers do, and what it costs.

Boiler Servicing in London Colney

What our engineer does

A proper service starts with the case coming off, after the boiler has been isolated. A look at the outside of the casing and a glance at the pressure gauge is not a service, whatever it is called. From there, the engineer works through the parts that matter most.

Burner and heat exchanger inspected for scale and wear

Condensate trap cleaned and its route checked

Seals and gaskets looked over

Gas pressure and safety devices tested

Flue gas analysis carried out and recorded

Written service record left with you

Anything that needs repairing is explained and priced first, and we only carry on if you agree. If everything is in good order, that is what you are told, without a list of extras.

Get a fixed price before we start

Call and talk to an engineer, or send us the details and we will come back to you with a price.

The record you are given

The written record lists what was checked, the flue gas and pressure readings, and any advice, with the date and the engineer’s details. It is yours to keep with the boiler paperwork.

That record is what a manufacturer asks for when you claim under a guarantee, and what a buyer’s surveyor may want to see if you sell. A sticker inside the cupboard is not the same thing.

If a reading falls outside the range the manufacturer sets, the record says so, along with what was adjusted and whether anything is still outstanding. If the boiler has to be switched off because it is not safe to use, the engineer explains why before doing it.

Why it is worth doing

Safety

A flue gas analysis is the only reliable way to know the boiler is burning cleanly, and the seal checks catch a route for fumes before it becomes a carbon monoxide risk.

Running costs

With the burner and heat exchanger clean, the gas on your bill goes into the radiators rather than up the flue. A scaled heat exchanger does the opposite, quietly, and a boiler that is set up correctly cycles on and off less.

Warranty

Most manufacturers insist on an annual service by a Gas Safe engineer to keep the guarantee valid, including the up to 12 year guarantees on selected boilers we install.

Reliability

Worn seals, blocked traps and failing parts found in autumn are cheaper to deal with than a breakdown in January, when every engineer in the county is already busy.

Price and the add-on

Our annual boiler service is £99 + VAT (£118.80 including VAT), with the flue gas analysis and written record included and no call-out charge for a weekday appointment. There is nothing extra for the paperwork.

Adding a service to a repair visit we are already on costs £50 + VAT (£60 including VAT), which takes about thirty minutes because the casing is already off.

If the service finds a part that needs replacing, it is priced separately and you choose whether to go ahead there and then. Nothing is ordered or fitted until you have agreed the price, and you are free to leave it for a later date.

Very hard water in AL2

Affinity Water supplies the village. Third party mapping puts it in the St Albans South zone, and Affinity’s own 2025 report classes that zone’s water as very hard, over the 300 mg/l mark. Affinity itself does not confirm which zone serves each AL2 address, so take that as a guide rather than a reading at your tap.

In water that hard, scale gathers on heat exchangers and inside a combi’s hot water plate. It is also far above the 200 mg/l point at which Building Regulations guidance says the supply to a combi should be treated.

During a service we look for the early signs so they can be dealt with before a breakdown: deposits on the parts we open, a heat exchanger that rumbles, and hot water that struggles to hold temperature. Each year’s record gives you something to compare against the next.

Slowing scale and sludge

Where the same component has had to be replaced twice, a scale reducer on the incoming main usually starts to pay its way. Where parts do wear, decent quality components last far longer in this water than cheap ones.

Inhibitor in the heating water gets tested too, and a magnetic filter, if fitted, is cleaned. If you do not have a filter, fitting one is quoted separately.

If the system water is dirty, we will tell you whether power flushing in London Colney is justified, or not needed.

On a combi, the hot water side is where scale does its damage, so a boiler that takes longer each year to deliver hot water at the tap is worth mentioning when you book. It tells the engineer where to look first.

Checked properly, recorded properly

Casing off, burner and heat exchanger inspected, flue gas readings taken, and a written record of what we found.

Servicing in the Napsbury Park conversions

The apartments in the former hospital buildings, built from 1905 and redeveloped after the site closed in 1998, have high ceilings, thick masonry and long service runs. Some share systems.

That can affect where the boiler sits and how the flue and condensate leave the building. We check both on a service, and if anything on the outside wall ever needs changing, the conservation area and your management company both have a say. Where access to the flat is through a shared entrance, let us know how the engineer gets in when you book.

High Street properties

On the High Street, boilers often sit in buildings with narrow plots, timber frames and pipework added in layers. We look at how the boiler connects to that older system as well as the appliance itself, and mention anything worrying.

Tell us about parking when you book. It is a busy through road, and we plan access so we are not blocking it. In the older buildings we also check the flue terminal outside, and note anything built or fitted too close to it since the boiler went in.

For landlords

If you let a flat at Napsbury Park or a house in the village, the annual gas safety check and record (CP12) can be done on the same visit as the service, saving your tenant a second appointment.

The two are different: the CP12 is the landlord’s legal safety record, while the service keeps the boiler efficient and its guarantee valid. Book a few weeks before the current record runs out so there is time to fix anything the check turns up, and keep both documents on file.

There is more on the landlord gas safety check, including what the engineer inspects, on its own page.

When to book, and signs it is overdue

Book for September or October, ideally before the clocks go back. After a summer with the heating off, a service before the cold weather gives time to fix any problem without leaving you cold. If it has been over a year, do not wait for autumn.

No record from the last twelve months

Kettling as the boiler heats up

Hot water that swings in temperature

Pressure that keeps needing a top up

A standalone service takes longer than the thirty minute add-on, since the boiler is opened from scratch. We service combi, system and regular boilers of all common makes, from modern condensing boilers in the newer houses to older regular boilers feeding cylinders in the village cottages.

Frequently asked questions

Plan to be in for the visit. A standalone service takes longer than the thirty minute add-on, and awkward access adds time.

The zone independent mapping links to the village is classed very hard by Affinity Water, so yes, scale protection is worth having.

Yes, the CP12 can be completed on the same visit as the service.

The engineer explains the fault and gives you a price for it. Nothing is done without your agreement.

All the common ones. Vaillant and Ideal make up most of our installs, alongside Worcester Bosch.

It is £99 + VAT (£118.80 including VAT), or £50 + VAT (£60 including VAT) when added to a repair visit.

Yes, and the readings go on your written record.

Yes, including checking the flue and condensate routes through the older buildings. Tell us how the engineer gets into the building when you book.

No. It shows how far scale has built up and whether a scale reducer, better inhibitor or a part replacement would help.

It is not compulsory, but it helps protect the boiler from sludge. If one is not fitted, it is quoted separately.

Ask to see their Gas Safe ID card. Our registration is 956889.
