Boiler Servicing in Milton Keynes

What the engineer does

A real service takes the boiler apart far enough to see inside it. After asking how it has been running and watching it fire, the engineer works through:

Casing off, with the burner and ignition inspected

Heat exchanger examined and cleaned as needed

Condensate trap emptied, cleared and refilled

Seals checked on the case and the flue

Combustion tested with a flue gas analyser

Pressures and safety devices tested before the record is written

If anything is worn or unsafe, we explain it and give you a price before doing anything more. The flue terminal outside is looked at too, because a blocked or badly placed terminal is a safety problem however well the boiler runs.

Get a fixed price before we start

Call and talk to an engineer, or send us the details and we will come back to you with a price.

The record you keep

You are left with a written service record: boiler details, date, combustion readings, gas pressure, what was cleaned and what, if anything, needs attention.

Keep it with the boiler’s papers. Manufacturers ask for the full run of records when a warranty claim is made, and a buyer may ask for them when you sell.

If you have moved into a grid square house and found no service history, treat the boiler as due. The first visit tells you the make, the model and the condition it is in, and every record after that builds on it.

Why every year

Safety

Servicing is how combustion faults are found before they create a carbon monoxide risk. The flue gas reading tells you what looking at the boiler cannot.

Gas bills

A well set up boiler with a clean heat exchanger burns less gas for the same heat. Scale and dirt on the heat exchanger act as insulation, so more of the heat goes up the flue.

Warning signs caught early

A pump that sounds laboured, an expansion vessel losing its charge or a condensate trap starting to block will all cause a breakdown sooner or later. Finding them in October turns a winter emergency into a planned repair.

Warranty

Most warranties depend on an annual service, and some longer manufacturer warranties also require scale protection in hard water areas, which takes in every Anglian Water zone in the city. New boilers we fit can carry up to 12 years on selected models if the servicing is kept up.

What it costs

For Milton Keynes homes, a standard annual service is £99 + VAT (£118.80 including VAT), and weekday visits carry no call-out fee.

If our engineer is already with you to repair something, the service can be done at the same time for £50 + VAT (£60 including VAT), adding about thirty minutes. Every rate is on our pricing page.

The service price covers the checks and cleaning set out above. If a part is needed, it is priced separately and only fitted once you have agreed, so the figure you book at is the figure you pay for the service itself.

Which water zone are you in

The harder zones

Anglian Water’s figures for January to March 2026 give 284.31 mg/l for City South East (MK1 to MK5, MK7 and MK10), which includes Bletchley, Fenny Stratford and Walton, and 278.54 mg/l for Woburn Sands (MK17).

The middle

City North West (MK6, MK8 and MK9), which takes in Central Milton Keynes, is 274.06 mg/l. Newport Pagnell (MK16 and MK19) is 246.80 mg/l.

The softer end

City West (MK11 and MK12), covering Stony Stratford and Wolverton, is 236.99 mg/l, and City North East (MK13 to MK15), with Bradwell, Great Linford and Willen, is 212.97 mg/l. These are zone averages, not readings at your tap.

What that means at the service

Every zone is classed hard, and every one is above the 200 mg/l level at which Building Regulations guidance says a combi’s supply should be treated. So in all parts of the city we look closely at scale on the heat exchanger, and more closely still in the harder zones.

We check whether a scale reducer is fitted on the mains feed to your combi and whether it is still working. If there is none, we tell you whether your warranty expects one.

On the heating side, we check the inhibitor in the system water, because sludge causes as many cold radiators as scale causes lukewarm showers.

If you are in one of the softer zones, do not assume scale is not happening. At over 200 mg/l everywhere in the city, the difference between zones is how quickly a combi scales, not whether it does.

Checked properly, recorded properly

Casing off, burner and heat exchanger inspected, flue gas readings taken, and a written record of what we found.

Older houses and newer squares

In Bletchley’s 1950s and 1960s housing we still find back boilers behind living room gas fires, and these need the same careful combustion checks as any modern boiler. In the newer grid squares, at Broughton, Brooklands and Oakgrove, most homes have a combi.

Some early 1970s estates were built in timber frame or from prefabricated materials, as at Beanhill and Netherfield, and the flue routes on those homes are worth a close look on every visit.

Whatever the age of the boiler, the checks are the same, the record is the same and you are told plainly how it is doing.

Wolverton, Stony Stratford and Newport Pagnell are among the city’s conservation areas, and in their older buildings flues and boilers often sit in tight spots. Any change to a flue outside is planned with that status in mind.

When something needs repairing

If a part is worn, the engineer explains what it does and what replacing it would cost. A dangerous fault is made safe before we leave, and the rest is your decision.

Because our engineers are our own staff with stocked vans, many small repairs found at a service can be done there and then once you have agreed the price. Where a part has to be ordered, you are told what happens next before the engineer leaves. Faults are covered in more detail on boiler repair in Milton Keynes.

Landlords

Letting a house in Milton Keynes? We can carry out the annual gas safety check and record (CP12) while we are there for the service. For a let with a back boiler and gas fire, mention both when booking so the right time is allowed.

What the check involves is set out on our landlord gas safety certificate page.

You receive a service record for the boiler and a separate gas safety record for the tenancy file.

Tell us whether the tenant will be home and list every gas appliance in the property, not only the boiler, so the visit is planned with enough time for each one.

Book in September or October

Early autumn is the right time. The boiler has not yet started its heavy season, and anything found can be put right before the first cold week. Keeping to the same month each year also makes the record easy to follow when a manufacturer asks to see it.

Diaries across the city fill quickly once the heating goes on, so booking early also gives you more choice of day. Signs a boiler is overdue include no record from the past year, pressure needing more top ups, kettling, and sooty marks near the case or flue.

How long a standalone service takes depends on the boiler and how easily it can be reached. We service combi, system and regular boilers of every make, with Vaillant, Ideal and Worcester Bosch the ones we fit most, and every engineer is Gas Safe registered under 956889.

Frequently asked questions

The standard annual service is £99 + VAT (£118.80 including VAT). Tacked onto a repair visit, it drops to £50 + VAT (£60 including VAT).

Anglian Water classes every zone in the city as hard. The published zone averages run from about 213 to 284 mg/l.

Yes. Tell us when booking so we allow the right time and can talk through its condition.

Yes, the gas safety check and record can be done on the same visit.

No, but it shows how much scale is building. A scale reducer on the mains feed is what slows it.

Your postcode district is a good guide, and Anglian Water’s postcode checker gives the current figure for your address.

You get the price before any repair, and nothing is done without your agreement.

Yes, and in the villages around the city.

Once a year. That is what most manufacturers expect, and in hard water it is also the easiest way to keep an eye on scale.

Yes. Where the flue passes through the frame is one of the things we look at closely on those homes.

Yes. The terminal and its clearances are part of every service, because a blocked or badly placed flue is a safety problem even when the boiler runs well.
