HERTFORDSHIRE, BEDFORDSHIRE & CAMBRIDGESHIRE
Radlett’s water is hard, and many of its heating systems have grown with their houses. A proper yearly service keeps both in check. Here is what our Gas Safe engineers do, what it costs and how to keep scale down.

Our engineer isolates the boiler and takes the casing off, then looks inside for leaks, corrosion and signs of overheating. The burner is inspected and cleaned if it needs it.
The heat exchanger is checked for scale and debris, and the condensate trap is removed, cleaned and refilled so it drains freely. Seals and gaskets are examined, since a tired seal is where fumes or water escape.
Then comes flue gas analysis. An analyser reads what the boiler is producing, telling us whether it is burning safely and efficiently. Gas pressure and the safety devices are tested as well, and the flue is checked where it can be reached.
Finally the boiler is run on heating and hot water, and you get a written record of the checks, readings and any recommendations. Keep it: it is your proof of servicing.
Get a fixed price before we start
Call and talk to an engineer, or send us the details and we will come back to you with a price.
A yearly service costs £99 + VAT (£118.80 including VAT), and that includes the written record. There is no extra charge for the flue gas analysis or for cleaning the condensate trap.
When one of our engineers is already at your home repairing the boiler, a service can be added for £50 + VAT (£60 including VAT). It takes about thirty minutes extra.
A standalone service takes as long as your boiler needs, depending on its condition and access; the engineer can give you an idea when they arrive.
Affinity Water supplies Radlett. Its published reports do not confirm which of its supply zones covers the village, so we do not give you a figure for it. Radlett sits in the valley of Tykes Water, which runs from Aldenham Reservoir to the River Colne, but your tap water arrives through Affinity’s network like everyone else’s.
What Affinity does publish are its own 2025 figures for the named zones next door: Shenley at 290 mg/l and Borehamwood/Bushey at 340 mg/l, both hard. Building regulations guidance says water above 200 mg/l should be treated before it feeds a combi or water heater.
Hard water leaves scale wherever it is heated. Over a few winters that narrows the waterways in the heat exchanger, and on a combi it clogs the plate that heats your taps. The service is where we spot it before it becomes a fault.
Where scale has already taken hold in a combi, the cure is a descale or a replacement plate heat exchanger. We price that as a repair; it is never slipped into the service bill.
Fitted on the cold supply to a combi, it slows scale forming on the hot water side. If there is not one, we will tell you, and whether we think it is worth adding.
Protects the heating circuit from internal corrosion. We check it is present and at a sensible strength, as it weakens over the years.
Collects sludge before it reaches the boiler. If one is fitted we clean it, and if not we can quote to add one.
Hard water seizes the small valves under the boiler over time. Working them during the visit means they will actually shut off when a repair or a leak calls for it.
Flue gas analysis confirms the boiler is burning cleanly and the flue is taking fumes away. Carbon monoxide has no smell, which is why it is measured rather than guessed. A working carbon monoxide alarm near the boiler is still sensible.
A clean burner and a clear heat exchanger turn more of your gas into heat. In a larger house with a long heating season, that difference adds up.
Most manufacturers ask for a yearly Gas Safe service with a written record. Selected boilers we fit come with up to 12 years, and that depends on the servicing being kept up. The written record is what a manufacturer asks to see.
Worn seals, tired electrodes and cracked condensate traps are found on a planned visit, not on the first freezing night, and you choose when to fix them rather than the boiler choosing for you.
Many Radlett houses have been extended two or three times, and their heating has grown with them. In the older houses we still see imperial copper and cylinders on their second or third replacement.
The service is on the boiler, but if we notice something elsewhere on the system worth your attention, it goes on the written record for you to decide on.
Some Radlett houses still run open vented systems fed from a loft tank, others sealed pressurised ones. We note which you have, because it changes what can go wrong and what you can safely check yourself.
In the larger detached houses of the Aldenham Lodge and Newberries estates, a system may have more than one heating zone and a hot water cylinder. We check the boiler’s side of the controls and tell you if a zone valve or thermostat is misbehaving.
Casing off, burner and heat exchanger inspected, flue gas readings taken, and a written record of what we found.
If you cannot find last year’s record, or the boiler came with the house and there is no record at all, treat it as due. Other signs:
Kettling or banging as it heats
Hot water that runs lukewarm or surges
Pressure that drops between top ups
Soot or staining around the boiler or flue
Radiators slower to warm than they were
More than one lockout this year
A smell of gas is different: leave, avoid switches and call the National Gas Emergency Service on 0800 111 999 first.
You are told what we found, what it means and what it costs to fix, in writing if you would like. We never carry out extra work on a service visit without agreeing a price with you first.
A boiler found unsafe is only isolated after we have explained exactly why. For breakdowns, see boiler repair in Radlett.
Small worn parts are often on the van, and with your go-ahead the engineer can fit them before leaving.
The annual gas safety check and record (CP12) can be carried out on the same visit as the service, so the tenant only has to give access once. It is the same engineer, the same appointment and one set of paperwork.
If we find anything that needs putting right, you get it in writing with a price, so you can arrange the work before the record is due again. The full list of what gets checked for a let in the village is on our landlord gas safety page.
Tell us about access, parking and keys when you arrange the visit, especially for a let at the end of a long private drive.
September and October are the best months. Any fault found can be repaired before the cold weather, and appointments are easier to arrange.
We service gas boilers of all the common makes, including the Vaillant, Ideal and Worcester Bosch boilers we fit. More on how we work is on our boiler servicing page.
Clear the space around the boiler before the engineer arrives, and have the previous record to hand so this year’s readings can be compared.

For WD7 homes the yearly service is £99 + VAT (£118.80 including VAT). Added to a repair visit, it is £50 + VAT (£60 including VAT).
Yes. Scale builds up in the heat exchanger and on a combi’s hot water plate, which is why a yearly service and scale protection matter. A scale reducer on a combi’s cold supply slows it down.
Yes. Landlords can have the CP12 check done on the same visit, and any failures are listed in writing with a price.
September or October is ideal, before the heating is on every day. It also leaves time to fit any part the service shows is needed.
Yes, gas boilers of all the common makes, including the Vaillant, Ideal and Worcester Bosch models we fit. Let us know the model beforehand.
It varies with the boiler and access, and the engineer gives you an idea on arrival. On the back of a repair visit, it takes roughly thirty minutes.
Most manufacturers require one every year with a written record, and our record gives you that.
It slows scale forming on the hot water side of a combi. We tell you whether it is worth fitting. It does not treat the heating circuit, which relies on inhibitor instead.
You get an explanation and a price, and the choice of doing it now or later.
Yes. Anything we notice goes on the written record for you to decide on, with nothing done without your agreement.
