BOILER SERVICING IN LUTON
What is included
What a boiler service in Luton actually includes
On every service we carry out a flue gas analysis, recording combustion ratio and carbon monoxide output against the manufacturer figures for that appliance. Then everything below, recorded on a service record you keep.
If an engineer is in and out in twenty minutes without taking the casing off or putting an analyser in the flue, you have not had a service. You have had a visit.
The checks
The checks, one by one
Gas rate checked at the meter and working pressure checked at the appliance
Casing off, burner and heat exchanger inspected and cleaned where needed
Condensate trap checked and cleared, external run checked for fall and lagging
System pressure, expansion vessel charge and pressure relief checked
Safety devices tested, including the flame supervision and the overheat stat
Flue and its seals inspected internally and externally, ventilation checked where required
288 to 345
mg/l across Luton’s four Affinity Water zones
Luton water is hard, and not evenly
Affinity Water publish four zones with Luton in the name, from 288 mg/l in Luton North to 345 mg/l in Stopsley, and three of the four sit above the 300 mg/l very hard line. Scale builds on the hot side of a combi for years before anyone notices, usually as a shower that runs hot then lukewarm. A service is when somebody measures the boiler rather than guessing, and where we raise scale protection on the mains if you do not have it.

Your paperwork
The paperwork you should be given
A service record listing the readings taken, not a tick in a box. Combustion figures, gas rate, working pressure, and any defect found with what was done about it. Keep it: it is what a manufacturer asks for on a warranty claim, and what a buyer’s surveyor asks for when you sell.
A manufacturer warranty is almost certainly conditional on an annual service by a Gas Safe registered engineer, recorded. Missing a year is how people discover their twelve year guarantee has quietly become nothing.
Worth knowing
A service is not a landlord gas safety check
A gas safety record, often called a CP12, confirms that appliances are safe on the day they were inspected. It is a legal requirement for landlords and it does not clean, adjust or service anything. A service maintains the appliance.
If you let property in Luton, have both done at the same visit. It costs less than two appointments.
Timing
How long it takes, and when to book
How long a service takes
Between forty five minutes and an hour and a quarter on a domestic combi, longer on a system boiler with a cylinder, and longer again if we find something that needs attention. Anybody promising it in fifteen minutes is not doing the work described above.
When to have it done
Before the heating season rather than during it. September and October are the sensible months, because a fault found then is an appointment and a fault found in January is an emergency.
If you do not know when it was last done
If it has been longer than a year, it is overdue. If you have just moved into a Luton property and you do not know when it was last done, assume it was not.
Symptoms
Signs your boiler is overdue
Hot water that runs hot, then lukewarm, then hot again
Banging, whistling or kettling when the hot tap runs
Pressure needing topping up more than once or twice a year
Radiators cold at the bottom while the boiler runs hard
A yellow rather than crisp blue flame on an older appliance
Any fault code that has appeared more than once
A service is a snapshot of the appliance. Between services, the things worth noticing are about pattern rather than one bad day: hot water that used to be steady and now fluctuates, a boiler that now cycles repeatedly, pressure that creeps down. Any of those is a reason to ring rather than wait for the next annual visit.
Faults
What happens if we find a fault
We tell you what it is, what it will cost to put right, and whether it is safe to keep using in the meantime. Nothing gets done that you have not agreed to. If an appliance is genuinely unsafe we will make it safe and explain plainly what that means. Where a boiler is past economic repair we will say so and give you the replacement figure alongside it. A swap starts from £2,375 + VAT (£2,850 including VAT).
Brands
Which boilers we service
All makes and models, not only the ones we install. We fit Vaillant ecoTEC plus and the Ideal Logic range most often, but the majority of the servicing we do across Luton is on other people’s installations.
Anybody working on a gas appliance in a home must be on the Gas Safe Register. Vantage is a Gas Safe registered business, registration 956889. Ask to see the card. A genuine engineer will not mind.
Prices
What a boiler service in Luton costs
A standalone annual boiler service is £99 + VAT (£118.80 including VAT). Every rate is listed on our prices page. If you are a landlord, tell us and we will do the gas safety record at the same visit.
New homes
Just moved into a Luton property
Three things are worth doing in the first month. Get the boiler serviced, because you have no idea when it was last done. Find the stopcock and check it turns. And find out which Affinity Water zone you are in, because at 345 mg/l in Stopsley and 288 mg/l in the north of the town, the case for scale protection is not the same everywhere.

Questions
Frequently asked questions
How much is a boiler service in Luton?
A standalone annual boiler service is £99 + VAT (£118.80 including VAT). If an engineer is already with you for a repair, a service can be added to the same visit.
How often should a boiler be serviced?
Annually. It is also almost always a condition of the manufacturer warranty, so skipping a year can cost you the guarantee as well as the efficiency.
Is a service the same as a gas safety certificate?
No. A CP12 gas safety record confirms appliances are safe on the day of inspection and is a landlord legal requirement. A service maintains the appliance. Have both at one visit if you are letting the property.
Is a scale reducer worth fitting in Luton?
In most of the town, yes. Affinity Water publish 345 mg/l for the Stopsley zone, 328 for Park Street and 308 for Luton West and Houghton Regis, all above the 300 mg/l very hard threshold. Some extended manufacturer warranties are conditional on scale protection in hard water areas.
What if my boiler fails the service?
We explain what failed and why, give you a fixed price to put it right, and if it is unsafe we make it safe and tell you plainly what that means.
How long does a service take?
Between forty five minutes and an hour and a quarter on a domestic combi. Longer on a system boiler with a cylinder.
Do you service boilers you did not install?
Yes, all makes and models. Most of our servicing work across Luton is on installations somebody else carried out.
Do you charge a call-out fee in Luton?
Not between 8am and 5pm, Monday to Friday. Outside those hours there is a £50 + VAT call-out on top of the out-of-hours rate, and we tell you the cost on the phone before anyone sets off. Every rate is listed in full on our prices page.
