HERTFORDSHIRE, BEDFORDSHIRE & CAMBRIDGESHIRE
A proper annual service on your St Ives boiler, carried out by our own Gas Safe engineers with the casing off, the flue gases tested and a written record left with you, for £99 + VAT.

Checking the gauge and signing a form is not a service. On a St Ives visit the engineer works through the boiler itself, in this order:
Ask how the boiler has been behaving and watch it run
Isolate it and take the casing off
Inspect the burner and ignition, cleaning where needed
Look over the heat exchanger for scale and deposits
Empty, clean and refill the condensate trap
Check the case seals and gaskets
Test gas pressure and the safety devices
Analyse the flue gases to confirm safe combustion
Check the flue terminal outside and write up the record
If something needs a part, you are told what it is and the cost before anything else happens.

Call and talk to an engineer, or send us the details and we will come back to you with a price.
The written record lists the boiler, the date, the combustion readings, the gas pressure, what was cleaned and anything that needs attention. Ask the engineer to talk you through any reading marked as borderline.
Keep every record. Manufacturers ask for them when a warranty claim is made, and a buyer may want them when you sell.
If you have moved in and found no records at all, treat the boiler as due, whatever it looks like from outside. The first service gives you the make, the model and a baseline to compare against next year.
The flue gas reading and the seal checks are how combustion problems are caught before they become dangerous. You cannot judge them by looking at the flame.
A boiler with a scaled heat exchanger or a half blocked condensate trap burns more gas for the same heat, and in water as hard as St Ives has, both happen sooner.
Manufacturers generally expect an annual service by a Gas Safe engineer, so a missed year can cost far more than the service itself. New boilers we fit can carry up to 12 years on selected models, provided the servicing is kept up.
Worn parts rarely fail without warning. A pump starting to labour or an expansion vessel losing its charge is found in autumn and put right on a day that suits you, instead of on the coldest night of the year.
Our annual service in St Ives is £99 + VAT (£118.80 including VAT), with no call-out fee on weekdays.
Having a repair done by us anyway? Adding the service to that visit is £50 + VAT (£60 including VAT) and takes roughly thirty minutes more. The process is set out in more detail on our boiler servicing page.
Parts are never slipped into the bill. If the service turns up something that needs replacing, it is priced on the spot and fitted only with your go-ahead.
Cambridge Water supplies St Ives from two zones. The southern part of town is in the Coton zone, published at 317.8 mg/l total hardness (22.2 degrees Clark) for 2025/26. The northern part is in the Bluntisham zone, whose current published figures contradict each other, so we are waiting for Cambridge Water to confirm them before quoting any.
You see hard water as crust on shower glass. Inside a boiler it builds on the heat exchanger and, in a combi, the plate heat exchanger, and a service is where we catch it early: a heat exchanger starting to scale, hot water slower to arrive, the first sounds of kettling.
Building Regulations guidance says water over 200 mg/l should be treated before it feeds a combi, and the Coton figure is well above that. Scale protection also spares cylinder coils, shower valves and taps.
Where scale is building, we recommend protection on the incoming main, and we check whether your warranty calls for water treatment, which several manufacturers require in water this hard.
The water in the radiators is a separate circuit. There the enemy is sludge rather than scale, so we check the inhibitor level and the look of the system water.
Older estate systems with microbore pipework silt up fastest, and cold radiators are the first sign. We tell you whether cleaning is worth considering or not needed at all.
Where a magnetic filter is fitted on the return pipe, mention it when you book so it can be looked at too. The amount of black sludge it has caught is a fair measure of how the heating water is doing.
On a sealed system the engineer also checks the expansion vessel charge and the pressure relief valve, because either one failing can make the pressure climb when the heating runs or drop away overnight.
Casing off, burner and heat exchanger inspected, flue gas readings taken, and a written record of what we found.
If you let a property in the town, the annual gas safety check and record (CP12) can be done on the same visit as the service, saving a second round of arranging access with the tenant.
Our landlord gas safety certificate page walks through the checks one by one.
You get a separate record for each. List every gas appliance when you book, so the right time is allowed, and tell us whether the tenant will be in or keys need collecting.
If a tenant reports a boiler fault between services, the same fixed diagnostic applies, £150 + VAT (£180 including VAT), and you hear the repair price before anything is done.
September or October. The boiler has sat idle through summer, and a service before the first cold spell finds a sticking pump or weak ignition while it is still a planned job.
Older estate systems with gravity hot water or microbore heating gain the most from a look before winter, when silting starts to show as cold radiators.
How long the visit takes depends on the boiler and how easy it is to reach, and a regular boiler with a cylinder takes longer than a combi.
A regular autumn slot also builds a tidy, evenly spaced run of records, which is exactly what a manufacturer looks for if you ever need to claim.
No record from the past twelve months
Kettling as the boiler fires
Pressure dropping between top ups
Hot water slower to arrive
Soot or staining around the case or flue
Soot, staining or a smell of fumes mean switching off and ringing us. If you smell gas, leave and call the National Gas Emergency Service on 0800 111 999 first.
In the conservation area houses around Bridge Street and Market Hill, boilers are often tucked into tight corners. Huntingdonshire District Council adopted a character assessment for the St Ives Conservation Area in 2007, and flue terminals and pipe runs on outside walls need that in mind if they ever have to change.
We check the flue route on every service and flag anything that would need planning later. Our engineers are our own staff, Gas Safe registered under 956889, and we service all makes of combi, system and regular boiler. Faults are covered on boiler repair in St Ives.
Older properties in the centre and on the earlier estates may still run a regular boiler, a hot water cylinder and a tank in the loft. On those, the service also covers the controls that divide heating from hot water.

A gas safety check confirms appliances are safe, while a service also cleans and checks the working parts. Landlords can have both on one visit.
£99 + VAT, coming to £118.80 with VAT added.
Yes. While an engineer is with you for a repair, a service costs £50 + VAT (£60 including VAT) and takes about thirty minutes.
Not on its own if the heat exchanger is badly scaled, but it will show how far it has gone. Scale protection and, where needed, a descale deal with the cause.
All of them, whoever fitted the boiler.
September or October, before the heating works hard every day.
Cambridge Water publishes 317.8 mg/l for the Coton zone covering the south of the town. We are not quoting the Bluntisham figure for the north until it is confirmed.
Yes. The manufacturer guarantee normally depends on it.
Yes. Whether you are in the northern Bluntisham zone or the southern Coton zone, the service and the price are the same.
Not usually. Tell us when booking, and clear anything stored in front of it so the engineer can reach it safely.
On every service, and we flag anything that would need planning in the conservation area.
Servicing across St Ives, from The Quay and The Waits to the homes off Needingworth Road and Houghton Road, in both water zones.
If your boiler sits in a ground floor room close to the river, mention it when you book, as its position is worth thinking about whenever it is eventually replaced. Our St Ives page covers everything else we do in PE27.
