HERTFORDSHIRE, BEDFORDSHIRE & CAMBRIDGESHIRE
Potton boilers get a full yearly service from our own Gas Safe engineers for £99 + VAT (£118.80 including VAT): casing off, flue gases tested and a written record left with you.

Looking at the gauge and signing a sheet is not a service. On every Potton boiler we open it up and work through the same list.
Casing off, and the inside inspected for leaks, corrosion and scorching
Burner checked, and cleaned where the manufacturer calls for it
Heat exchanger looked over for scale, the main risk in hard water
Condensate trap taken off, flushed through and refilled
Seals and gaskets checked so combustion stays inside the case
Flue gases measured with a calibrated analyser
Gas pressure and the safety devices are tested as well, and the flue terminal outside is checked for damage and clearance. If any step cannot be done, you are told why.
Get a fixed price before we start
Call and talk to an engineer, or send us the details and we will come back to you with a price.
At the end you get a written record of the readings and anything we found. It is what a manufacturer asks to see if you ever claim on the guarantee, and what a buyer’s surveyor may ask about.
You also get a plain summary before the engineer leaves: what condition the boiler is in and whether anything is starting to wear. If nothing needs doing, that is what you hear.
No old records? The next service starts a fresh history, with the boiler’s age and condition noted so future visits have something to compare against.
Safety comes first. A boiler with a failing seal or a restricted flue can produce carbon monoxide without any sign you would notice, and the flue gas reading is how we catch it.
Efficiency is next. A burner running dirty and a heat exchanger lined with scale use more gas for the same heat.
Then there is the guarantee. Most manufacturers require a yearly service by a Gas Safe engineer to keep a warranty valid, and on selected boilers we fit that warranty runs up to 12 years. Skipping one service can cost far more than the visit.
Finally, an annual visit catches small wear while it is still small. A seal just beginning to weep costs little to replace in October, and a lot more when it has let the boiler down in January.
Potton’s water comes from groundwater boreholes and is described as hard. Anglian Water, generally named as the supplier, says hard water across its region comes from chalk and limestone. We could not obtain a supplier figure for SG19, so we give no number.
On a service we look for the signs: deposits in the condensate trap, a heat exchanger slow to clear, and hot water that takes longer to arrive than it should. Catching it early is cheaper than a new plate heat exchanger later.
For water over 200 mg/l, national guidance linked to the Building Regulations expects the feed to a combi to be treated. We tell you whether your combi has a scale reducer and whether it still looks to be doing its job.
Scale also seizes the isolation valves around the boiler, so we try those while we are there. Better to find a stuck valve now than during a leak.
Inhibitor in the heating water guards against corrosion and sludge, and it does not last forever. We check it on every service, since a top-up is far cheaper than cleaning a sludged system.
If the water we drain looks dark and radiators have cold patches, we explain the options. A power flush starts from £595 + VAT for up to five radiators, with inhibitor included. A magnetic filter is quoted separately, and we say plainly when a flush is not what is needed.
If a magnetic filter is already fitted, we check when it was last cleaned out. A filter left full of debris stops doing its job, and emptying it is quick while the engineer is there.
For a Potton home the annual service is £99 + VAT (£118.80 including VAT), with no call-out fee on weekdays from 8am to 5pm.
How long it takes depends on the boiler, where it is fitted and what the checks show. A boiler in a tight cupboard or a loft takes longer to open up and reassemble properly than one on a kitchen wall.
If one of our engineers is already with you for a repair, adding the service costs £50 + VAT (£60 including VAT) and takes about thirty minutes, so it is worth asking at the time.
Casing off, burner and heat exchanger inspected, flue gas readings taken, and a written record of what we found.
If you let a house or flat in Potton, the annual gas safety check and CP12 record can be done on the same visit as the service. One appointment and one access arrangement with your tenant.
Because the CP12 is a separate record, ask for it when booking so we allow for it. What the check covers is set out on our landlord gas safety page.
If an appliance is found unsafe to use, the engineer explains why and what it will take to put right before the tenant uses it again.
It helps to ask your tenant beforehand whether the heating or hot water has been misbehaving. Small complaints they have lived with are easier to deal with while the engineer is already there.
Soot or staining on the case, a yellow or lazy flame where you can see it, a pressure gauge that sinks between top-ups, new noises when the boiler fires, and hot water that has turned sluggish are all reasons to book now.
If a carbon monoxide alarm sounds, stop using the boiler at once, let fresh air in, leave the house and call the National Gas Emergency Service on 0800 111 999.
A boiler that came with the house and no service history is also worth booking in. Nobody can tell you when it was last opened, so a first service with us sets a starting point and a record to build on. We note its age, condition and readings, which makes every later visit more useful.
Aim for September or October. The boiler has had the summer off, and anything we find can be put right before the first cold week rather than in the middle of it, when every household in SG19 wants its heating on at once.
An autumn slot also sets a date you can keep every year, which is what most guarantees expect, and you are not waiting behind breakdown calls once the weather turns.
If you have a combi and the hot water has started to take longer to come through over the summer, mention it when you book. It is often the first hint of scale, and the service is the time to look.
We service all the common makes of gas boiler, combi, system and regular, including the Vaillant, Ideal and Worcester Bosch models we fit. Our engineers are directly employed and work under Gas Safe registration 956889. The ID card is there to be checked when they arrive, so do ask.
If the service turns up a fault, the engineer explains it, notes it on the record and prices the repair before doing anything. Small jobs like clearing a blocked trap are part of the service. For breakdowns, see boiler repair in Potton.

Yes, the gas safety check and its record fit into the same appointment.
It lets us spot scale early and check that any scale reducer is doing its job. It does not remove scale already built up inside the heat exchanger.
September or October, while the heating is still only occasional.
It can. Manufacturer guarantees usually depend on an annual Gas Safe service with a written record for each year.
