Boiler Servicing in Sandy

What is involved

This is what a service from us includes, on every boiler in Sandy, old or new:

A chat about how the boiler has been running

Controls, pressure and a test run before anything comes apart

Casing off and the internals inspected for leaks, corrosion and heat damage

Burner checked and cleaned where it needs it

Heat exchanger inspected for scale and debris

Condensate trap cleaned out and refilled

Seals checked so combustion stays inside the sealed chamber

Flue inspected along its visible length

Flue gas analysis to measure how cleanly it burns

We service combi, system and regular boilers of all the common makes, whether we fitted them or not, from the Vaillant and Ideal models we install most to Worcester Bosch and others.

Call and talk to an engineer, or send us the details and we will come back to you with a price.

Your written record

The readings go on a written service record, with anything we recommend and why. You keep it.

Most manufacturers only honour their guarantee if the boiler has been serviced every year by a Gas Safe engineer, and the record is what proves it. A buyer may also ask for the service history if you sell.

If a reading is outside what the manufacturer allows, the record says so, and the engineer explains what it means for you.

For landlords, the gas safety record from a CP12 check is a separate document, so you have one for your files and a copy to give the tenant.

Safety, running costs and the guarantee

You cannot see, smell or taste carbon monoxide. Measuring the flue gases is how a Sandy service confirms combustion is safe, and it is the main reason to have one every year.

A service also keeps the boiler efficient, because a fouled burner or scaled heat exchanger wastes gas every hour it runs.

It protects your guarantee, as above. And it catches wear, such as a hardening seal or a worn electrode, while it is still a small job.

A service does not make an old boiler young again, but it tells you honestly how it is doing.

How Sandy’s water affects boilers

Anglian Water supplies Sandy. It says that anyone living in the East of England is likely to have hard water.

We could not get Anglian’s own figure for Sandy, and we do not use numbers from other websites, so we do not give one here. The Anglian Water postcode checker shows the figure for your address.

What we can say is what we look for. Hard water leaves scale on the hottest surfaces, so on every service we check the heat exchanger and, on a combi, the hot water side. That tells us how your boiler is coping.

If a cylinder heats your hot water, the coil and any immersion element fur up too. Hot water that recovers slowly after a bath is worth mentioning.

Scale protection

To slow limescale, Building Regulations guidance asks for treatment of the feed to combis and water heaters wherever hardness tops 200 mg/l.

If there is a scale reducer on your incoming main, we check it is still doing its job; some types need a new cartridge after a period. If there is none, we tell you whether it is worth fitting on your boiler, and say so if it would not help.

We also check the heating water and inhibitor, since corrosion inside radiators turns to sludge that ends up in the boiler.

A combi with scale on its plate heat exchanger can often be put right without replacing the boiler. Catching it at a service, before it starts to kettle, keeps that option open.

What a Sandy service costs

In Sandy, as everywhere we work, a yearly service is £99 + VAT (£118.80 including VAT). Weekday appointments have no call-out fee.

If an engineer is with you for a repair, the service can ride along for £50 + VAT (£60 including VAT), about thirty minutes of extra work.

If a part needs replacing, you get the price before it is fitted. Our other rates are listed on the pricing page.

The flue gas analysis and the written record are part of the service price.

Checked properly, recorded properly

Casing off, burner and heat exchanger inspected, flue gas readings taken, and a written record of what we found.

When, and how long

The best time in Sandy is September or October. Parts that are wearing are found before the cold, and anything that needs ordering arrives before you need the heating.

Most services take around an hour. A boiler that has missed a few years, or has a badly blocked condensate trap, takes longer.

While we are there, ask about lagging any exposed pipes in the loft or garage, which is where Sandy’s winter bursts tend to start.

On the day, clear the cupboard around the boiler and make sure the flue terminal outside can be seen. It saves time and lets the engineer check it properly.

Do not wait for the autumn if you notice a yellow or lazy flame, soot around the casing or flue, or a smell of fumes. Switch the boiler off and call.

Landlords and town centre flats

If you let a flat above a shop on the High Street or a house anywhere in town, the annual gas safety check and CP12 record can be done on the same visit as the boiler service.

That means one appointment with the tenant rather than two. In a flat above a shop, tell us how to reach the boiler and the flue, as access is sometimes through another premises.

If you have more than one property in the town, tell us when you book. Visits can be planned together, with a separate record left for each boiler.

See the landlord gas safety page for what the check covers.

Boilers on the low ground by the Ivel

Several streets in Sandy fall inside the government’s flood warning area along the River Ivel. If your boiler is in a ground floor room on that low ground, the service is a good moment to talk about how it would be isolated.

We will not push a move, but it is better discussed on a dry day in October than with water in the room.

If a boiler has already been under water, it should not be serviced as normal. Leave it switched off and book a repair visit, so it can be checked properly first.

If the service finds a fault

A worn seal, a failing sensor or scale already affecting hot water: whatever it is, the engineer explains it, notes it on the record and gives you a price before touching anything.

If what we find means the boiler is unsafe, we make it safe and tell you why in plain terms. If not, you choose when the repair happens, and any repair carries our 12 month labour guarantee.

Where the heating water is badly contaminated, a power flush from £595 + VAT for up to five radiators, including inhibitor, may help. We check first and tell you if it is not what is needed. See power flushing in Sandy.

A magnetic filter is not part of a flush and is quoted separately. If one is already fitted, mention it when you book, because what it has caught says a lot about the state of the heating water.

Frequently asked questions

A stand-alone service is £99 + VAT (£118.80 including VAT), and one done alongside a repair is £50 + VAT (£60 including VAT).

Yes, the landlord gas safety check and record can be carried out on that same visit.

A service spots it and checks your protection. Heavy scale in a heat exchanger is a repair, which we would price separately.

The boiler gets checked before daily use starts, so any worn part can be replaced before it fails in the cold.

Yes, every service ends with a written record of the checks, the combustion readings and anything we recommend. Keep it for your warranty.

Anglian Water says water in the East of England is likely to be hard. We could not get its own Sandy figure, so we check your boiler for scale instead.

Around an hour for most boilers, longer if it has gone several years without one or the condensate trap is badly blocked.

Yes. We service all the common makes of combi, system and regular boiler, whoever put them in.

It is worth knowing how to isolate it. We can talk it through on the service, without pushing you to move it.

A yellow flame, sooty marks, pressure creeping down or hot water that surges. A sooty mark or yellow flame means switch off and call.

Often, yes. We check the heat exchanger on the service and tell you honestly whether protection would help your boiler.

Blunham, Tempsford, Northill and Old Warden are covered, as are Potton, Everton and Biggleswade.
