HERTFORDSHIRE, BEDFORDSHIRE & CAMBRIDGESHIRE
A boiler service in Offley done properly: casing off, burner and heat exchanger checked, combustion tested and a written record, for £99 + VAT (£118.80 including VAT).

The engineer asks how the boiler has been behaving, checks the pressure, then isolates it and removes the casing. The burner, ignition, fan and internal pipework are inspected for wear, corrosion and leaks.
The heat exchanger is checked and cleaned where required, and the condensate trap is emptied and flushed so it cannot block over winter.
Seals are checked, the gas pressure is measured, and a flue gas analyser reads the combustion, telling us whether the boiler is burning safely and efficiently.
You receive a written record of every check and reading. Keep it with your boiler paperwork, because manufacturers ask for it when a warranty claim is made.

A service is the check that finds combustion problems before they produce carbon monoxide, which has no smell and no colour. The analyser reading is how it is caught.
It also keeps the boiler efficient, since a clean burner and heat exchanger turn more of the gas into heat, and nearly all manufacturer warranties depend on a service every year.
In older homes with long pipe runs, it is also the chance to spot a system struggling before it gives up in January. Long runs to far bedrooms and pipework threaded around old beams put extra demand on the pump, and the service is where we notice it.
Combustion readings kept year after year also show a trend. When the numbers start to drift, a part is usually on its way out, and it can be replaced on a planned visit instead of an emergency one.
The annual service is £99 + VAT for households in the village and parish, which comes to £99 + VAT (£118.80 including VAT). There is nothing extra for the lanes or the outlying farms.
When one of our engineers is already at the property for a repair, the service can be added for £50 + VAT (£60 including VAT) and takes around thirty minutes.
Parts are not part of the service price. If something needs replacing, you get a price first and decide, and nothing beyond the service is done without your say so.
Affinity Water’s published report for its Offley/Kimpton zone (AF031) gives 338 mg/l total hardness for 2025. That is matched to the village by the zone’s name, and Cockernhoe, closer to Luton, may be supplied differently, but either way the water here is very hard.
Scale builds on the heat exchanger and inside radiators and pipework over the years. At each service we look for it in the condensate trap and the heat exchanger, and check whether a combi’s hot water is still steady. A shower that needs the control nudged hotter each month is a typical early sign.
We also check the inhibitor level in the heating water. If the system has never been flushed and is showing it, we tell you what we found and whether anything needs doing.
Building Regulations guidance says that where hardness is over 200 mg/l, the water feeding a combi’s hot water circuit should be treated to slow limescale. At 338 mg/l, that applies to the village.
A scale reducer on the incoming main is the usual answer, and some manufacturers write water treatment into their warranty terms. If your combi has none, the engineer will say whether fitting one is worth it.
On the heating side, a magnetic filter catches the black sludge that builds up in older systems before it reaches the boiler. It is quoted separately, and it does nothing for limescale in the hot water side.
The Great Offley Conservation Area covers much of the old village, and flues on older houses were often fitted where space allowed rather than where they are easiest to reach.
We check the flue terminal outside as well as the connection at the boiler, and note anything that has been built or grown too close to it. A service never changes a flue position, so conservation area rules only matter if one ever has to be moved.
Low lofts are a particular issue in some of the older cottages. Where a flue passes through one, we check the joints as far as they can be seen, since a loose section there can leak fumes into the roof space.
Casing off, burner and heat exchanger inspected, flue gas readings taken, and a written record of what we found.
No written service record from the last twelve months
Hot water that fades or surges in the shower
The pressure needing a top up every few weeks
Rumbling or banging as the burner lights
Staining or soot marks on the casing or near the flue
A lockout that clears with a reset and then returns
Water dripping from the condensate pipe outside
Staining is the sign not to wait on. Switch the boiler off and ring us, and if a carbon monoxide alarm sounds, open the windows, get everyone out and call 0800 111 999.
Services sometimes turn up a worn seal, a blocked condensate trap or a part close to failing. The engineer explains what it is, whether the boiler is safe to keep using and what a repair would cost.
Anything unsafe is made safe on the spot and noted on the record. Anything else is left for you to decide, with a price in writing if you want one. For a boiler that is past repairing, see boiler installation in Offley.
If you let a property in the parish, the annual gas safety check and record (CP12) can be done on the same visit as the service, saving a second appointment.
See our landlord gas safety certificate page for what the check covers. The CP12 is a separate record from the service record, and you receive both on the day.
For a let cottage or farm property, tell us who will let the engineer in and where the boiler sits. It avoids a wasted journey out along the lanes, and your tenant knows exactly when to expect us.
September or October is the time. Parts that are wearing tend to fail when the heating starts running every day, and it is better to find them in autumn.
Tell us about access when you book so the engineer can plan the visit. A note of where the boiler is, particularly if it sits in a low loft or an outbuilding, helps us bring the right ladders and lighting.
If your boiler has already missed a year, there is no reason to wait for autumn. Book the next available visit, then settle into a September routine from next year.

Yes. We service all the common makes and older models, and take care around original features while we work.
Yes, the gas safety check and record can be completed on the same visit.
It means we pay particular attention to scale on the heat exchanger, the condensate trap and the condition of the system water, and we tell you if a scale reducer is missing or worn out.
Yes. It shows the boiler has been serviced each year, which manufacturers ask for if you ever claim on the warranty.
Once a year, ideally in September or October, so it is checked just before the heating starts working hard.
The engineer will tell you honestly what condition it is in, what is wearing and whether spares for your model are still easy to get.
Only the boiler’s gas and power are isolated while it is worked on. The cold water usually stays on, although hot water will be off for part of the visit.
That depends on the boiler and how easy it is to reach, so ask when you book. If we are already there for a repair, the add-on service is about thirty minutes.
Every make of gas boiler, whether combi, system or regular. Most of the new ones we install are Vaillant or Ideal, with some Worcester Bosch.
Yes. We also check the condensate pipe and any exposed pipework, which are the parts most at risk in a frost on the ridge.
We service boilers in Great Offley and across the parish in SG5 and LU2, including Little Offley, Cockernhoe, Tea Green, the outlying farms and the houses on the lanes towards Hitchin and Luton.
All servicing is carried out by our own engineers, Gas Safe registered under 956889, with our 12 month guarantee on the labour. The price is the same whether you are by the church in Great Offley or at the end of a farm track near Tea Green.
