HERTFORDSHIRE, BEDFORDSHIRE & CAMBRIDGESHIRE
A proper boiler service in Royston means the casing comes off and the parts that scale up in chalk water get a close look. Here is what we do, what it costs and when to book.

Some so called services amount to a glance at the pressure gauge. Ours does not. On every annual service the engineer works through the following.
Casing off and a full internal inspection
Burner checked and cleaned where needed
Heat exchanger inspected for scale and debris
Condensate trap cleaned and refilled
Seals and gaskets checked for condition
Flue gas analysis to confirm safe, clean combustion
Before any of that, the engineer checks the pressure, the controls and the flue terminal outside, and asks how the boiler has behaved. At the end you get a written record of what was checked, what was found and anything we recommend, so nothing comes as a surprise later.

Call and talk to an engineer, or send us the details and we will come back to you with a price.
A boiler burns gas inside your home. The service confirms combustion is clean and the flue is carrying fumes away as it should, which is the most important reason to have it done. Poor combustion gives no reliable warning you would notice yourself.
A clean burner and heat exchanger use less gas for the same warmth. Small gains each winter add up across the life of a boiler.
Manufacturer guarantees, including those of up to 12 years on selected boilers we fit, usually depend on a yearly service recorded by a Gas Safe engineer. Missing one can put a claim at risk.
Worn seals, a weakening ignition electrode and early scale are all found and dealt with in the autumn, instead of stopping the boiler on the first freezing night.
Royston sits in a shallow bowl in the East Anglian Heights chalk escarpment, and there is enough chalk underfoot that a cave was carved into it beneath the town centre. Affinity Water’s 2025 report for its Royston zone (AF003) puts total hardness at 313 mg/l as calcium carbonate.
Heat pushes the calcium out of solution, so it settles where water gets hottest: the heat exchanger and, on a combi, the hot water plate. A service shows how far that has gone before it turns into noise, poor hot water or a breakdown.
We note what we find each year, so over time you can see whether scale is building up faster than it should. The neighbouring Buntingford and Therfield zone measured 375 mg/l in Affinity’s 2025 figures, so hard water is a feature of the whole area rather than something peculiar to one street.
The Building Regulations guidance line for treating combi feed water is 200 mg/l, so Royston is well over it. On a boiler fed with water at 313, a scale reducer on the cold supply slows the build up on the hot water side. If you do not have one, we will mention it on the service.
Inhibitor in the heating water protects radiators and the heat exchanger from corrosion. We check it is present and at a sensible level, and many manufacturers set water treatment conditions in their guarantees, so it is worth getting right.
A magnetic filter catches sludge before it reaches the boiler. If one is fitted we clean it out and show you what it caught, and if not we can quote separately to add one. Where the heating water is badly contaminated, we tell you whether a flush would help or whether it is not needed.
An annual boiler service is £99 + VAT (£118.80 including VAT). That covers everything listed above and the written record, with no call-out fee on weekdays.
If one of our engineers is already with you for a repair, a service can be added for £50 + VAT (£60 including VAT), which takes about thirty minutes more. A standalone service takes longer, depending on the boiler and what the engineer finds.
There is nothing extra for the flue gas reading, the condensate trap or cleaning an existing filter. Read more on our boiler servicing page.
Ask for it every time. It should name the boiler, give the date and the flue gas readings, and list what was checked and anything recommended. If a visit ends with nothing in writing, there is no proof it happened.
It is the proof a manufacturer asks for before honouring a guarantee claim, and a buyer’s surveyor may want it if you sell. Keep each year’s record with the boiler manual rather than in a drawer you will forget. A run of records, year after year, says more about a boiler’s condition than its age does.
Casing off, burner and heat exchanger inspected, flue gas readings taken, and a written record of what we found.
Sometimes a part is worn but still working, such as a seal that has hardened or a heat exchanger starting to scale. It is pointed out to you, written on the record and priced.
You decide whether it is done that day or later. Nothing is replaced without your agreement. A fault serious enough to make the boiler unsafe is explained in plain terms, along with why it has to stay off.
Because the vans carry a full stock of common parts, a small repair can often be done while the engineer is still with you. Parts that need ordering come with clear advice on whether the boiler may be used until they arrive.
There is no record from the last twelve months. The pressure keeps drifting down. The boiler is louder than it used to be, hot water takes longer or swings in temperature, or there are dark marks around the case or the flue.
Any of those is reason to arrange a visit now rather than wait for autumn, and the engineer will start with the symptom you have noticed. A smell of gas is different: leave the house, do not touch switches, and call the National Gas Emergency Service on 0800 111 999.
The annual gas safety check and record (CP12) can be carried out on the same visit as the boiler service, so one appointment covers both. That saves arranging access with tenants twice.
In older rental stock, we note anything that will need attention before next year’s check, so there is time to plan it. You receive the service record and the gas safety record as separate documents, and landlords with several properties in SG8 can have them lined up in the same month. More detail is on our landlord gas safety page.
The best time is September or October. The heating has not yet been worked hard, and any fault the service finds can be put right before the first cold spell. Once winter arrives, most calls are breakdowns, a boiler that has missed its service is more likely to be one of them, and appointment times are harder to choose.
Any make is serviced, combi, system or regular, including the Vaillant, Ideal and Worcester Bosch models we install. If a boiler is so old that parts are no longer made, we tell you, so a failure does not come as a shock. Every engineer is our own employee, Gas Safe registered under the company number 956889, and carries an ID card you can ask to see. Any work we do has a 12 month labour guarantee.
