HERTFORDSHIRE, BEDFORDSHIRE & CAMBRIDGESHIRE
Potters Bar’s water is hard on one side of town and very hard on the other, and boilers here collect scale accordingly. A yearly service is where it gets caught. Here is what ours involves and what it costs.

The engineer starts by asking how the boiler has behaved since last winter, then checks the flue route and the terminal outside, and the gas supply coming in. Anything you have noticed, however small, is worth mentioning at this point.
Next the casing comes off. The combustion chamber is inspected, the burner examined and cleaned where needed, and the heat exchanger checked for scale, corrosion and signs of overheating. The condensate trap is emptied, cleaned and refilled, and the seals on the case and flue are checked for wear.
Then come the tests. A flue gas analyser measures the combustion to confirm the boiler is burning safely and efficiently, and the gas pressure, safety devices and system pressure are checked.
Finally the boiler is put back together and run on heating and hot water to confirm it lights, modulates and shuts down properly. You are told what was found before the engineer leaves.

Call and talk to an engineer, or send us the details and we will come back to you with a price.
You are given a written record of the service: the boiler, the checks made, the combustion readings and any advice, with a price beside anything recommended. It carries our Gas Safe number, 956889, and the engineer’s name.
It is also your evidence of servicing for the manufacturer. Keep it with the boiler manual, because a warranty claim without it can be refused, and a buyer’s surveyor may ask for it when you sell. A sticker on the casing with a date on it is not a record of anything that was checked.
Safety is the main reason. A boiler can go on heating the house while burning poorly, and poor combustion is where carbon monoxide risk begins. The flue gas analysis is what shows it.
Running cost is the second. A clean burner and heat exchanger get more heat from each unit of gas, and in hard water scale builds on exactly the surfaces that matter most.
The third is the guarantee. Almost every manufacturer makes a yearly service by a Gas Safe engineer a condition, including on the boilers we fit with up to 12 year guarantees. Miss a year and a later claim can be turned down, however small the fault.
The annual boiler service is £99 + VAT (£118.80 including VAT), with no call-out fee on a weekday between 8am and 5pm. It is the same price for a combi, a system boiler or a regular boiler.
Already having a repair done by one of our engineers? A service can be added for £50 + VAT (£60 including VAT), taking around thirty minutes. Most standalone services take about an hour, and the full price list is on our pricing page.
You do not need to empty the kitchen. Clear the space around the boiler and a route to it, and make sure someone is in to let the engineer in and hear what was found at the end.
Affinity Water supplies the town through two zones. Its 2025 reports give Hatfield and Potters Bar a hardness of 280 mg/l and Potters Bar West 363 mg/l, as calcium carbonate. Its postcode checker returned 363 for EN6 3AA, in the western zone.
Both are hard, and the western figure is well past the 300 mark Affinity treats as very hard. Building Regulations guidance says water above 200 mg/l should be treated before it feeds a combi, so across the whole town scale protection is worth taking seriously.
On the service we look at the evidence in your own boiler: deposits in the condensate trap, a heat exchanger that kettles, a combi slow to settle to a steady hot water temperature. That shows how fast scale is building in your house, whichever zone you are in.
On a combi, a scale reducer on the incoming cold main slows the build-up a great deal in water this hard. We check whether you have one and whether it is still working, and if not we say plainly whether it is worth fitting.
Inhibitor in the heating water guards against corrosion, and a magnetic filter catches sludge before it reaches the boiler, which matters on the microbore systems in some later infill homes. If a filter is fitted we clean it; if not, we can quote to add one. We also check the inhibitor level and the colour of the system water, since dark, dirty water is an early sign of corrosion inside radiators and pipes.
Casing off, burner and heat exchanger inspected, flue gas readings taken, and a written record of what we found.
Some of the bigger 1930s houses west of Darkes Lane have the hot water cylinder in the loft or on the top floor, working with a system or regular boiler. In the 1950s homes on Oakmere and Ashwood, cylinders are often on their second or third replacement.
The service is on the boiler, but anything we notice elsewhere on the system, such as a weeping cylinder valve or a noisy pump, goes on your record for you to consider, with a price if you ask for one. If the boiler is in the loft, tell us when you book so the engineer knows what access to expect.
The landlord gas safety check and record, the CP12, can be done on the same visit as the boiler service, so the tenant only has to be home once.
Anything that needs attention is written up with a price so you can plan it. Booking the same month every year keeps the two in step, so there is never a gap between one record and the next. If the tenant cannot be in, tell us when you book and we will arrange the time with them directly. For EN6 landlords, our landlord gas safety page runs through each part of that check.
Some boilers make it obvious that a service has slipped. Look out for any of these:
No service record for over a year, or none at all since you moved in
Sooty marks on or around the casing
Pressure creeping down between top-ups
New noises when the burner lights
Hot water that drifts between hot and warm
A flame that looks yellow or lazy on an older boiler
Sooty marks, a lazy flame or a carbon monoxide alarm sounding need a Gas Safe engineer now, not at the next service, and every home with a gas appliance should have a working CO alarm. Mention the quieter signs when you book, so the engineer can look for the cause while the casing is off.
A service sometimes finds a part near the end of its life, like a perished seal or a sensor coated in scale. The engineer shows you, records it and prices it, and nothing is done without your agreement. Small parts are often on the van, and any repair carries our 12 month labour guarantee.
If something unsafe is found, the engineer has to tell you and, with your permission, turn the appliance off until it is put right. Rare, but it is exactly what the visit is for. Where a part has to come from a supplier, the engineer says whether the boiler is safe to run until it is fitted.

We service boilers across EN6, from Heath Drive, Manor Way and Mountway to The Royds, Cedar Close, Oakmere and Ashwood, and on towards South Mimms. September and October are the months to book, before the heating runs every day and while a worn part can still be replaced without leaving you cold. If it is already more than a year since the last one, there is no reason to wait for autumn.
We service all common makes, including Vaillant, Ideal and Worcester Bosch, and every engineer is our own, Gas Safe registered and working from our Stevenage base. Everything else we do in the town is on our Potters Bar page.
