Boiler Servicing in Welwyn

Hard chalk water and ageing systems in Welwyn’s older buildings both wear boilers down quietly. A proper annual service is where we catch that, and it costs £99 + VAT (£118.80 including VAT).

Boiler Servicing in Welwyn

A service done properly

Our engineer isolates the power and gas and removes the case, then checks the inside for leaks, scorching and corrosion before any cleaning starts.

The burner and ignition electrodes are inspected and cleaned, and the heat exchanger is checked for deposits and wear. The seals on the case and combustion chamber are examined, because a tired seal can let flue gases escape.

The condensate trap is removed, cleaned and refilled, and the drain run is checked. Gas pressure is measured, the safety devices are tested and, on a sealed system, the water pressure and expansion vessel are checked.

Then a flue gas analyser measures what the boiler is actually producing, and the boiler is run on heating and hot water before the case goes back on.

If the case never comes off, the burner, seals and heat exchanger have not been seen, whatever the form says.

The record you are given

You receive a written record of the whole service: the readings, what was cleaned or replaced and anything that needs attention.

Keep it with the boiler’s paperwork. Manufacturers ask for the service history before accepting a warranty claim, and a buyer’s surveyor may ask for it when you sell.

Where the manual has a service history page, the engineer fills it in, and last year’s record helps us compare readings.

Why once a year

Each of these is reason enough on its own.

Safety: a flue gas test is the only reliable way to confirm the boiler burns cleanly

Carbon monoxide: it has no smell, so measurement matters

Efficiency: less gas is wasted once burner and heat exchanger are clean

Warranty: most manufacturers make an annual Gas Safe service a condition

Long guarantees: selected boilers carry up to 12 years, if serviced

Reliability: worn parts are found in autumn rather than midwinter

Skip a year and a warranty claim can be refused, which usually costs far more than the service would have.

Service prices

Our annual boiler service is £99 + VAT (£118.80 including VAT) in Welwyn village and the surrounding lanes.

Already booked for a repair? A service can go on the end of that visit for £50 + VAT (£60 including VAT), taking roughly thirty minutes more.

The flue gas test and the record are included. Parts, if needed, are priced and agreed before anything is fitted, and every other rate is on our pricing page.

The price is the same whether the boiler is in a listed building on the High Street or a newer house on one of the estates.

Hard water from the chalk

The Mimram is a chalk stream, and the water around the village is hard. Affinity Water’s published zones on every side, Welwyn Garden City, Codicote, and Knebworth and Tewin, are all classed as hard.

None of those reports names Welwyn village itself, so we do not put a number on it here. We describe the effect instead.

Scale shows up in condensate traps, on heat exchangers and on the hot water plate of combis. A service finds it early, before it leads to kettling or erratic hot water.

Building Regulations guidance is that water above 200 mg/l should be treated before it feeds a combination boiler. The neighbouring zones are all past that level, so we treat the village’s water the same way.

The same scale affects taps, shower valves and any hot water cylinder, so protection on the main tends to pay off around the whole house rather than just at the boiler.

Keeping scale and sludge under control

A scale reducer on the incoming main can protect a combi’s hot water side. If you have one, we check it is still working, since some rely on a cartridge that runs out. If you do not, we say plainly whether one would help.

Many manufacturers set water treatment conditions in hard water areas, so it is worth checking your warranty paperwork, and we can look at it with you.

On the heating side, we test the inhibitor level. Low inhibitor lets corrosion build black sludge in radiators and pumps. If the water is badly contaminated, our power flushing page explains when a flush is worth it.

Checked properly, recorded properly

Casing off, burner and heat exchanger inspected, flue gas readings taken, and a written record of what we found.

Older heating circuits behind the boiler

In the village’s older buildings, the heating has often been altered many times, with new sections joined onto old ones as rooms were converted or extended. A boiler can be in good order while the circuit it feeds is not.

So on a service we also look at the heating water and how the system holds its pressure. If there are signs of sludge or a slow leak, we tell you what we found and what it would take to put right, rather than just signing off the boiler.

Around the edges of the village, the estates built after the 1920s by-pass have more conventional layouts, but many still run older cylinders and pumps alongside a newer boiler, and those parts get a look too.

On a listed building, the flue and condensate stay exactly where they are during a service. If either ever needed to move, we would tell you first that consent might be required.

Flats and lets in the old core

Many of the older buildings on the High Street and Church Street have been converted into flats. If you let one, the annual gas safety check and record (CP12) can be done on the same visit as the service.

One visit, one appointment for your tenant, and two documents: the CP12 for the tenancy and the service record for the warranty. Our landlord gas safety page explains the check.

The gas safety check must be renewed every twelve months, and tenants should have a copy of the record. Keeping the same date each year makes that simple.

If the tenant reports a fault between visits, our fixed diagnostic applies, and the service can be added to that visit at the lower price if it is nearly due.

If the service turns up a fault

A worn seal, a failing electrode or a sticking pump can all show up. The engineer explains what it is, whether the boiler is safe to keep using and what the repair would cost.

An unsafe fault is made safe before the engineer goes, and it is written up. Everything else is your decision, and repairs carry our 12 month labour guarantee.

Because the case is already off, small faults can often be fixed on the same visit once you have agreed the price.

If you would rather think it over, the boiler is left safe and the fault is written on the record, so nothing is forgotten by the time you decide.

Timing and who comes

Early autumn

Aim for September or October. The boiler has been idle through the summer, and a service before the first cold spell leaves time to sort any fault.

Overdue already

If yours has gone past a year, the boiler struggles to light or there is staining around the case, there is no need to wait. A carbon monoxide alarm means switching the boiler off, going outside and calling 0800 111 999.

Access

Clear the cupboard around the boiler, and on the lanes let us know how to find the house. A loft boiler needs a safe ladder and light.

Some boilers need more cleaning than others, so it varies. Done alongside a repair, it is about thirty minutes.

You are told what it is and what it costs, and nothing more is done unless you agree.
