HERTFORDSHIRE, BEDFORDSHIRE & CAMBRIDGESHIRE
A yearly boiler service in Waltham Cross costs £99 + VAT (£118.80 including VAT). The casing comes off, the combustion is measured, and a written record stays with you.

The boiler is isolated and the casing removed. The inside is checked for leaks, corrosion and signs of overheating, and the burner is inspected and cleaned where needed. A tidy case says little about the inside, so every part is looked at.
The heat exchanger is examined for scale and sludge, where deposits are the first sign of hard water at work. The condensate trap is taken off, cleaned and refilled, because a blocked trap will shut a condensing boiler down.
Seals are checked, since a worn seal is one of the ways fumes can escape into a room. Gas pressure is measured, the safety devices are tested, and the flue is checked where it can be reached, inside and at the terminal outside.
A flue gas analysis measures what the boiler is producing. Then it is run on heating and hot water, and the readings go on a written record you keep. Ask the engineer to talk you through them if you like.

It is a safety check first. The flue gas analysis confirms the boiler is burning cleanly, which is how carbon monoxide risks get caught. Carbon monoxide has no smell, so keep a working alarm too.
Most manufacturers expect a yearly Gas Safe service to keep the warranty valid, and the newer flats in the town often have boilers still under guarantee. Selected boilers we fit carry up to 12 years, and the written record is the evidence a manufacturer will ask for.
A boiler that has been cleaned and set up properly also uses less gas to give you the same heat, and it is less likely to lock out on the first cold evening.
In a block of flats, a boiler problem rarely stays private. A leaking relief pipe or condensate trap can reach the home below, so catching a weeping seal at the annual service protects your neighbours as well as you.
A standard annual service in Waltham Cross is £99 + VAT (£118.80 including VAT), with the flue gas analysis and written record included. There is no extra for cleaning the condensate trap.
If our engineer is already at your home for a repair, the service can be added for £50 + VAT (£60 including VAT), roughly thirty minutes more. Our pricing page lists the rest.
On its own, a service takes as long as the boiler needs; the engineer can give you an idea once they see it. A clear path to the boiler cupboard saves time on the day.
Your record lists what was checked, the readings and any advice. Keep it with the boiler manual; a manufacturer will ask for it before honouring a claim.
In a rented or leasehold flat, a copy is also useful for the landlord or managing agent, who may ask to see that the boiler has been looked after. Keep a copy for yourself too.
Moved in without any service history? Ours starts one, and next year’s readings will have something to be compared with.
EN8 is supplied by Thames Water. Its own figure for the town is not one we have been able to confirm, and the numbers online come from third party sites, so we describe the water as hard rather than quote a figure.
Hard water leaves scale in a combi and stiffens the valves around the boiler, as showerheads and kettles in the house will already show you. We check both on the service, and we open and close the isolation valves under the boiler so they are not seized solid on the day you need them.
Building regulations guidance sets 200 mg/l as the point above which a combi’s water feed should be treated. A small scale reducer on a combi’s cold supply is often worthwhile, and we say plainly whether it is in your case.
Where a combi has scaled heavily already, a descale or a new plate heat exchanger is the fix. That is a repair, priced separately, and only done with your agreement.
On the post war estates, older circuits with microbore pipework produce black magnetite sludge. It settles in radiators, blocks heat exchangers and shortens the life of pumps, and older pumps on these circuits tend to show it first.
We test the system water on each service. Inhibitor at the right strength holds corrosion back, and a magnetic filter catches what is left; we clean an existing filter, and fitting a new one is quoted separately.
If the water is dirty enough to matter, we tell you and explain the options, including our power flushing in Waltham Cross service. If it is not, we say that too.
Between services, a radiator that stays cool near the floor while warm at the top is the easiest early warning.
Casing off, burner and heat exchanger inspected, flue gas readings taken, and a written record of what we found.
In the newer apartments with mains pressure hot water, the boiler is usually part of a more involved system. We service the boiler thoroughly and tell you if anything around it needs a separate look.
Where the condensate pipe runs inside to a waste pipe it is less likely to freeze than one that goes outside, but a blocked waste will still stop the boiler, so we check where yours goes.
Where a boiler sits in a kitchen cupboard with its flue running through a ceiling void to the outside, the service also confirms the case and flue connections are sound.
No record for more than a year
Kettling or banging when it fires
Lukewarm or surging hot water
Pressure that drifts down
Staining around the case, flue or relief pipe
Radiators taking longer to warm
A pressure relief pipe that has dripped
A smell of gas is an emergency, not a service: leave, avoid switches and doorbells, and ring the National Gas Emergency Service on 0800 111 999.
If we find a fault, we explain it and price it. Nothing extra happens without your say so, and small parts on the van can often be fitted before we leave once you agree. Seals and electrodes that wear slowly are better replaced in autumn than when they give out in a cold spell.
If it is not safe to keep using, we isolate it only after explaining the reason. For breakdowns, see boiler repair in Waltham Cross.
If you let a flat above the High Street or a house on one of the estates, the annual gas safety check and record (CP12) can be done on the same visit as the service, saving a second appointment with the tenant. Any failure is listed in writing, with the cost of putting it right. See our landlord gas safety page.
Tell us the building and access when you get in touch, and we plan parking around the one way system in the centre. For a flat on a communal riser, tell us which valve serves it, or we find it before any work starts.
September or October suits most households. The boiler is checked before the heating is on every day, and one that sat idle over summer shows its faults at a convenient time rather than on the first cold night.

£99 + VAT (£118.80 including VAT), or £50 + VAT (£60 including VAT) when added to a repair in EN8.
The water is hard, so scale builds in combis over time. We check for it every service, and a scale reducer on a combi’s cold supply slows it.
Yes. The CP12 check and record are completed during the service appointment.
Always. The analyser readings go on the record we leave with you, and they are how a safe burn is confirmed.
For most EN8 households, early autumn, while there is time to sort a fault before it gets cold. Boilers left off all summer often show faults on their first long run.
It depends on the boiler and access, and the engineer gives you an idea on arrival. Added to a repair visit, about thirty minutes.
Most manufacturers require a yearly Gas Safe service with a written record, and ours provides it.
Yes. Tell us the building, the floor and how to get in, and we plan around it. We also check where the condensate and relief pipes discharge.
We test the water and tell you honestly whether a flush, a filter or nothing more is needed. Fitting a magnetic filter is quoted separately.
