Boiler Servicing in Sawston

£99 + VAT, and what it includes

A standalone annual boiler service in Sawston is £99 + VAT (£118.80 including VAT). The boiler is opened, inspected, cleaned where needed and tested, and you keep a written record.

If our engineer is already there for a repair, the service can be done on the same visit for £50 + VAT (£60 including VAT), taking around thirty minutes extra.

The flue gas analysis and the record are part of the price. If a part needs replacing, you are told what and how much before anything is fitted.

All of our charges, from the fixed boiler diagnostic to new boiler prices, are listed on the pricing page.

The checks, in order

Makes differ in the detail, but a full service covers all of this.

Power and gas isolated, casing removed, inside checked for corrosion, leaks or scorching

Burner and ignition electrodes inspected and cleaned

Heat exchanger checked and cleaned of scale and debris

Condensate trap removed, emptied, flushed and refilled

Case and flue seals checked so combustion gases stay in

Gas pressure measured

Safety devices and controls tested

On sealed systems, water pressure and the expansion vessel charge checked

Combustion measured with a flue gas analyser before a final run on heating and hot water

Glancing at the display and signing a form is no service at all. Unless the case comes off, nobody has seen the parts that matter.

The paperwork

Everything we checked and measured goes on a written record you keep: the flue gas readings, what was cleaned or replaced and anything that needs watching before next year.

File it with the boiler’s manual and warranty papers. A manufacturer will ask for the service history before accepting a warranty claim, and a buyer’s surveyor may ask when you sell.

Where the manual has a service history page, the engineer fills that in too. Keep last year’s record handy, as comparing the readings year on year is how slow changes show up.

Why once a year

Safety

Carbon monoxide cannot be smelled. Checking the seals and measuring the flue gases is how a boiler burning badly is found before it becomes dangerous.

Efficiency

A clean burner and a heat exchanger free of scale turn more of your gas into heat. In water this hard, scale is the bigger threat to efficiency.

Warranty

Manufacturers expect an annual Gas Safe service, and guarantees on selected boilers run up to 12 years on that basis. A gap in the record can void a claim.

Reliability

Worn electrodes, a sludged condensate trap and a sticking pump all show up on a service. Found in October they are small jobs, and in a January freeze they are breakdowns.

Water at 317.9 mg/l

Sawston sits on chalk, and Cambridge Water’s Cambridge Rural zone, which covers the village, is published at 317.9 mg/l as calcium carbonate, 22.3 degrees Clark, for 2025 to 2026. In 2018 the same zone read 294 mg/l.

Building Regulations guidance says water above 200 mg/l should be treated before it feeds a combination boiler or water heater. Sawston is well past that line.

It leaves scale on combi plate heat exchangers, in main heat exchangers, on cylinder coils and on immersion elements. It also collects in condensate traps along with the usual sludge.

During the service we look at how much scale the boiler is carrying and whether it has started to kettle, so a cleaning job does not turn into a replacement part.

Scale protection that actually works

If there is no scale protection on the incoming main, we explain what fitting it involves and whether your boiler’s warranty expects it. In water this hard, manufacturers often do.

If there is a scale reducer already, we check it. Some depend on a cartridge with a limited life, and a spent one protects nothing. One fitted on the wrong pipe never treats the water feeding the boiler at all.

The inhibitor in the heating water gets tested too. Scale is a hot water problem, while corrosion sludge is a heating problem, and the inhibitor is what keeps the second one at bay.

Checked properly, recorded properly

Casing off, burner and heat exchanger inspected, flue gas readings taken, and a written record of what we found.

If you have a hot water cylinder

Homes with system or regular boilers heat their water in a cylinder. Scale on the coil and the immersion element is common here, and the first sign is a cylinder that takes longer to recover after a bath.

Mention it when you book and the engineer will look at it while there. The service covers the boiler; any work on the cylinder is priced separately and only done with your agreement.

Unvented cylinders need their own check. Tell us if you have one and we will price it with you in advance.

Scale on an immersion element also shortens its life, so if the cylinder relies on the immersion as a backup, a slow recovery is worth mentioning before it fails outright.

Old core, estates and new homes

Sawston runs from timber-framed houses of the late fifteenth century in the conservation area, through the estates built to the east and south from the 1960s to the 1980s, to large recent estates to the north-west and south.

In the historic core, boilers and flues are often in awkward positions. We service what is there and tell you if anything would need consent should it ever have to move.

Newer boilers on the recent estates are often still inside the manufacturer’s guarantee, so an unbroken service record matters more there, not less.

Between the two sit the older terraces, including the worker housing built in 1853 at the Spike for tannery employees. Those houses often have regular boilers and cylinders fed through pipework altered over many years, and we note the pump and valves as we go.

Rented homes in Sawston

Landlords can combine the annual gas safety check and record (CP12) with the service, so there is one appointment, one engineer and one access arrangement with the tenant.

The CP12 is the legal record for the tenancy and the service sheet looks after the warranty, so keep both. Our landlord gas safety certificate page covers what the check includes.

With several lets we can keep each on a fixed month, so no record lapses.

The check must be repeated every twelve months, and tenants should be given a copy of the record. Tying it to the service date makes both easy to remember.

Timing, access and warning signs

Book for September or October. Faults tend to show when a boiler starts running daily, and it is better to find them before the first cold week than during it.

Do not wait if the boiler takes several goes to light, the hot water wanders, the pressure keeps dropping or there is staining around the case. Should a carbon monoxide alarm go off, turn the boiler off, leave the house and phone 0800 111 999.

In the old core along the High Street, rear access is limited, so tell us about parking when you book. Clear the area around the boiler, and make sure a loft boiler has a safe ladder and light.

We service all common makes, and every engineer is our own, Gas Safe registered under 956889, with a photo ID card you are welcome to check.

Frequently asked questions

A standalone service is £99 + VAT (£118.80 including VAT). Done during a repair visit, it is £50 + VAT (£60 including VAT) instead.

A calibrated analyser reads the gases at the flue to confirm the boiler is burning safely and efficiently. The readings go on your record.

Yes. The CP12 check and its record fit into the service appointment.

Scale makes a boiler work harder and can lead to early failure of parts. At 317.9 mg/l, it is worth checking every year.

September or October is ideal, before the heating is running every day.

It can be in the historic core, so let us know when booking and we will plan the visit around it.

Scale and sludge vary, so the time does too. As an add-on to a repair visit, it is roughly thirty minutes.

Yes, all common makes, whoever installed them.

You are told what it is, whether the boiler is safe to use and what the repair costs. Nothing more is done unless you agree.

No. The service maintains the boiler and supports its warranty, while the gas safety check is the legal inspection landlords need. Both can be done together.

In water this hard, yes. Scale starts building from the first week, and many warranties expect water treatment.
