HERTFORDSHIRE, BEDFORDSHIRE & CAMBRIDGESHIRE
Annual boiler servicing in Walkern at £99 + VAT (£118.80 including VAT). Our own Gas Safe engineers take the casing off, test the flue gases and leave you a written record.

First the boiler is isolated, the casing comes off and we look inside for leaks, corrosion and anything running too hot.
The burner is checked and cleaned if needed, and the heat exchanger inspected for scale and debris. The condensate trap is emptied, cleaned and refilled.
Seals around the combustion chamber and case are checked, gas pressure and safety devices are tested, then flue gas analysis confirms the boiler is burning safely and efficiently.
Outside, the flue terminal is checked for damage and for anything built or grown too close to it.
Finally, the readings and anything we found go on a written record for you to keep.
Get a fixed price before we start
Call and talk to an engineer, or send us the details and we will come back to you with a price.
Your written record shows the boiler, the date, the flue gas readings and any advice. It is what a manufacturer asks for when a warranty claim is made, and what a buyer’s surveyor may ask to see.
You also get a plain summary before the engineer leaves. If the boiler is in good order, you are told so, and nothing is sold to you that it does not need.
If earlier records have gone missing, the next service simply starts a new history. The engineer notes the age and condition of the boiler so later visits have something to measure against.
Safety, because the flue gas test catches incomplete combustion you cannot detect yourself. Efficiency, because a clean boiler burns less gas for the same heat.
And the guarantee, because most manufacturers insist on a yearly service by a Gas Safe engineer, and a gap in the record can undermine a later claim. On selected boilers we install, the manufacturer guarantee runs up to 12 years, every year of it tied to a recorded service.
A service is also the least costly moment to deal with wear. A seal starting to weep is a small job on a service and a much bigger one when the boiler has stopped.
For older boilers, the yearly readings also build a picture over time. A combustion figure drifting year on year tells the engineer something is wearing before it fails, which helps you plan rather than react.
Affinity Water’s own 2025 report for its Benington supply zone gives 310 mg/l as calcium carbonate. A third-party source lists Walkern under that zone; Affinity itself has not confirmed it for village postcodes, so use its postcode checker if you want certainty.
At that level scale builds steadily in the hot parts of a boiler. On a service we check the heat exchanger and a combi’s hot water performance, and look in the condensate trap for deposits.
A combi that once gave steady hot water and now surges between hot and warm, or takes noticeably longer to heat the tap, is often showing the first signs. Mention anything like that when you book so the engineer knows where to look first.
Walkern’s figure sits a long way past the 200 mg/l mark that national Building Regulations guidance sets for treating the water supplied to a combi. If the boiler has no scale reducer on the cold supply, we will tell you whether fitting one is worthwhile.
The same hard water that coats a heat exchanger also furs immersion heater elements, scales shower cartridges until they lose temperature control, and seizes isolation valves.
If you have a cylinder, the service is a sensible time to mention slow recovery or an immersion that has stopped working. We can price anything that needs doing rather than treating the boiler in isolation.
Float valves in cisterns and any cold water tank in the loft suffer as well, sticking open or shut as scale builds. If a cistern has started to run on or refill slowly, mention it while we are there.
Inhibitor in the heating water is checked too. If the system water is badly sludged, a power flush starts from £595 + VAT for up to five radiators, but we test first and say plainly when a flush is not what is needed.
A yearly service for a Walkern home costs £99 + VAT (£118.80 including VAT), with no call-out fee on weekdays between 8am and 5pm.
Added to a repair visit while the engineer is already with you, it is £50 + VAT (£60 including VAT) for about thirty minutes of work. A standalone service takes as long as the boiler and its checks need.
Every service is carried out by one of our own engineers, not a subcontractor, working under Gas Safe registration 956889. Ask to see the ID card on arrival.
Casing off, burner and heat exchanger inspected, flue gas readings taken, and a written record of what we found.
In the timber framed and brick houses of the historic core, the heating arrived long after the walls went up, so we check the flue route and terminal as carefully as the boiler itself. The conservation area was first designated in 1981, and a flue on a street-facing wall is worth getting right.
In post-war and newer homes, the boiler is usually easier to reach. If it is still under warranty, the written service record is what keeps that cover valid.
Wherever the boiler is, tell us when you book if it sits in a loft, a tight cupboard or an outbuilding. Access affects how long the visit takes, and knowing beforehand saves time on the day.
Letting a cottage or house in Walkern? The annual gas safety check and CP12 record can be carried out on the same visit as the boiler service.
One visit keeps the tenant’s disruption down. Our landlord gas safety certificate page explains the check, and it has its own record, so ask for both when you book.
If an appliance fails the check, the engineer explains why and what it will take to make it safe before the tenant uses it again. Asking the tenant beforehand whether anything has been playing up also helps.
The weeks before the clocks go back are ideal, so September or October. A boiler that has been checked in autumn is far less likely to let you down in the first frost, and there is time to fix anything found.
An autumn slot also gives you a date to repeat each year, which keeps the record regular for any guarantee, and avoids waiting behind breakdown calls once the weather turns.
Book sooner if you see soot on the case, a yellow or lazy flame, a pressure gauge sinking between top-ups, new noises on firing, or hot water that has become slow. A boiler with no service history at all, perhaps one that came with the house, is worth booking now too.
A carbon monoxide alarm is different. Turn the boiler off, open a window, get everyone outside and call the National Gas Emergency Service on 0800 111 999.
Any fault found is shown to you, written on the service record and priced before a spanner goes near it. Small things that belong to a service, like clearing a blocked trap, are simply done.
We service all common makes and types of gas boiler, including the Vaillant, Ideal and Worcester Bosch models we fit. For breakdowns, see boiler repair in Walkern.
If a worn part is found and the van carries it, the repair can often be done on the same visit once you have agreed the price. If not, you have the reason, the cost and time to think.
