HERTFORDSHIRE, BEDFORDSHIRE & CAMBRIDGESHIRE
A proper annual boiler service in St Neots, with the casing off and the flue gases checked, for £99 + VAT (£118.80 including VAT). You keep a written record of what we found.

Pressure, controls and the flue terminal checked before the case comes off
Burner and electrodes inspected and cleaned
Heat exchanger checked for debris and scale
Condensate trap emptied, cleaned and primed
Combustion chamber seals and gaskets checked
Gas pressure tested and safety devices proved
Flue gas analysis to confirm clean, safe burning
If anything needs attention, you are told what it is and what it costs before we do anything beyond the service. Anything dangerous is dealt with before we go.

Call and talk to an engineer, or send us the details and we will come back to you with a price.
Every service ends with a written record of readings and findings: the combustion figures, what was cleaned, and anything the engineer thinks you should know about.
Keep it with the boiler’s paperwork. It is what a manufacturer asks to see if a part fails under guarantee, and a buyer may ask about it if you ever sell.
If you cannot find last year’s record, tell the engineer. The make, model and serial number go on this year’s, which gives you a fresh starting point.
A boiler that is burning badly can produce carbon monoxide with no smell at all. The flue gas reading is how that gets caught before it becomes dangerous.
A dirty burner and a coated heat exchanger make the boiler work harder for the same heat, and you pay for that on every bill. Over a winter of daily running, a small loss of efficiency adds up to real money.
Most manufacturer warranties require an annual service by a Gas Safe engineer. On the selected boilers we fit, that guarantee can run for up to 12 years, and a missed year can put it at risk.
It is also the one visit where someone qualified looks at the flue outside. Extensions, sheds and conservatories get built close to terminals, and a service is where that gets picked up.
We charge £99 + VAT (£118.80 including VAT) for an annual service anywhere in PE19. If one of our engineers is already with you for a repair, adding a service is £50 + VAT (£60 including VAT) and takes about thirty minutes.
Parts are never included without asking. If the engineer finds something that needs replacing, you get a price and decide.
There is no call-out fee on a weekday service, and nothing extra for the newer estates on the edge of town. The rest of our rates are on our pricing page.
Anglian Water supplies the town, and says homes across the East of England are likely to have hard water. We will not put a number on St Neots without Anglian’s own reading for the postcode, but the scale we find in local boilers is clear enough.
In a combi, scale settles on the hot water side first. A service is where we spot it early, while clearing it is still a small job rather than a new plate heat exchanger.
We look for flakes in the condensate trap, deposits on the heat exchanger, and a combi whose hot water no longer holds steady. Each goes on the record so next year’s engineer can see whether it is getting worse.
Building Regulations guidance says water above 200 mg/l should be treated where it feeds a combi’s hot water circuit. Anglian Water’s website lets you check the figure for your postcode, and some manufacturers set their own water treatment conditions.
Scale protection on the cold feed helps a combi’s hot water side last. We will tell you whether it is worth fitting in your house rather than adding one as a matter of routine.
On the heating side the engineer checks the inhibitor in the system water. A magnetic filter catches sludge before it reaches the boiler; it is quoted separately, and it does nothing for limescale on the hot water side.
Casing off, burner and heat exchanger inspected, flue gas readings taken, and a written record of what we found.
If you let a property in the town, the annual gas safety check and record (CP12) can be carried out on the same visit as the service. That means one appointment to arrange with the tenant instead of two, and you receive the gas safety record alongside the service record.
There is more detail on our landlord gas safety certificate page. Lining the service up with the date your gas safety record runs out keeps both on one reminder each year.
Tell us who is letting the engineer in and whether there is parking, especially near the town centre, where access can be through a yard or passage.
For a St Neots home, aim for September or October. The boiler has done little over summer, and anything found then is sorted before the first cold week on the river. An autumn visit also leaves time to order a part if one is needed, before the cold makes every repair urgent.
No service in the past twelve months or more
Hot water that swings between hot and lukewarm
Pressure that needs topping up every few weeks
A rumble or bang when the burner lights
Fault codes on the display more than once this year
Soot or staining on the casing or around the flue
Any of these is a reason not to wait for autumn, and staining is a reason to switch the boiler off and ring today. If yours has simply gone more than a year, book the next visit and pick up the autumn habit from next year.
Love’s Farm has grown since about 2010 to more than 1,000 houses, and Wintringham’s first phase of 2,800 homes is now being followed by a second of around 900. Monkfields sits beyond Love’s Farm.
Boilers there are young, and many are still inside the manufacturer guarantee. The first service falls due a year after fitting, and every one after that keeps the guarantee alive. Tell us the build year when you book, so we know what to expect. New boilers still sit on the same hard supply, so scale protection matters from the first year.
In Eynesbury and around the High Street, a boiler may be serving pipework decades older than itself. We look over the pressure, radiators and visible pipework while we are there and tell you if anything is worth watching.
Where a boiler feeds an old cylinder or imperial copper, that goes on the service record so the next engineer does not start from nothing. Over a few years, those notes show whether an old cylinder or a stretch of pipe is heading for trouble.
Across the river in Eaton Socon and Eaton Ford, boilers have often been replaced more than once. We check the flue route and condensate pipe as well as the appliance, because a later extension can change both.

Yes. Both are covered by one appointment, so your tenant only needs to be in once.
Yes. We check what the boiler is producing at the flue on every service and note the readings on your record, so any change from year to year is easy to spot.
September or October, before the heating is working hard and while there is time to fix anything found.
Often, yes, in the condensate trap and on the heat exchanger. PE19 water is hard, so we look every time and tell you plainly if it is building.
Yes, including older regular boilers feeding a cylinder. We note the condition of the cylinder and visible pipework on the record.
No. The price is the same across PE19, and a weekday appointment carries no call-out fee.
Yes. Manufacturers usually require one every year, and the written record is your proof if a part ever fails.
It depends on the model and how easy it is to reach, so ask when you book and we will give you an idea. Added to a repair, a service takes about thirty minutes.
